My interpretation of how the Notary industry went South

It is sad to see what has happened in the Notary industry. Notaries who were getting paid a comfortable living are now working for peanuts or have left the field altogether. Some people blame signing companies for lowering fees. Others attribute the problem to SnapDocs. A few claim that the lack of volume of jobs in the Notary industry combined with too many signers has caused a drastic lowering in fees.

Why are fees so low?
If you ask me, there are several things going on here. Yes, SnapDocs created an automated way to get Notaries for cheap which involves very little work for the signing or Title company. Additionally, in the old days, Title companies used to pay a lot more than signing companies. These days, many Title companies are paying low fees as well. Yes, there are too few jobs and too many Notaries. And yes, the interest rates haven’t changed much in seven years since the Mortgage crash. The bigger fact is that due to the Mortgage crash in 2008, banks cannot lend money unless you have good credit. Since our government is eating up so much money by borrowing it to fund its insatiable hunger for cash — that might be the reason there is very little left over to lend to homeowners.

Low interest rates caused by artificial market conditions
I feel that low interest rates are artificially maintained because the government will go out of business if interest rates rise even one percent. That means there won’t be any more America, no more USA flag, no more hamburgers — okay, there will still be hamburgers, but nobody will be able to afford them. By preventing people with average credit from borrowing, that leaves more money available for the banks to lend the government. The government refuses to lower its spending on wars, military, jails, interest payments, education, infrastructure, etc. If we would cut military spending and put the people in jail in a penal colony where they could work for a living, we could pay off our debt, and not go out of business as a nation.

Reasons for lowered fees:
(1) Banks aren’t lending much >> too few jobs
(2) Too many Notaries
(3) SnapDocs facilitates low-balling
(4) Low skill of most Notaries

Low skilled Notaries
I spent four months in 2015 testing Notaries over the phone. We got our total count of Notaries from 1600 to 2000 which was a huge victory for 123notary and for those who passed our test. However, I noticed that most Notaries had no clue what they are doing and didn’t understand Notary law, signing agent knowledge, and couldn’t even follow directions properly not to mention not having much common sense. For signing companies hiring Notaries, if you limit yourself to hiring good Notaries, your selection will be really small. So signing companies got smart and started planning for incompetence. This is why they prefer to hire unskilled Notaries, and then have them fax everything back to double check their work. Instead of hiring a pro like Carmen for $175 per signing, they can hire a complete novice for $40, double check the faxes themselves, and make a huge profit. I don’t like what the signing companies did, but this is the fault of Notaries not knowing what they are doing. Had Notaries educated themselves, this fax back system probably never would have evolved. It evolved through dealing with incompetent Notaries who in my opinion should not even be Notaries. The state Notary divisions are run by fools who don’t test or double check their Notaries’ work for the most part outside of CA, NY and LA. And the Notaries in the states with testing are not that proficient either. In my opinion a skilled Notary is worth $100+ per signing. But, an unskilled one (unskilled by my standards not yours or NNA’s) is worth $40 per signing and don’t even deserve to work. So, there you have it, that is my point of view which you might not like!

Unfortunately, many of the high skilled Notaries have had to lower their fees or leave the industry altogether (which was horrible for 123notary) because of the lowered fees and fax back system. Many are still around, but they have to charge $85 to $100 instead of $125 to $150 which is probably what they are worth.

The future of America
As I mentioned before, the government seems to have manipulated the banking industry to make huge amounts of cash available to borrow at low rates. This is actually not a bad thing, because it prolongs the amount of time that America can be a nation. The bad thing is the stupidity that led up to this huge 19 trillion dollar debt is the thing that should borrow you (or bother you.) In real life you cannot keep borrowing and borrowing and borrowing. It has to end sometime and when it ends, you could lose some, most or everything you have. As an individual you can recover, but how can a country recover? Are we going to click the reset button? It is not China and Japan that lent us most of the money — they lent only 15% of the money. The majority is from banks and some local investors. If America can’t pay its debt, the banks will be insolvent. That means not only no more America, but no more financial system like we know it today. Sure, we will still be here, and hopefully won’t starve, but it is not predictable what will happen.

My spiritual guru predicted that America would experience some devastating natural disasters, go broke, and fail to be a nation. We would be fifty states. These fifty states will not have much of an ability to borrow money to function after the big crash, so expect massive poverty. Whatever problems you have now are nothing compared to what is going to happen.

The future of Notary work
It looks like Notary work will continue on being slow for the next few years since there is not much money lying around to lend to house buyers. Sure, there might be blips and temporary fast times, but for the most part slow. This will continue until our country goes off the waterfall, or has a huge war or financial restructuring. After the crash, it is completely unpredictable how the world’s financial system will be. I’ll have to meditate on that one. In the mean time, just do your best, and try to be more of an expert at what you’re doing.

Minimum wage for Notaries

I was thinking about this yesterday. Notaries would be much more happy if there was some sort of a minimum wage. I remember Ben Carson claimed that there should be a separate minimum wage for people fresh out of high school or college otherwise they might never get hired. Personally, I think the government should stay out of wage setting as it creates artificial market situations which might make it too expensive to do business. If someone is sluggish, minimum wage might be more than they merit. And when you combine minimum wage with taxes, insurance, unemployment, and the rest, it might lead many to outsource their work overseas!

Our average Notary averages $105 per signing.
But, you can’t outsource Notary work overseas — at least not yet. Notaries would feel like they were being treated better if they were paid a fair wage. On the other hand, Notaries surveyed half a year ago were averaging about $105 per signing which is not bad at all. Just because you get bad offers doesn’t mean that you actually do signings for $60. It is sort of like looking at the asking prices for houses on the market. The asking price and the sale price are often very different and will give you a distorted view of the market.

Do beginners have merit?
In any case, I feel that beginner Notaries with no experience and no 123notary certification do not merit a minimum wage. Most of the Notaries I test by phone do not know their documents, signing terminology and additionally do even worse when I ask them simple Notary questions. The fact is that we have a lot of unqualified people out there who feel they are worth a lot. In addition to minimum wage for Notaries, I feel there should be minimum standards as well. I feel that our new 30 point test should be the standard, and a particular test result such as a 14 or 15 should be the minimum to be hired at all.

What should qualified Notaries make?
A Notary who has signed 400 loans (and an prove it with journals) and who has passed the 30 point test with an adequate score in my opinion is entitled to some sort of standardized minimum wage. I feel that

$60 per signing of 5-99 pages
$65 per signing of 100-125 pages
$70 per signing of 126-150 pages
$80 per signing of 150+ pages
10 cents per page for printing
50 cents per page for fax backs

I feel that a Notary with good test scores who has signed 4000 or more loans deserves a lot more than this, but the market can determine their value. Just because you test well, doesn’t mean you show up on time, well dressed and with a good attitude.

If you contact Title companies directly, what do they want?

Notaries don’t always know what to furnish a company with. They approach us by emailing their E&O, and all sorts of stuff we don’t want. I used to contact Title companies and here is what they most commonly want.

A Rate Sheet
If you have a quick flyer with your rates, areas you cover, and quick notes on your experience, types of loans you know how to sign, and your contact info, that will go over well.

Speak with Confidence
Don’t be afraid of Title companies. They aren’t monsters. They are just monstrously busy and they escape from their busy prison like bats out of hell at the end of the day. It is difficult to get the same rep twice as they are always busy and will only treat you like a priority if they actually need you or if they are really bored.

Have at least 1000 Signings
I would recommend getting your basic experience working for the signing companies who you dislike the most. Yes, the low-ballers with the fax backs and annoying micromanaging techniques. At 123notary, we quiz Notaries over the phone and the ones with less than 5000 signings normally are not so informed about basic loan signing techniques and facts. I would recommend waiting until you have at least one or two thousand signings and two or three official certifications from different agencies before calling the Title companies directly.

Notaries Bearing Gifts
Old school Notaries often bring donuts, bagels, and small gifts. To stick positively in someone’s mind, small gifts help. If you want to get exotic and give Chinese moon cakes, Arabic baklava, or Indian kulfi, that is good too assuming your gifts are appreciated.

What do they Really Want?
Girls just want to have fun
Title company reps just want to go home.

Has anyone used SnapDocs?

There was a very lively discussion on Linked In about SnapDocs.

Here is what Notaries had to say about it:

(1) One Notary claimed that her higher paying vendors were paying $150-175 and then decreased their rates after starting using SnapDocs!

(2) Another Notary likes SnapDocs because you can access documents from multiple signing companies on the same platform and it is easy to use!

(3) Many Notaries dislike how SnapDocs uses cattle calls which decreases the price of the signing.

Should travel fees be flat?

Should anything be flat in the world of pricing?

Any notary who has a flat travel fee doesn’t understand that their time is not for free. Sure it is easier to have a flat notary travel fee, but what if a job is scheduled during rush hour, or is far away? You’ll spend all day long for a small travel fee. Keep in mind that most notaries on 123notary are loan signing agents and don’t do non-loan mobile notary work. However, if you want to do regular mobile notary work, there is cash to be made. No waiting for companies to send you checks, no invoicing, no fax backs, and no excuses!

It is easier when you have a flat travel fee for the first 20 miles, or some type of a radius. You could shorten the distance during rush hour to be more fair to yourself if you like. Or just keep it simple. I used to charge $35 travel fee and people would pay it. I learned that others would charge $50 and get it. Customers were desperate and would pay anything if you would just get there and do the job right away.

But, for longer commutes, many notaries don’t have a formula. Some have a mileage rate they stick to. Others just don’t have a plan. Mileage rates are good for highway driving, but not for in-town jobs. 30 miles in an urban area can easily take over an hour and wear down your brakes, while 50 miles on the highway can go by quickly.

In my opinion it’s easier to charge based on estimated time. Your formula will be complicated if you have separate rates based on how many miles, and then compensate if they are in a metro or on the highway, and then another adjustment if it is during rush hour. It is easier to say that the driving will take 75 minutes total for the round trip and that you will charge $50 for that. Your rates are up to you, but this is my suggestion.

Charge a fixed fee for the first 45 minutes of travel for your round trip.
Then charge extra for every additional estimated minute.
If you estimate wrong, then as my mechanic friends say, “eat it” meaning take the loss gracefully.

$40 for a signing 72 miles away?

I read the notary forums regularly. Not every day, but I go through them thoroughly every so often. One notary was offered $40 for a signing 72 miles away. I think I have heard everything now. Don’t these signing companies bother to use mapquest or Google directions to see how far a signing is before making an offer? Do they expect notaries to drive all over kingdom come for free?

They know that notaries are desperate.
Perhaps they are counting on the fact that business is really slow and that there are many desperate notaries out there. But, as desperate as you might be, your car expenses to do a 144 mile round trip are not for free. You use your tires, breaks, motor, gas, oil, and more. Your car won’t last forever, and you need to charge for mileage. How much is up to you unless your state restricts this (and nine states do even though I feel that is not constitutional.)

Stop Bothering Notaries!
Putting aside how unfair the offer is, I think that the bigger issue is that signing companies bother notaries with these petty offers. Notary forums are filled with complaints of this sort. It is a waste of the notary’s time and patience.

Minimum Wage for Notaries?
Perhaps the notary industry should have some type of minimum wage. No matter how new or unskilled the notary is, they get 50 cents per mile traveled plus 25 cents per page fax back and at least a certain amount for signings with under 100 pages per set of documents. I don’t know what a fair minimum is. If you set the minimum too high, then newbies will simply not get used unless the signing company is desperate.

I signed up with 200 companies only to get work once or twice

It is common for Notaries to be signed up with dozens of signing services / notary services. We recommend that you sign up with as many notary services as you can. But, being signed up with them doesn’t equal getting used. There is some secret magic in getting used. You can’t get used if you are not signed up, so do the signing up part as early as possible in your Notary career. We recommend starting your career getting signed up with at least 50 companies and then do a few more in the beginning of the month every month. Since business is normally slow in the beginning of the month, that is a good time to market yourself and make quick calls to companies who you haven’t heard from for a while.

The Secret of Getting Used
I remember long time ago I was signed up with hundreds of signing companies. Not all of them used me. Signing Companies are like humans. We get in the habit of going to certain restaurants which become our regular spots. I go to our local Ramen place all the time for noodle soup and go to another spot for Kabobs. Sure, there are thousands of restaurants in Los Angeles, but I tend to go to seven or eight on a regular basis and once in a while to others. You need to catch the attention of signing companies to get used.

Catching Their Attention
If a signing company you have never heard of offers you a job that is too far away, should you decline because it is too far? If you have time in your schedule, taking that call might get you in their good graces. You got them out of a bind, and they might remember you for that. Other ways to catch people’s attention is to personally pop in their office during the beginning of the month when things are slow. If you live near Orange County, California it will be easy to have access to dozens of signing companies. There are also Title companies all throughout our nation that you can visit. Giving companies quick calls and letting them know you are available and happy to work for them helps too. You need to stick in their head, so bugging them intermittantly is a sound strategy!

Doing a Good Job
If a new signing company uses you, that means their favorite person in your area is either busy, on vacation, moved, died, or screwed up. It is your job to get in that #1 or #2 spot in their database during this brief window in time. When they call you, you need to be very agreeable and do whatever they say. Don’t complain if there are too many pages, fax backs, or long drives. Just do the job with a smile, and they will remember you next time. I would not start trying to charge them more or have conditions until the fourth job.

Invoice Promptly
Many Notaries get into trouble because they don’t invoice fast enough. Invoice within 24 hours of completing the job and invoice with exactly the information the company wants. Then invoice again at the 30 day mark on a weekly basis until paid. Other than that — good luck!

ENTREPRENEUR: Hi, Sharks. My company is called Good Sign, and I’m seeking an investment of 2 million dollars for 15% of my company.

The sharks laugh derisively at the inflated value he’s assigning to his company.

ENTREPRENEUR: Good Sign will revolutionize the entire signing industry. We will hire notaries around the country and have their sign loans. There are many other companies out there doing exactly this. However, the quality of the work performed by these companies is either sloppy, or they micromanage their notaries to ensure proper work. Micromanaging, fax backs, and other annoying tactics are commonplace.

Our strategy is to keep a database of the track record of the notaries we hire. If they get through a certain amount of loans with no errors, we will eliminate the requirement of fax backs so they will be more willing to work for us in the future. Additionally, we could attract notaries who are favorable by paying them up front via paypal.com

ROBERT: This is an interesting business model. But, how do you intend to get contracts?

ENTREPRENEUR: In this business, we solicit Title companies. They always need hundreds of loans signed per month. We can offer them an affordable rate, and an even better rate if they give us volume.

BARBARA: What if the Title companies don’t pay you on time and the notaries who aren’t “favorable” as you put it want to get paid? Surely you won’t pay everybody up front.

ENTREPRENEUR: This is true. The really good notaries like Ken will be paid up front because he’s so knowledgeable. But, the other notaries will have to wait to get paid. But, worry not. Notaries are used to not getting paid on time. Some wait months. Some check the forums to see who pays on time while others don’t. There is an endless supply of new notaries who are too unseasoned to read the boards, and the minute they wise up, there will be another batch of suckers.

MARK CUBAN: I’m gonna clear the field here. That isn’t particularly ethical, but from what I hear of the other signing companies, they aren’t exactly a dream come true either. And for that reason… I’m out.

MR. WONDERFUL: Let’s get to your ridiculous valuation. You’re asking for 2 million dollars. You’re not a business yet. This is pie in the sky notion. And do you know what pies in the sky do? They fall down and land – splat – on your face. Only clowns are interested in pies in their faces… I’m out.

ENTREPRENEUR: This is a dog eat dog business, and we intend on being the biggest dog, dawg. All we need is $2,000,000 so we have salaries for our schedulers, marketing department and rent in a swanky part of town.

DAYMOND: I have a connection with Jeremy at123notary.com. And he tells me the signing companies who didn’t pay their notaries are mostly out of business by now. And the survivers who didn’t pay up are getting a lot of heat, and barely making it. It’s a dumb idea… I’m out.

ENTREPRENEUR: Well, our dumb idea is the same dumb idea that the other signing companies have.

BARBARA: Yes, exactly, and 80% of the ones that were in business in 2007 are out of business now! I’d be too scared to put my money into this, I’d never see it come back. You’re too early. But I will give you a little advice. Consider starting a signing company on a micro scale in your local area so you learn the ropes. Then, if your business model is superior to the others, come back and talk. But for now… I’m out.

ENTREPRENEUR: I accept your lack of an offer. However, I have one small request for you.

ROBERT: We’re listening

ENTREPRENEUR: Your statement of declining our offer, well, can you fax that back to me? I’ll need this 50 page form filled out and faxed to me. Think of it like a giant fax back request — like what we put the notaries through!

MR. WONDERFUL: You’re dead to me!

Best Signing Co. Gossip!

(1) There were six signers!

One Notary claimed: This Avenue 365 signing was supposed to be a standard refinance. But, the signing had six signers while the confirmation only mentioned two signers. “When I asked them to adjust my fee due to the fact there were six signers (which meant more work) the answer was a resounding no! Then, I went to another signing with them and there was an error on the documents. I called to ask for the documents to be redrawn and resent the next day. When the next day arrived and when I called them, I was told that the file had not been assigned to me and the person on the other line said,” “Why are you calling?”

(2) $20 loan signings. Maybe it’s time to raise your minimum?

One Notary claims: “Some of the N3 Notary jobs were so close, that I did them for $20. But then, after there were so many cancellations, I raised my minimum to $50.”

(3) Sorry, we can’t pay you due to errors

(4) 200 page packages

One Notary claims: Pacific Document Signings tried to claim that the package was 175 pages, when they are usually close to 200 pages in the Notary’s experience. And they want to pay $70 for eDocuments? Another Notary wants to know what “local” means. $85 for local? How close are we talking about?

(5) Paid on time for 3 signings, but what about the other 6?

(6) $45 Debt Settlements & $15 print fees?

One Notary was offered $45 for a Debt Settlement from Professional Settlements Services. Another was offered $15 print fee if the borrower backs out. How generous! Can I work for them too?

(7) A closeline of signings where the Notary was left out to hang!

One Notary claims that Write n Roll promised a “clothesline” of closings from a particular vendor. But, since the Notary refused to drive a 120 radius for $100, they were left “hanging” (no pun intended.) Did this Notary get taken to the cleaners?

(8) A sadistic way of collecting what’s due!

Notaries were complaining about not getting paid on time by American Signing Connection, LLC. Then, Ken recommended a very devious way to collect from companies that don’t pay on time. Locate the number that they talk to their clients (not the one they use to talk to the Notary.) Fax your invoice multiple times to that number which will tie up the line and get their attention. Another Notary claimed that she was deceived about the package size and that at the signing, many documents were missing that she was asked to back at a later date to sign for free.

(9) 25 pages to fill out + fax backs? No thanks!

One notary was told by Mortgage Connect LP there would be no fax backs. The package had 25 pages to be filled out in addition to fax backs. The Notary declined the job and informed their Attorney associated with the assignment.

10) 1 hour to find the lost docs & 2 more to finish the signing that never gets paid!

During a signing from American Freedom Assurance, Inc., the Notary waited around for over an hour while the customer located the documents and another two hours to complete the signing. He was promised payment within three weeks. The person who made that promise was reported to be, “No longer at that company.” Payment had to be “approved.” 70 days later the Notary demanded payment plus a late fee. Do you think they will get it? Nobody responded to the email.

(11) 4 last minute cancellations + errors on the signing & the redraw!

The Notary claimed there were four last minute cancellations from Pac Doc Sign. Then, there were errors on the documents. The notary corrected the errors per the request of the signing company. When the borrowers saw the botched paperwork, they refused to sign. Then, new documents were prepared and after the Notary made a 70 mile round trip to the signer a second time – The numbers were found to be all wrong. Good grief!

(12) I quoted him $160, but they said I had already agreed to $115?

Low Ball Signing Companies 

Notaries are always complaining about low ball signing companies.  My advice is to just say yes or no. As long as its quick and they pay you, you have nothing to lose, but your dignity.  Sometimes a quick $40 is not so bad.  If it takes you an hour or slightly more for the whole affair, that is not bad pay.  Just don’t take a low ball job and have to do fax backs, and wait for two hours while the borrower reads each phrase of each page and asks a million questions.

We are living in tough times, and people in foreign countries live on a quarter of the income you have.  They have simpler habits and smaller cars or mopeds.  They eat less meat and more beans and rice or “Rad Na” if they live in Thailand.  Its better to take what you can get and save up for a rainy day.  I used to work for very little. When I was booked, my prices would go up.  When things were slow, I would accept jobs for very little, no matter what.  My bills didn’t care how many dollars per hour I made.    My mistake was not to ask for high amounts of money.  Some people and companies will pay you double what you think they will. Just ask.  If they say no, then take less if you have to.  Its better than starving.
 
Your lives are not that bad
Assuming you don’t have a health emergency and are not having your life threatened by your local gang, and assuming that a tsunami didn’t visit your neighborhood, your life is not that bad (I’m guessing).  As a world traveler, I see how middle class people live in India.  Broken roads, clunky cars, the other drivers’ purpose in life is to run you off the road and kill you, food that gives you dysentary, traffic from hell, salaries 20% of what Americans make, expensive rent, cab drivers that always try to rip you off.  Just crossing the street in Pune, India is an ordeal that most of you will never have to face.  Additionally, they have terrorist attacks on a regular basis and its not safe for women to go out after dark.  Few of you have any of these situations to contend with.  So, count your blessings.  Even in America, I know many who work for minimum wage who ride a bicycle to work through dangerous areas.  If you own a car, you are doing better than my bicycle riding friends who can barely pay their rent.

Vital Signings
……If you want to support Vital signings be aware YOU will not make any money. After a dozen signings I calculated I made $18.00 per signing. They get the bucks, you don’t.
The best micro-managers in the business. What a pain. They can’t pay me enough to work for them again.

Firma Signing Solutions
…..So, you can imagine how hard my chin hit the floor when he quoted $35.00 for the whole thing! The low ballers fail to remember what all it takes to become adept at this job, you have to know what you’re doing. You’re not “just a notary” but a certified signing agent, which takes training and education to fully understand this process. I will just decline the job if the price doesn’t meet my fees, it’s just not worth it…..

Fax Backs
…. (scroll to the bottom) Has anyone else had jobs recently where they want the whole package faxed back? I have had two from Nations Direct. Of course, as usual, they are low balling the price and then state that the whole package needs to be faxed back. Both times I have told them I will not do a job for their low price, especially with all of the fax backs. Yesterday, for example, they asked me to go 30 miles away with edocs and fax back the whole package for $70. I don’t think so.

Question 2 Price Formula
……Rule of thumb: The lower the offer, the bigger th PITA it will be. It never fails….when you agree to a lower fee, docs will be late, the closing will go awry somehow, you will have a ton of fax-backs and need permission to ship…AND…you’ll wait at least 60 days to get paid the low ball fee. HONEST !!  ………
