How do you let people know you are a notary?

How do you get the word out that you are a notary public? 

Notaries get their work from advertising in the yellow pages, online, word of mouth, networking, and from people you know or work with.  So, how do you get the word out that you are a notary and want to offer your services to others?
 
Pass out the cards!
You can walk around your neighborhood and pass out business cards to people in neighboring businesses. They will like the fact that they recognize you and that you are walking distance.  They might receive regular inquiries from walk-ins that need a notary public, and now, they will know where to refer those people!
 
Nursing homes are a great place!
Once again, pass out your business cards to the relatives of the patients at convelescent homes.  They will need you sooner than you think. Give the staff your card too.
 
Jails and bailbonds people need notaries too!
The people in the waiting rooms of jails might need a notary public faster than you can say, “lockdown”.  Bailbonds people generally have their own in-house notary, but they are out sick or quit from time to time.
 
Advertise online
123notary.com is a great place to advertise your mobile notary services. We train people how to get into this line of work. It is not hard to get in if you are serious!
 
Yellow pages
This is expensive, but if you are serious about getting mobile notary work, a yellow page ad could get you business for years to come. People tend to keep these books around for years.  Online yellow pages sometimes work and sometimes don’t.  You really have to try these yellow pages one by one to see what works and what doesn’t.

Deceptive Identities – Companies that change their names

Companies that change their names
 
If you read the forums much, and you are advised to, you will have some idea of what is going on in the notarial world.  Signing agents are being low balled, not paid, strung along, and worse.  Some of the players or characters in this drama either change their company name, or transfer to another company, whose identity is unknown to the notaries as a group. This is very sneaky and deceptive, but the notaries are a fast group to catch on to scams and publish information on the forum.
 
Moving to a new company
From time to time, notaries will post about this phenominon.  An agent from a signing or title company of a particular name, will leave one company and start working for another company.  A notary, or more than one notary will find out, and post about it on the forum.  Believe me, if Jill at XYZ company didn’t pay you, then the fact she is working for a new outfit won’t make her pay you.  Of course Jill will give you the run around and say that it was out of her control, and that it was up to payroll or accounts payable.  How can you blame Jill for what was out of her hands?  My opinion, based on spiritual knowledge and common sense is that like and like attract.  If you are a screwball, you will be likely to work for screwballs. If you are honest, how long will you stick around with crooks once you figure out who they really are?  So, if the problem is in accounting, I think you are guilty by association.  What do you think? Additionally, how can I be sure that accounts payable calls the shots of who gets paid. In companies with ten or twenty people, it could be anyone. 
 
Changing company names
Sometimes companies will do business under one name, and then perplex everyone and pick a new name.  Nobody can figure out who they really are anymore. Notaries will tell endless stories on the forums, but there is always confusion, no matter who says what, or when.  I met someone by phone on the East coast who had a small signing outfit who wanted to change their name and enlarge their scope.  I told him to get a unique name, or keep the same name. Don’t fool around with names.  Names are how people know you and identify you.  If you pick the wrong name, you will be confused with crooks for the rest of your career and you will regret it.
 
Trading places?
Some companies have a similar name to other companies.  The only way to identify the company is by their town.  But, what happens when they move from Irvine to Simi Valley. Then, you completely lose track of who they are.  The confusion is unbearable.  You have to ask them if they “used to be” located in Irvine just to keep them straight.  With my luck, if I’m trying to figure out who a company is, I’ll see all of their various addresses, look them up on google, try to guess which years they were in which place, and then I will find out that they are out of business.
 
Similar names
How can you keep these companies straight?  I give up. It gets too confusing.

The bottom line
If a company has a confusing identity, just make sure you get their address.  The address proves who they are, unless they move around a lot.  I would be less inclined to trust a company that moved around too much.  Background check all companies on 123notary.com/S on your mobile phone and then you will know if they have a good track record.  A good history doesn’t guarantee you payment, but its ten times as safe as working for an unknown company!

Funniest things that happen to Signing Agents

Funny situations at signings for signing agents
Signings are usually very normal, but our notaries and signing agents have seen almost everything from roach infested houses, to naked signers, to having a tornado come to the signing. Chicken coops
I had to walk around the chicken coops while he collected just hatched eggs. I brought home a 1/2 a dozen.

The two year old
A two year old decided to take all our blue pens hide them and mom could not find them, Lesson keep more pens in the car.

The angry husband
It was probably when a couple began arguing with me present. The husband yelled that she never let him read anything in peace or make a decision so he took his car keys and screeched out the driveway only to end up accidentally running over his kid’s bike in the driveway. We had to wait for him to return so that he could sign the papers as well but… She kept muttering under her breath that he doesn’t understand what he’s signing so what ‘s the point (had to agree with her he seemed unnecessarily confused). Funny thinking about it now but it was dramatic and awkward then. Only two weird incidents like this but they stick out like sore thumbs lol

5 dogs & 3 kids
As a signing agent, I had to notarize for a couple who had 5 HUGE dogs and 3 super hyper kids, that were taller than me, mind you I’m only 4′ 11″ (in high heels! lol ), before I even rang the door bell, I knew it was going to be a challenging job, there were toys all over the front yard, and of course there was a HUGE gate, that I had to get on a tippy toes in order to reach the latch, I walked to the front door, and sure enough, as soon as one of the kids answered one of their huge dogs decided to jump on me and smell me!! to get to know me of course! lol, oh man, I’m cracking up just remembering! The family was so friendly and full of love, it was not a bad experience at all after I shared all my extra pens and paper with the kids.. they were so sweet they even took my business cards and handed them out to their friends and colleagues, I really appreciate that! All in a notary’s day’s work!!

The mistress
I had called the Borrower the day before to confirm, and for some reason I guess the Wife thought I was the Mistress, because that night at 2am, I received a phone call, screaming at me, yelling at me, asking me why i was cheating with her husband, etc!!!!. When i arrived in the morning to the signing, it was the most awkward thing in the world!!!

He had the H1N1 Virus and died soon after
Was told by the signer if her boyfriend came home to grab the papers and run. That was stressful. But the worst one of all happened in April of this year. The signer was an old man with a walker. He started the conversation with I have the H1N1 virus with a 102* fever. He said “Is that okay with you?”. I told him to go home, get better and then resign. I called a few days later and he had died. Very sad.

The little boy
I went to a signing out in the middle of nowhere. The little boy, probably about 4, comes running out and hugs my legs. The Daddy tells him to get back in bed, he hugs tighter, Dad starts to count to 3.. I tell him you better run. Just as his Dad gets to 3, he tears loose and runs and jumps in bed. Then he yells out.. “Hey Lady, whats your name?”.. I say Susie, he yells out “Good Night Susie”..

The naked daughter
Awkward…at a extravagant house w a couple in the morning. Middle of signing the 3 year old daughter comes running out naked. Wouldn’t stop jumping all over the couches and running around. NAKED.

The argumentative selling agent
I had a sale in which the Selling agent and the Seller were arguing. The Selling agent had called the police because he said their dog had bit him when they conducted the final walk through. The Seller’s insisted it did not happen. It was a hostile closing environment until the agent decided to drop his pants to show the teeth marks on his buttocks! I was in tears from laughing so hard. It remains my funniest closing to date.

Can you help give birth?
I was scheduled to do a closing and the borrower called me the morning of to cancel unless……..I was willing to come to labor and delivery as the wife had gone into labor that morning…..but they really wanted to sign that day. I called the company and they said it was my call. I decided to go. They had to get me cleared through security. We would sign a few pages and take a break, then sign a few more and take a break. I did let them know that they could kick me out at anytime…..lol. We did complete the closing. I didn’t stick around for the birth and don’t know if they named the baby after me or not…..but it has been a great story to tell!

Signing on the hood & Affidavit of &#%
There are a couple of them that stick out in my mind.
1- the request to notarize an affidavit saying this lady never had*****with another ladies husband. people think just because i notarize it it is the truth.
2- the lady who insisted i come to her home at 11 pm and sign documents on the hood of my car, down the block cauz she didnt want her boyfriend to know what she was doing. Oh yeah, she snuck out of the house through a window in her nightgown lol. And she was a fairly large woman.

1 – I went into labor at a signing and tried to hide it from the borrower because the first comment he made when I walked into the front door was, “you’re not going to have that baby today are you?” (I did actually)
2 – I had a borrower on a reverse mortgage closing who was expecting me to arrive with a brief case full of cash because he was receiving $70,000 as a lump sum disbursement. Also, he lived in a mobile home on blocks and planned on putting the cash in a floor safe.

Once you get here we can untie my husband
I accepted a signing and when I inputed the address into my GPS, it turned out to be a hospital. I called the client to ensure I had the correct address and she stated, “yes, we are in the lobby waiting for you. Once you get here we will untie my husband’s hands so he can sign this will.” Needless to say, I cancelled!

The tornado
I was sitting at the kitchen table facing the patio, which was high off the ground, doing a signing. It was cold in the house and I thought the borrower had turned on the heat when she got up, but it was too noisy to be heat. My mouth flew open as a huge stainless steel barbecue grill traveled quickly past the patio doors. What I thought was the heat, turned out to be the freight train sound of a tornado! We looked outside and a tree was down, the legs of their covered swing had gone through the side of the neighbor’s garage, and the people across the street had shingles ripped off a quarter of their roof like you would rip the label off a jelly jar. News crews came to cover the tornado while we finished up the signing. My car and the borrower’s house were fine.

Are you allergic to cats & snakes?
As I walked to the door I knew it was bad..bo meets me asks if I am allergic to cats. Um no. Good she said she has 40 and we go in..She turns and asks what about snakes? Um NO..We walk in and cats and snakes..big ones all in and out of cages all over the place..My lungs hurt from the stench..Got out in a big hurry! Yuk!

My response to NNA’s article: Is the Notary industry overcrowded?

My opinion on this matter is that there is a lot more notary work than there used to be. The crazy ups and downs in the economy, people losing their jobs due to covid related causes and getting new jobs. People escaping from certain areas and moving to other areas. All of this transitioning necessitates a lot more Notary work and Notaries. And yes, there are more Notaries out there than before. When people lose their job, the first thing that goes through their head is whether or not to become a Notary — or so it seems.

However, for the last eight or so years, new notaries and old alike lack the willingness to master their trade and become experts. Many take classes and pass tests. But, when I test them on actual notary or situational knowledge, few can get more than 80%.

So having lots of poor quality notaries who can’t even administer an Oath properly is not overcrowded. The quantity of what I consider to be qualified Notaries is as sparse as the population in Northern Alaska in between sled dog races. Actually, I think those races are in central Alaska along the biggest river when it freezes over. And the Northern lights are good in both places. But, I digress. What was I writing about again? Ah yes — Notaries.

POINTS IN THE NNA ARTICLE DISCUSSED

The author of the NNA article says that many Notaries claim that there is not enough work to go around. Qualified Notaries are not making this claim. They claim that there is not enough work that pays what they want to go around. Notaries with no name recognition, no skills to speak of and no experience would not get much work even if there were enough work to go around. I understand the author’s point, but when you look at the situation a little below the surface it looks very different.

The author states that RON or Remote Online Notary work creates new opportunities. This is a very true point. However, RON work is feast or famine. The 80:20 rule of Real Estate where 20% of the agents get 80% of the work applies to RON, if you change it to the 99:1 rule. It seems that the applications and sites catering to RON work favor the very solid Notaries who have seniority and know what they are doing. A handful of Notaries are cleaning up where the majority are lucky to get even one job. So, understanding RON from a business perspective is complicated and it does not provide work for the masses.

The author recommends: use the support of your fellow Notaries. Yes, this is a great idea. However, any successful notary who teams up with others will be very picky who they choose or their reputation will go down the drain. If a new Notary thinks they can partner up with an experienced Notary with a good customer base, this is very unlikely unless you developed a stellar reputation or are very socially close to the experienced Notary. But, in the long run, networking is a good idea. I did it for years, and many Notaries on 123notary do it too. Networking — it’s a good idea, but there are catches and many considerations.

The author recommends: Network with local businesses that need notary services. Once again, another good idea. But, this is an idea you should be using anyway regardless of how the notary market is doing. Call up local businesses. Or drop by and give them your card. A certain percentage will use you, so go to lots, and have lots of cards.

Then the author recommends: Find opportunities outside of your local area. This is what I recommend too. It is called widening your net. You should do that in any case whether business is fast or slow if the price is right or if it is for a client you like enough to drive. This point is a good one, but has nothing to do with overcrowding.

SUMMARY
I feel this particular NNA article is helpful, but is a general marketing article with a title that is specific to a particular type of market condition that the article does not address. The fact is that for years, the NNA has been outstanding at marketing to new Notaries, getting them on board and turning them into signing agents. Many of these Notaries are Realtors, Insurance workers, Mortgage and Escrow people, etc. NNA tends to attract a good crowd and a big crowd and floods the industry with signing agents. However, how many of these signing agents can pass a tough notary or signing agent exam? The answer is very few. And the reason is that people since about 2013 (yes I noticed this), have become lazy and don’t want to study hard. Even people with four different certifications don’t like to study hard. This is hard to believe but it is my experience.

How do you market to title companies?

Over the years we have heard many approaches to marketing to title companies. Obviously having a good online presence is the most time efficient because using that method they would come to you. But, what if you took a more aggressive approach?

1. Calling title companies
If you make a list of title companies and call them, that is a great way to get business. Keep in mind that there are different reps. They all say that they will share your info with the others, but they hang up so fast that how do you know that they will. It is good to talk to as many reps as possible, potentially on multiple phone calls to each companies.

2. Mailing title companies
If you want to do a nationwide campaign, focus more on companies within 90 minutes of you. But, you can contact title companies throughout the nation by mail. A few Notaries have done this. The response rate is low, but you contact so many companies, that you will get clients. You could mail them a card with basic information, rates, areas covered, etc.

3. Online presence
You are already doing this. But, there are more effective ways to do online advertising than just being online. Ask me how. More listings in more areas, higher placement, more certifications, better notes sections, more reviews, etc., all help.

4. Lots of E&O.
Some title companies require lots of E&O and the amount can vary. 500K E&O will help make you stand out from the other Notaries and might help attract title companies.

5. If you work for a particular title company, pass out cards to the various reps. If you have to go to a particular branch, get to know them as individuals. Title company people are not the most friendly in the world, so try to keep it quick.

6. Visiting title companies in person is time consuming. But, you can see how it works and let us know.

7. Be willing to take those out of the way jobs. Getting in with title is hard. But, once you are in, they might give you regular work. So, be willing to go wherever or whenever for that first job so they can sample your work.

Notary Etiquette 104 — Humorous Edition

1. Dress for success
Wearing a smile on your face, but if you are also wearing a polyester jacket from the 70’s with super wide lapels, you might be the only one smiling.

Ladies, if you’re dressed in such a way that on the way to the signing cars pull up to you and ask how much you charge and you say, “$50 for a signing and an extra $25 if it includes eDocuments. I don’t do oral Notary acts like Affirmations though.” — you might need a new wardrobe.

If you wear flip-flips to the signing, you might be able to flip through a lot of documents, but your business will eventually flop.

2. Arrive on time
It’s okay to be fashionably late if you are going to a cocktail party, but not to a signing.

3. Animals at the signing
If there is a parrot in the room that says, “Stop forging his signature — bock!” you might want to get out of there. You should avoid doing Oaths for dogs, they prefer to receive Affirmations (or wuffermations). Cats prefer to take a nap on the documents.

4. Leaving a business card.
When you give clients your business card, if you crossed out the phone number and wrote in a new number in handwriting — it’s time to print out some newly designed cards. If the email address on your business card ends in “aol.com” it might be time to consider retiring.

5. Answering the phone during a signing
Its’ a bad idea to have phone calls during the signing. It’s an even worse idea to have them hear your heavy breathing. It’s even worse if the phone call is from your borrower’s ex-girlfriend or mistress.

6. Don’t discuss religion at the signing.
If you start the signing with, “Those damn Quakers, they’re not as friendly as they claim to be, and grey went ou in the 70’s.” — you might be in the wrong profession and should probably convert from Quakerism to Catholicism.

7. If your signer’s mother tongue isn’t English
It is generally a bad idea to mimic your signer’s accent at a signing. Wait until after the signing. Unless you have a document that is going to the Russian Consulate… then read it with thick Russian accent comrade!

8. Confirming the signing
When confirming the signing it is a good idea to ask, “Are you high? Are you going to be high at the signing? Can I have some, man?” But, only do that if you are in a state where marijuana is legal otherwise you might be sorry. If you are going over their ID over the phone ask, “Do you look high in your ID photo?”

9. Middle initials
If the signer doesn’t want to sign with their middle initial, give them the finger… the middle finger! Just kidding. Just explain why they need to sign with their middle initial, and then after you are leaving the house, then give them the finger. There is a proper order to these things.

10. Don’t give opinions about the loan.
When you are at a signing, don’t comment about their interest rate such as, “Wow man, that’s a great rate… My brother just got a loan and his rate was way higher than yours. I’m so bummed out about that. I wish we could have gotten 4.5%. I’m going to call my brother right now and tell him what a loser he is.” It’s also not a good idea to say, “Wow, look at those terms, you’re getting ripped off dude, totally ripped off.”

This article continues the discussion of what goes in your notes section on your 123notary profile. The following content covers what goes in the lower-middle or bottom of your notes:

4. Coverage Areas and Special Terms
The lower middle of your notes can talk about what counties or cities you serve. I do not like lists of zip codes, but if you insist you can include them. Listing a radius is fine, but back it up with mention of specific counties or parts of counties so the public will have a clear idea of where you go. Clear information wins the game and vague self-descriptions looks sloppy. If you take credit cards, Square or Paypal, mention that too. Here is an itemization of what to put here:

Areas Covered — A radius in miles and the names of counties or parts of counties are most effective. You might list specific city names too. Keep county lists as county lists and it is confusing to mix cities and counties together. Format is important, so if you ramble on and on about how you sometimes go to Northeast Butler County, but only if it is not raining and not after 8pm except if it is during the summer, that is too complicated.

Credit Cards — If you take square, paypal, or credit cards, mention that here.

Online Booking — If you have some fancy technological system or do online booking, mention that here.

5. Closing Phrases
Finish off your notes with a catchy closing phrase. Call today! Satisfaction Guaranteed. I look forward to working with you.

6. Other
Please make sure the general fields in your listing are all filled out. 123notary has many fields to fill out and it is common for Notaries to swear to me that they filled everything out when most fields were left blank. Fill in your number of signings, hours, specialties, etc. The additional information area has room for a lot more information about hospital signings, immigration documents, and more.
