Many notaries who previously wouldn’t leave the house for <$125 are working for peanuts.

Even some of our most seasoned notaries have gotten so desperate that they are forced to work for less than they feel they deserve in terms of Notary wages or fees. We’ve had notaries who had strict policies of working for no less than $125 or $100 forced to do Notary jobs for $60. Some take this emotionally, while others realize that we all have to eat, and that a notary’s gotta do what a notary’s gotta do. On a brighter note, the price of gas went down by more than a dollar, so your expenses are a lot less now!

Notaries make the mistake of trying to figure out what they “should” get paid or what is “fair.” In the world of business there is no should and there is no fair. In foreign countries people doing the exact same job you are doing might only make $5 or $10 per day, so is that fair? As people living in America, you have it better than any other country, even Canada. Of course a well off person in a foreign country is likely to be better off than you, but someone doing the same Notary job you are is probably a lot worse off. The point I am trying to make is that fairness can only be viewed in perspective. But, even if you can figure out a very equilateral viewpoint of fairness, it won’t do you any good. The universe gives you what it gives you. It decides how much it is going to give you and you just have to work with what is given to you. Forget about fair, and just do the best you can.

Do you see people working at gas stations shaking their head saying, “It just doesn’t seem fair that we have to sell gas at $2.40 per gallon now. We’re doing the same work we were doing when it was $4.00 but getting paid close to half for the same work.” No, they just go about their business and do the best they can which is what you should be doing. Try and do as well as you can as a notary regardless of what the external conditions are. If things get too slow, you can try to supplement your income with other tasks or jobs. In the worst case scenario, if it is really slow, it might be time to get a full time job and moonlight at night doing notary work.

In my opinion, the market for notaries and Notary jobs will bounce back eventually. I’m not sure when. It really depends on a variety of standards. If it has been many years since people could refinance, they will get more and more anxious to do so, even if the percentage of equity they can borrow upon is low. If housing values go up, or interest rates go up, and then down, there could be more refinances. Or, if banks simply lower their standards for who can borrow money, we might see more loans going through. We live in a changing world, and markets go up and down.

Look on the bright side, maybe North Korea will get rich and start buying up property in your area. That will drive the price up, and then there will be more refinances. On the other hand you might have more competition from “Un Notary service” if Kim John Un becomes a notary! Picture him being your neighbor!

Getting on board with signing & title companies

At 123notary.com we come into contact with a lot of newer notaries. Unfortunately, few of them ask for advice, and few of them do the right things. Most are just either confused or not that interested in really making their notary career work. So, what should new signing agents do?

Get on board! But, with whom?

(1) Advertise…
First of all, you need to be seen. Advertise on the major notary directories like 123notary, Notary Rotary, Notary Cafe, and Signingagent.com
If people can’t find you, they can’t use you

(2) Pass at least three certification tests.
We lecture people all the time about this, but few budge an inch. Get certified by ALL companies who you intend to advertise with in the long run. Notary2Pro also offers notary training although they do not have a notary directory as far as I know, and their training is one of the best. Don’t be afraid to get certified three or four times. You learn more each time you study and test. You also prove yourself more. If you want people to respect your knowledge, stop fighting it and just pass everyone’s test. For a professional notary, this shouldn’t be a big deal and it doesn’t cost that much either.

(3) Get on board with signing companies.
Most beginner notaries want to make big bucks working for high paying Title companies. Unfortunately, it doesn’t work like this. Title companies like to hire seasoned pros. You are an unseasoned non-pro unless you are from Southern Louisiana in which case you might be seasoned (Cajun perhaps.) But, that’s the wrong kind of seasoned in the Notary business. Work for low-ball signing companies. Work for the companies that everyone is complaining about on the boards. Make sure they pay their notaries, but work for the annoying ones. We compiled a list of signing companies who will hire beginners. I strongly recommend getting on board with them as they can jump start your career and get your phone ringing.

You can also look at our list of signing companies and start contacting them one by one. Not all of them specialize in hiring beginners, but you can talk to them. Most of them will have some sort of a contract you will have to sign. They might want you to fill out forms, submit your E&O, Bond, and some other information too. Don’t send this to us. Notaries mistake us for a signign company daily, and we throw out all of the useless information they send us. We don’t want your E&O, we just want your money… (and your address, hours of operation, county, additional counties, two or more paragraphs of notes about your service, # of loans signed, # of RAM of your laserprinter, etc.)

As a new notary, if you follow these three easy steps, your business will get jump started. You will go from zero jobs per month to dozens overnight. Yes, it might take four months to get on a 50-100 signing company databases, and it might take some bugging them to get your first job. But, do it. People who listen to 123notary tend to do a lot better than those who are either too lazy, or too argumentative to listen. Follow our proven path to success and reap the benefits! You won’t get rich, but at least you’ll be making a huge supplement to your income!

Jane the Virgin Notary

Disclaimer: This post may not be appropriate for those of you who have lost their virginity, or their sense of humor!

Jane goes to her first signing for the Owens. They are going to sign a Refinance and get a better rate.

Mr. OWENS: Welcome Jane. So, you are going be our Notary tonight.

JANE: This is my first time.

Mr. OWENS: Gee that’s interesting. When the last Notary showed up, I asked, “Are you experienced?”

JANE: Wow, you have quite a record collection over there. I bet you have a lot of Hendrix.

Mrs. OWENS: Just make sure he doesn’t call you foxy lady.

JANE: So, I’ve never done this before.

Mr. OWENS: Oh, it’s nothing to be ashamed of. I’ll be gentle.

JANE: Okay, so here’s the Deed of Trust. Just initial here, and sign here.

Mr. OWENS: So you haven’t done the Deed or the dirty Deed yet.

JANE: I can attest to the fact that I haven’t, and bear witness to the fact that I’ve never been with a bare witness.

Mrs. OWENS: But, he’s not bare!

Mr. OWENS: Is that the naked truth?

JANE: I’m going to affix my seal now. Brace yourselves.

Mr. OWENS: Oh, that looks very therapeutic, just like… well, you know…

JANE: Well, I wouldn’t know. I’m not only a virgin as a signing agent, but I’m also still a virgin in real life.

Mrs. OWENS: Well knock us over with a feather. If you dropped any more hints, I would have gotten out my chastity belt. Can we affix you up with someone? I know a nice Notary who lives not far from here. He’ll understand all of that mumbo jumbo you folks talk about at signings that confuses us like scilicit which is an archaic Latin term.

JANE: Oh, I thought you were talking about soliciting which I’ve never done because I’m a … well, you know.

Mr. OWENS: If you did that with another Notary whose term hasn’t expired, you’d be doing it in the commissionary position.

JANE: I don’t even know what that is.

Mr. OWENS: Don’t worry honey, after a few more signings, you’ll really be on top of things… unless of course you prefer to have the signers on top.

Mrs. OWENS: So, what comes next?

JANE: I thought you’ve done this before. We just need to sign these last three documents, and then we’re done.

Mrs. OWENS: Okay, we’re done. That felt good.

Mr. OWENS: Was it good for you?

Mrs. OWENS: I think this was our best signing honey. I really liked how you signed the HUD. Wow Jane, you look completely different. Look George, she’s glowing!

JANE: Wow, I feel completely different now.

Mr. OWENS: Does it bother anyone if I smoke?

Mrs. OWENS: Since when do you smoke?

Mr. OWENS: I always smoke after a signing, or after a book burning if the book is 50 shades of gray.

Point (14) Explain or Don’t Explain? Marcy Hires a Babysitter

Poor Marcy needed a babysitter. She called one of her regulars named Amy. Amy was a nice girl from the neighborhood. Marcy’s husband was getting on her case about spending too much money on babysitters.

HUSBAND: Why are you running all around town chasing notary jobs when you should be watching our kid?

MARCY: I’m trying to create a career so we’ll have a better future.

HUSBAND: Our future’s just fine. You just stay here, and we’ll make it. We made it so far.

MARCY: I’m tired of just sitting around the house. I’ve done a few dozen signings, and I’m getting the hang of it. There’s money in this!

HUSBAND: Okay, but I don’t like it. I have to work late and our baby will be all alone with a complete stranger!

MARCY: Oh, It’ll be okay.

HUSBAND: I hope you are making more than $20, because that’s what the babysitter is charging us.

MARCY: If I get paid I will.

HUSBAND: IF you get paid? What kind of business is this? I’m putting my foot down! I bet Patricia down the street talked you into this.

MARCY: I already have the appointment and Amy is coming over.

AMY: Hi, I’m here. But, one small thing.

MARCY: Anything.

AMY: I need to have someone come over while you’re gone. Only for a minute. Will that be okay?

MARCY: Well sure. But, who is it?

AMY: It’s for business. It’s not a friend.

MARCY: What kind of business? And at your age? Business?

AMY: Hmmm. To explain or not to explain. I would feel more comfortable not talking about it.

MARCY: Well, if you are having someone come to my house while I’m not here, I need to know who it is.

AMY: Well, it is sort of a guy who helps with paperwork. He stamps stuff…

MARCY: Is he a Notary?

AMY: Oh my God! How did you know?

MARCY: I’m also a Notary, and I’m going out to an assignment right now. I can notarize you for free when I come back.

AMY: Well, it’s kind of private. I’m not sure I want you to see the paperwork.

MARCY: Private? How private are we talking? Something you don’t want your mom to know?

AMY: If she finds out, I’m grounded for life.

MARCY: So, you’re in trouble? And you’re babysitting my kid? What kind of trouble?

AMY: Oh, it won’t affect you. It’s just for a test.

MARCY: Test? Are you on drugs? Or… Oh no.

AMY: I missed my period last month.

MARCY: Oh. I understand. You teenagers need to be more careful. Boys aren’t a game. You can ruin your entire life in an instant!

AMY: I know that now.

MARCY: Okay, you can have whomever you want notarize you, but no boys coming over here tonight or any night. Got it?

AMY: I understand. I’m glad I explained it to you.

MARCY: If you can’t explain, you have nobody to help you. But, if I can’t explain something. I just call the Lender!

Point (14) When to explain and when not to explain

The points in this section are not too much different from point 13. But, we will go into more detail here. The main point is that general questions about loan documents are for the Notary to explain if your state laws allow for that. Specific questions about the loan require you to call the Lender or Title company.

What should the Notary do under these situations?

(1) Where is my prepayment penalty explained?
Show the borrower the correct page where the information is located.

(2) Why is my prepayment penalty so unfair?
Call the Lender or refer the borrower to the Lender.

(3) What is my loan amount?
Refer the borrower to a document that has this information.

(4) I thought my loan amount was $365,000 and now it is $390,000 with fees. I had no idea it would be so high.
Show them the HUD, and then perhaps call the Lender.

(5) I am supposed to sign my name as Theo T Tango, but my ID only says T Tango, what do I do?
Unfortunately, the Lender can’t help with Notary law issues as they will most likely encourage you to break the law in order to get the loan signed. Try to find a legal way to get the loan signed. Call the Lender if you want to know about using the Signature Affidavit though.

(6) Where is my APR?
Show them the Truth in Lending Disclosure

(7) I was told my APR would be 4.6%, but it is 4.7%
Call the Lender

(8) The signer wants to introduce you to their girlfriend
Politely say hi

(9) The signer wants their girlfriend to join you at the signing — naked
Call the Lender!!!

New Notary Apps for the iPhone 7 that you’ve never dreamed of!

Many notaries are curious to know what the new iPhone 7 will be like. The truth is that it will have many new functions and apps that are very practical for notaries. Below are some of the more practical apps.

(1) Signing Company Review App.
The best feature of Notary To Go is that it knows which signing companies are good or bad. If a good signing company who pays on time calls you, you’ll automatically get a marimba music ringtone. If they don’t pay on time – “The Shining” music ringtone.

If you ask SIRI to research signing company reviews, her tone of voice is programmed to vary based on the quality of the signing company.

More than 50% negative reviews – Siri sounds suicidal.

20 to 49% negative reviews – Siri sounds snooty.

0 to 19% negative reviews – Siri sounds cautiously optimistic.

(2) Find the lowest price for gas app.
Siri also locates the nearest most inexpensive gas stations for notaries.

Siri can be set to “polite,” “matter of fact,” “sarcastic,” or “down right insulting.” In a test signing, the notary set it on sarcastic level 3 and asked Siri to find him the best price on gas in the area and Siri said, “you cheap gum.” After the bugs were worked out, she said, “you cheap bum.”

(3) Notary Billing app.
The new notary billing app lets you enter each signing after it is complete, who the borrowers were and the name of the signing company. It will automatically send bills to the company. It can also Subpoena a signing company that hasn’t paid on time after sixty days if you put it on “auto-subpoena.”

(4) Road condition app
The iPhone7 road condition app, not only tells you the fastest route to wherever you are going, but also informs you of any new potholes on the road, or if there are any desirable members of the opposite gender that are noteworthy on any particular route.

(5) Affirmation App
Detects whether signer’s solemn statement of truth made under penalty of perjury is actually truthful. Just attach one end of the wire’s attachment to the affiant’s fingertip, and insert the other end into the USB port. The display on the monitor will tell you if the statements are true or false. Please read the instructions and ask a few sample questions first to get a sense of interpreting the results from this type of test.

(6) Virtual attorney-in-fact.
A virtual person can be authorized by a power of attorney to act on behalf of another using this app. Just scan the power of attorney using a portable scanner and attach the scanner to the iPhone using a USB wire. One notary tried this app, and got a little carried away. He got the Smart attorney app: Sues virtual attorney-in-fact for claiming he’s a fact when he’s merely virtual.

(7) Notary certificate app.
Attach your iPhone to a mobile printer, and you can print out documents and notary forms. This app turns credible witnesses into incredible witnesses, if they’re lucky enough to own this incredible phone. This app executes a document in the blink of an eye or iPhone, whichever blinks first. iPhone version 8 virtually affixes seal to certificate eliminating strain from pressing embosser, but you’ll have to wait to see that action!

(8) The Notary To Go app.
This app can automatically turns off the customer’s TV. Getting their shouting kids to go to sleep – coming in the iPhone. Notary To Go also sends confirmation to signing company notifying them you’re there. It also tells you if neighbors or kids are too close to your car.

(9) Hands Free Notarization App.
You can download your document into the application. Then, when you’re in front of your signer, they can give a verbal signature to the document. Using voice recognition technology, this application will be able to positively identify the signer purely based on their voice if it has been given a voice sample previous to the date of the notarization. It can also be used for notarizing weddings — just say, “I do.”

(10) Virtual Therapy (for Siri)
After being tested out on seven different signing agents, the iPhone 7 provides Siri with badly needed automated therapy.

SIRI: “All they ask me for is where’s the cheapest gas station.”

AUTOMATED VOICE: “You sound troubled.”

SIRI: “Duh! They’re always complaining to me about signing companies that don’t pay them on time, or when 123notary raises their rates. Is that all I’m good for?”

AUTOMATED VOICE: “You sound troubled.”

On the iPhone 8, her automated shrink will gain the additional responses, “I feel your pain. And, “I see our time is up.”

$30 loan signings. Is it worth it even in the best of circumstances?

Believe it or not, there are companies out there offering signings for $30 and $35. Can you believe this? The nerve of some people to offer a notary such a small amount of money for such a huge headache. Even if you are signing only one document, the headache of trying to send documents back, invoice, get paid, and schedule is simply not worth it.

I remember that when I was a notary I did an assignment for $30. It was a single document. I actually got a few assignments like this. When I did regular mobile notary work for offices, I would charge about $35, but they would pay me cash on the spot. There was no waiting for payment or wondering if I would get paid. It was immediate gratification.

Back when I was first starting out in 1999, Nation’s Direct gave me signings for $30. But, I was not expected to walk the borrowers through the loan. One of their staff members did it over the phone. All I had to do was notarize a few signatures and wait for their phone call to end. It was not the best pay, but this is how I got started in the business, so I don’t regret it. But, if I was offered this type of pay now, I would have a fit!

Even if a $30 signing is within a mile and is only a single document, is it worth it? Maybe if you are really hungry. Maybe it is better than not getting any offers at all, but most notaries would rather that the phone just doesn’t ring.

Poo Picking – getting the best notary jobs

You are probably much more used to the phrase “cherry picking”. It’s a phrase that pays homage to the selection of the best fruit. Without belaboring the point; there is an analogy to picking the best notary assignments. But what about the rest of the assignments? Clearly there is a broad range. The cherries are close by, easy to do; and pay a high fee. The majority of the assignments offered to us are not cherries; they are average. Average, in that we work hard to earn a fair wage. However, there are also the “Poo” assignments. Difficult, far, time consuming, and with a bunch of special added requirements; often at bottom dollar.

How do you get the cherries and avoid the Poo? As the First Lady said “Just Say No”. It’s very bad business to accept every offer made to you. Some say it’s necessary to take the bad with the good. Why? I take the cherries and the average and reject the Poo. If you have been a mobile notary for any length of time you should have developed a good sense of what is a Poo situation. One classic warning sign is that the situation takes a large amount of your time, prior to actually doing the assignment. Do you have time to spare? Probably not.
Quote by Abraham Lincoln: “A Lawyer’s Time and Advice are His Stock in Trade.”. Swap Lawyer’s for Notary’s and that is reality. You have only so much time to devote. Any task that takes an unreasonable amount of your time needs to be abandoned. Sometimes you have to just “let go” – as what starts time-consuming will probably become more so. There are no exact guidelines for me to give you. If you feel you are descending into a pit, climb out!

Now to the real “meat” of this entry. Your calendar is the single most important time management tool. Do you guard it carefully, aware the entries represent the commitment of a slice of your time; unusable for other matters. Some feel anything is better than nothing. If you accept a “Poo” assignment you will be forced to decline all others. Thus, you are, if you are really managing your business; forced to determine the quality and “worth” of the offer. It is in this aspect of time management that so many fail miserably.

“Shields Up” shouts the First Officer on the Enterprise, the Star Trek Starship. It’s the duty of the First Officer, first to protect the ship; second to protect the Captain. You are the Captain of your business, and your experience and judgment must serve as the first officer. But what of the Starship? That’s your “bottom line” – does your business model protect both yourself (from legal action, danger, etc.) and protect your income flow? Assuming you don’t want to fire the Captain (you) then you might have to rethink how you apply your experience and judgment.

“Let me try to have that fee approved” a/k/a “as soon as I hang up I will be looking for someone cheaper, but if I can’t find one; only then will I call back”. One possible response is “fine, but I cannot make a calendar entry until we have an agreement; the time slot might not be available when you call back”. Some are a bit more “pushy’ – “pencil me in for that time” they ask. Sure, I reply but be aware that the next caller who wants that time will cause me to use the other end of the pencil and erase your entry.

Back to Poo, your time; and now add commitment. Today a Poo caller, this one an Escrow Co. (or so they said); made a solid commitment to having both payment and assignment sheet to me by noon for a 3PM assignment. As I write this it’s now 12:30 – nothing received. What to do? For http://kenneth-a-edelstein.com “it never happened”. No, I’m not going to call them; they were able to call me, and have chosen to just ignore their agreement with me. It’s not worth my time to call them. They never had a calendar entry, so there is nothing to erase. It’s unlikely, but if they suddenly resurrect themselves and call at 1:30; and I am “open” – perhaps I will be able to accommodate them. But it’s my rules that govern.

The key to Poo management is establishing deadlines for events; and mutually understanding what will happen when the deadline passes. Then stick to it. Nobody owns you, or manages you; unless you let them.

Many companies use 123notary to find notaries to add to their list. But, these picky companies won’t hire you right off. They browse through the profiles to see if there is someone good who they didn’t see before. If you look promising, they might talk to you, and ask you a few test questions. After that, they might consider going to the next step in their process. But, high class picky companies will not just call random notaries and start trying to qualify them. They are too smart for that. They only pick the best of the best. They don’t need thousands of notaries. They only need a few hundred top notch ones.
