The Notary Profession is a Profession — act like it is!

Carmen and I are tired of Notaries treating the Notary profession as if it is a quick way to make some cash on the side — Make a few extra bucks — five bucks here, ten bucks there. This is a very bad way to look at the profession. First of all, there is liability in this profession. You can get sued even if you don’t do anything wrong. People are doing big deals that are being Notarized. If something goes wrong, they can sue you for a few thousand dollars. If the Lender did something fraudulent, you might get wrongfully sued too. If you put your package in a drop box that doesn’t get picked up and the borrower loses their lock — guess what could happen? You get the idea.

The root of the problem lies with the states who mostly have low requirements or no requirements for being a Notary. If you are 18 or over, not a felon and are breathing, you can be a Notary. Being a notary is a profession that safeguards the transactions of multi-million dollar estates. Any lack of integrity or caution on the part of the Notary can lead to disaster.

Imagine that you Notarize John Hancock only to find out he was a different John Hancock and siphoned a million dollars of equity from someone’s estate. You might end up in court as a witness, accomplice, or get sued for negligence. You have no idea what you are playing with in this profession. You have to be careful what you put your stamp on. You might step on a mine.

Many Notaries also think that because their state has minimal requirements, that it is not necessary to go above and beyond your state minimum Notarial behavior — this is wrong. If you don’t keep a journal, don’t use an embosser and don’t thumbprint, you can get in huge trouble.

Think of state requirements like you think of speed limits. If the law says you can go 100 on the highway as was the case in Montana in the past and perhaps present, that doesn’t mean you are safe doing so. There could be deadly accidents. Just because you slow down to 95, you think you are being prudent, but are you really? You are still going faster than is safe. You can blame the state, but you are responsible for your own behavior.

Most professions have licensing tests that you have to take every year or two. Some professions make you take a test of 200 questions to make sure you understand all of the regulations and standards in your industry. The Notary profession has NNA tests that are taken every year or two. California has an exam you take every four years. But, people complain when I want to ask a few questions. People try to convince me that they know it all and don’t need to be tested because of all of the years they have been in business. These are the same people who score 20% on my quizzes.

Once again, the Notary profession is a profession — treat it like one. You should be quizzed every year on all the sites you are on. Since the states do not test your competency, I am forced to. It is a huge waste of my time and really frustrating dealing with all these resistant and incompetent people who think they are so smart.

If you really are so smart, just answer the questions, get an A, and then get on with your day. It would take two minutes to test people if they just knew the answers. The problem is that they resist, and then have to think about everything I ask, and then want to argue, and I need to teach them things and a simple quiz can take fifteen minutes that should take two minutes if I were dealing with professionals. How upsetting and what a waste ot my time.

To be a professional you need to do more than study. You need to master the art of being a Notary. You need to know everything and skip the snow job of trying to convince others you know everything when you don’t. The con jobs are getting very old. I have heard it all too many times. I really don’t even want to list such people. 123notary is a directory for professionals, not posers. At least that is the word young people use these days. When I was growing up we didn’t use that king of language, we said fakers.

An identity fraud case in Florida with 13 defendants: 10 minutes w/a judge

This case made the news and was going to be a Federal Case. There were 13 defendants named in this identity fraud case. The Notary had to spend a week filing out paperwork for court. Then she appeared before the judge in his private chamber. The judge spent ten minutes looking at the journal and filled out some forms and said, “Case dismissed.” The Notary did not have to go to court for a month or appear a second time. It was her journal that saved her butt.

The main defendant added a second name to a Deed and forged someone’s initial. An entire court battle just because of one forged signature. Don’t underestimate how dangerous notarizing Deeds can be, so take all the necessary precautions.

So, if you say, “But, my state doesn’t require me to keep a journal.” Ask yourself if you want to lose a month of your life trapped in court without pay.

Keeping a journal is not that hard, so don’t make a Federal case out of it otherwise you might be involved in a Federal case.

Notary Public 101 — Journals

NOTARY JOURNALS

Not all states require keeping an official journal of Notarial acts, but 123notary requires it as that is the only evidence you have should you go to court. There are identity thieves and cons all over the place. They might pretend to be a home owner to steal that person’s equity or con grandma into giving her fortune away to some crooks. If your notarization ever goes to court, your journal is the only record of what happened and who signed what, etc. Most Notaries think keeping a journal is an annoying task that they do because they have to. It is the same attitude that children have towards doing their homework at age seven. But, your journal can save your neck, and I know many whose hides have been saved who ended up in court.

ONE JOURNAL ENTRY PER PERSON PER DOCUMENT

Most Notaries think that you create one entry for each signer and then cram in the names of all of the documents you are notarizing. This is very sloppy. If you pick up five packages from FedEx, do you sign once or do you sign five times, each for a particular tracking number? If you keep one journal entry per person per document, then you have a signature proving consent to be notarized for each document you notarize. Additionally, you must name the particular and complete name of each document, and not just say “loan docs.”

INFORMATION

In your journal you write the date, time, type of notary act, name of document (the full name, no abbreviations or check boxes here please) and the document date. You need to record the name, address, and ID of the signer as well. Then the signature, thumbprint and notary fee. Let’s focus on the document information in this section though. You need to record the:

Full name of the document, not an abbreviation.

Document Date — many documents have a document date inscribed within that is an arbitrary date created by the document drafter. It could be the date the document was drafted, or the date it was intended to be signed, or a random arbitrary date.

Other distinguishing factors — if you are signing multiple documents with the same name such as Deeds of Trust, Grant Deeds, etc., you need to differentiate them somehow. Escrow numbers, names of grantors, grantees, APN numbers, property addresses, number of pages, or anything else can help identify a document after the fact in case you end up in court.

Signatures — each line of your journal needs to be signed by the corresponding person. If John and Sally are each signing three notarized documents, then John gets entry 1, 2, and 3 while sally gets 4, 5, and 6. Each signer must sign their three entries otherwise the entries are meaningless.

Thumbprints — I am skipping mentioning more about the other things that belong in a journal as most Notaries get it, however, few Notaries keep thumbprints. Your journal thumbprint is the one piece of evidence the FBI will ask for when they come knocking on your front door. Additionally, it discourages fraud as fraudulent people do not want to be thumbprinted.

Other Information — Although I am skipping elaborating about the other journal fields, I will make a quick note about the additional information section in a journal. That leaves space for information about credible witnesses, subscribing witnesses, unusual facts about the signers, the location, or the circumstances in which you are signing. If the signer claims that they are being kidnapped, write that down in the additional information section of your journal, then call the police. If the signer has a weird neck tattoo, you might need to remember that in court. Put it in your journal. The judge will think you are a very thorough Notary.

FINAL NOTE

The purpose of journals is not only to please your state’s Secretary of State, but also to please judges and FBI agents. Keeping a clean, correct and thorough journal will make a positive impression on the authorities and could keep you from being named as a suspect if God forbid you ever unknowingly Notarize an identity thief, fraud, or otherwise bad person. Notaries don’t get in trouble that often, but for those who make a career out of being a Notary, eventually you will be investigated at least once and perhaps end up in court, so keep your paperwork in order so the investigation is fast and smooth. Otherwise you might end up in court for a very long time — no joke! Roughly 1/7 of the Notaries on our site have ended up in court due to something that they notarized.

Notary Public 101 — Certificates

NOTARIAL CERTIFICATES

There are certificates for various types of Notary acts. Acknowledgments, Jurats, Proofs of Execution. Some states even have certificates for Oaths and Affirmations. Let’s focus on Acknowledgment Certificates for now.

There are various parts of an Acknowledgment form.

(1) The venue. The venue is normally on the upper part of a certificate. In California now there is some verbiage in a box that I am not trained in. But, above the boiler plate wording there is a venue which documents the county and state. Is a venue the county where you did a transaction or two lines of information in a form? Both! However, the documentation of the venue is the one in the certificate and it is informally called the venue and not the documentation of the venue.

(2) The date. The date is a field the Notary is often held responsible to fill in. The date falls into the area of the boiler-plate wording of the form which is standardized wording from your state or perhaps another state.

(3) The names of the signers. As a Notary, you need to input the names of the signers or affiants into the Notary certificate if required. Sometimes it doesn’t make it clear whose name goes in the form. If it says, “Subscribed and sworn to before me by,” then after the “by” put the name of the affiant or signer otherwise you will ruin the form.

(4) The name of the Notary. The name of the Notary once again is entered into the boiler-plate wording area.

(5) Pronouns, singulars and plurals. Each state has a different wording for Notary certificates for each act. However, it is common and typical to have some sort of Notary verbiage that includes he/she/they executed the instrument, his/her/their signature(s), or his/her/their authorized capacity(ies). The critical thing here is to cross out the incorrect words and leave the correct wording. If you do a notarization for John, then cross out the her and their and the (s) assuming John only signed once. If you do a signing for Bruce Jenner then use a special form called the T-acknowledgment which says he/she/it’s complicated/they

(6) Testimonium Clause. Where it says “witness my hand and official seal,” that is called the testimonium clause. Below the boiler plate wording is the signature area where you sign and then affix your notarial seal. And by the way, “Locus Sigilli” means the location of the seal.

CHANGES TO CERTIFICATES

Making any change on a Notary certificate is messy in my opinion. You can consider crossing out and initialing wrong information. Remember that ONLY the Notary can initial or write on the certificate forms and the signer cannot touch it. However, it is cleaner to create a new certificate using an Acknowledgment that you get from a pad that you keep your Notary bag. That way you can start all over, fill the form out correctly and then staple it to the document in question.

ADDING LOOSE CERTIFICATES

If you notarize a document that either does not have acceptable Notary wording or doesn’t have any Notary wording (or wrong information on the form) then you might want to add a loose certificate from your pad of certificates that you purchased from the NNA (recommended). Additionally, if there is no room for your seal in some pre-existing Notary verbiage, you might be forced to add a certificate for logistical reasons.

If you add a loose certificate, the certificate must be filled out thoroughly. This means that in addition to the legally required verbiage, you fill out the ADDITIONAL INFORMATION section. The additional information section includes:

Document name — if you don’t put the name of the document on your loose certificate, it might be unstapled and added to a wrong document by accident or on purposes.

Document date — if you don’t put the document date, your certificate might be added to a different document with the same name by accident or fraudulently.

Number of Pages — if you put nine pages, then it will be hard for a fraud to swap the certificate and put it on a similar document with eight pages.

Other Signers — You can name the other signers on the document.

Capacities — California no longer allows this, but you can mention if any of the signers are signing as Attorney in Fact or some other capacity.

EMBOSSERS

Cautious Notaries often use an embosser when notarizing. You can use an inked seal and also a non-ink embosser that leaves a raised seal. If someone photo copies your certificates, the embossed impression will not show up in the photocopy. Additionally, you can emboss each page of a document to discourage page swapping.

AUTHORITY

If there is a disagreement between a Title company involved in a transaction and a Notary regarding what venue or information goes in an Acknowledgment or Jurat certificate, the Notary has absolute authority. The Notary may ask for the Title company’s preference if there are two legal ways of doing something such as crossing out and initialing vs. adding on a loose certificate if there is an error. However, it is the Notary who is legally responsible for filling out the form and it is the Notary who will end up in court if there is a problem.

WHO TO ASK FOR HELP WITH CERTIFICATES

If the Notary does not know what to do when filling in forms or notarizing, do NOT ask the Lender or Title companies as they have a beneficial interest in the transaction AND because they are not experts in the field. The tiel rep might be a Notary, but not necessarily in your state, and not necessarily an informed Notary. Title and Lenders will typically tell you whatever it takes to get the job done whether it is legal, recommendable, safe, or kosher, or not. They don’t care just as long as their loan goes through and YOU, the Notary are the one who gets locked up if you did something illegal just as long as it is your seal on the page.

If you need help with a Notary problem, consult your state’s Notary division as a first resource and the NNA hotline as your next resource. I would be very wary about trusting anyone else.

A Notary gets sued because of a scrambled ID

This is a real story, but the Notary involved did not give me straight answers when I asked her how the deal went down.

Aparantly, a Notary went to an appointment for a Mexican client. The client had a name such as Frankie Martinez Ramirez on the document. But, his ID said, Edie Ramirez Martinez. The last names were reversed while the first name was different.

This Notary failed my over the phone notary test with a score of around 20% which is really bad. It is dangerous not to know how job as a Notary as it can end you up in court. However, this Notary declinded the transaction for correct reasons and was sued anyway. This was the one correct thing the Notary did during her career.

The client Eddie or Frankie (depending on how you look at it) lost out on a Real Estate deal because he could not get notarized in time. He sued the Notary for $1200 and won.

I can figure out why the guy sued, but why did the judge rule in favor of a guy with faulty ID? I think what happened is either the Notary is lying to me. Or, the Notary is so bad at giving straight answers to questions that the judge could not figure out what the lady’s case was and ruled in favor of the defendant who presumably communicated a little better.

I’m not sure exactly what to learn from this case except:
Being a bad communicator as a Notary is not only annoying, but dangerous. It can lose you clients, court cases and annoy Jeremy at 123notary who likes straight answers to straight questions. A yes/no question should be answered with a yes or not and not a story.

In any case, if you deny someone notary work, you might keep a record in your journal of what the ID said and what the document name was just in case you get sued for obeying the law. Good God. What is the world coming to?

Letter to the NNA about Notary Testing

Dear NNA,
It has come to my attention that the focus that both of our organizations have put on loan document knowledge seems to be a somewhat wasted focus for two reasons. First, the people we both have certified don’t know their loan documents that well. Second, Notaries tend to know their loan documents better than they know their Notary procedures.

When we get complaints about our Notaries, the complaints are normally that a Notary was rude, left someone high and dry after a botched signing not returning emails or calls, or that the notary made a Notary mistake (more common with beginners) or did not follow directions.

To certify someone as a loan signer who cannot function as a Notary is a mistake we have both made. I can show you many examples of individuals who have an intimate and flawless understanding of loan documents who cannot answer basic Notary questions.

For example, if you called your members up one by one and asked them the difference between an Acknowledgment and a Jurat two things would happen. First, they would be offended that you called them and second, 90% would not give a thorough or correct answer according to my findings.

Notary knowledge trumps loan signing knowledge as the most common errors that happen at a loan signing are notary errors. Notaries commonly stamp where they see the word “seal” whether there is notarial wording or not. Notaries stamp over wording. Many Notaries decline legal requests for foreign language notarizations in California. The most common misunderstanding is that in 44 states, an Acknowledged signature can be signed prior to appearing before the Notary Public. There are many other issues as well.

The main point of this letter is to let you know that we are testing people on the wrong things. We need to know if someone is a good Notary and if they have a good attitude first. If they don’t know the difference between an Occupancy Affidavit and a Compliance Agreement, that will probably not come back to haunt anyone. But, if you identify someone incorrectly and notarize someone with an ID that says John Smith as John W Smith simply becuase you are “supposed to” have the person sign as their named is typed in the document, you could end up in court on an identity theft case for months without pay, and possibly be named as a defendent in addition to merely being a witness.

Last but not least, journal thumbprints are a hot topic of debate among myself and the Notaries. Many Notaries are being discouraged from taking thumbprints simply because it seems invasive or offensive to some Notary customers. However, the thumbprint has been the one piece of information that has helped the FBI nail some really scary ponzi schemers and identity thiefs. Not all states require journal thumbprints yet, but people who lead Notary organizations should do more to encourage people to take thumbprints as a measure to protect society from frauds.

Thumbprinting should be encouraged by scaring Notaries into realizing that without a thumbprint, they might be in court for a very long time, or named as a defendent and conspirator in an identity theft ring. Unlikely or not, the truth is that the FBI does treat Notaries like suspects as a matter of practice whenever anything goes wrong that requires their attention. Keeping good records is a way to wrap up situations quickly and without being blamed as a shoddy record keeper.

So, let’s both invest more in testing Notaries better on what really matters which is the fact that Notary knowledge takes precident over loan signing knowledge, and that following directions, getting back to people and being nice in the face of adversity are the most important things! Knowing the details of the Correction Agreement is actually the least important thing to know. According to lenders I know, the POA is the only document in a loan package which they stress that I test people on!

What is someone signs in the wrong line in my Notary book?

We recently got a bunch of questions from newer Notaries about journals which were interesting. Here are the questions and my commentary.

1. What if someone signs in the wrong line in my Notary book?
If someone signs in the wrong line in your Notary journal, this poses a problem. If they signed above the journal entry in someone else’s entry, if it covers the other signature, that is a problem. Just cross out the wrong signature without defacing the signature that belongs there. On the other hand, if someone signs below in a blank journal entry, just cross the entire line of journal entry out and have them sign in the correct place. If you are doing a husband and wife notarization and you fill out your journal for all of the loan documents for each signer — and the husband signs where the wife is supposed to sign (but hasn’t yet) just cross out the entire entry, make a note of what happened in the journal and make a new entry for the one that got botched.

It is better to watch signers and use your finger to point to where they are supposed to sign as they will likely sign in the wrong place.

2. What if someone forgets to sign my Notary Journal?
If you are doing a notarization, you need to fill out your Notary journal BEFORE you stamp anything. Yes, you can fill out the Acknowledgment and Jurat forms before the notarization or before the person signs or swears under Oath. But, you cannot complete the notarization by signing your signature to the certificate or stamping until the person has signed your journal and the corresponding document.

If you make a mistake and forget to have someone sign your journal — call them up and go back. Get them to sign after the fact. That is better than not getting a signature at all. Tell them that their notarization could get “nullified” or not recognized if there is no signature in your book. In real life, a Notarization can only be “disqualified” after the fact if there is a formal investigation by an Attorney, investigator, Secretary of State, etc., who determines that the Notarization was done fraudulently or incompletely. So, you can scare them with this information and they will most likely be willing to sign your journal. However, don’t scare them unless they refuse to cooperate just to be polite!

3. What if I am signing two documents for two signers — how many journal entries?
Two documents that two signers will sign both of? That’s easy. That is two entries per person = FOUR journal entries. Just prepare all four journal entries with the name of each document and signer, plus all other pertinent and required information in each journal entry. Each person’s name will appear in two entries — one for each document.

You can NOT say ditto for the other signatures. Signatures must be signed. If your state law requires thumbprints on Powers of Attorney or Deeds, then do so for all entries for a Power of Attorney documents and Deeds. There is no penalty for always taking a thumbprint as it is prudent.

TEACHER: Hello class. We are gathered here today to talk about Notary terms, and the state Notary manual. But, first I would like to ask what the manual means to you.

SHELLY: I see a short book designed to teach the Notaries of tomorrow the rules of the road in order to safeguard the integrity of notarized transactions which protects society at large in a broader sense.

TEACHER: Very good Shelly! And very wonky.

KIM JONG “AKA Korean mom”: It’s so very difficult to understand. Half the terms don’t show up in my English-Korean dictionary. What a pain! I have to use my English dictionary and then translate the words in the definition into Korean to figure it out. How will I pass my test? I tried to use that as an excuse to get out of jury duty but they chose me anyway until they found out I didn’t understand any of the legal terms they used! Like “If it doesn’t fit, you must acquit.”

TEACHER: Okay, just let me know if there are any terms that I can explain to you. I may not understand Korean, but I can break the complicated terms down in an understandable way.

SHALONDA: I see three things. (1) I see a technical manual that teaches the state & civil laws affecting Notaries public, and more that could help Notaries deter fraud, keep transactions official, and keep paperwork straight. (2) A book that teaches the how-to of doing daily Notary work and (3) A book full of new names for black people to name their kids — you know what I’m saying?

TEACHER: Well, I hadn’t thought about it like that before.

SHALONDA: Oh yeah. I named my kids after Notary terms several years ago. Jurat and Venue… that’s short for Venuetta.

SHELLY: Do you swear under Oath you named your kid Jurat?

SHALONDA: I most certainly do (raising her right hand). But, Jurat is more of a jokester. He doesn’t have a solemn bone in his body. The tread on his boots is shaped like a Notary seal, and he was playing outside after it was raining. It looked like we had impressions of notary seals all through the house. I told him to take his boots off after that.

SHELLY: All of this studying for the Notary exam is tiring. I heard that reading too much can be bad for your eyesight. No wonder Trump doesn’t need glasses.

KIM JONG: I know. That’s why my kid Myong is forbidden to study more than six hours a night. We are recommending dropping his study time from seven hours to five hours and forty-five minutes with the last forty-five minutes mostly study-oriented games, songs or something where he is not staring at a book or computer.

SHELLY: Well we were going to increase Tommy’s study time from forty minutes to an hour and twenty minutes after we found out how hard college is. But, we don’t want him to ruin his eyes, so we’ll compromise at seventy minutes a day.

KIM JONG: How will he possibly compete with those studying five hours a day?

SHELLY’s HUSBAND: She has a point. Tommy will never survive in college unless he studies more. What he does now will affect him for the rest of his life. And if he does poorly in school like my brother, then he might get stuck driving a garbage truck for the rest of his life. Or an Uber.

SHELLY: Or worse — he might have to become a Notary. What has four wheels and flies?

SHALONDA: Ooh! I know this one! A garbage truck.

KIM JONG: No, that’s the junior high version of the joke! The answer in this context is a Notary who is late to a signing because he would be driving so fast!

SHALONDA: Good point. Not funny point, but good. But, honestly, to be a Notary you need to study too. In some states you need to study at least 30 hours to pass the Notary test and then another 30 hours to be a good signing agent. This profession isn’t for jokes — that is if you want to succeed in it. And by the way, you should say what has four wheels and screeches, because when you round those corners, you’re gonna be screeching those tires, girl.

TEACHER: Well class, we do seem to be diverging now don’t we. Being a Notary is a very honorable and noble profession and not for those who lack character. No wonder Trump was never a Notary.

SHALONDA: But, it is for those who lack a high school diploma. There is no educational standard for this job other than passing a test. California, Louisiana and New York make the test hard. But, the other states will just hand out seals to any fool who applies. Like Presidential Seals. Where’s the nobility in that?

TEACHER: Good point. Well, in theory it is supposed to be noble.

SHELLY: Theory doesn’t cut it when a clueless Notary assists a fraud in stealing the Title to your house.

TEACHER: You’re right. Maybe having a longer course than our six hour course would help. Perhaps a background screening too not just for being a signing agent, but for being a Notary.

SHALONDA: In California, the FBI, DOJ, and KGB all check us, but in these other states there doesn’t seem to be a system of checks and balances.

KIM JONG: Perhaps, being a Notary should be regulated federally instead of by a bunch of irresponsible states who can’t keep anything straight. And that wasn’t a reference to the gay parts of California.

TEACHER: Well perhaps you’re right. In any case, let’s practice notarizing a Jurat.

SHALONDA: You’re going to notarize my daughter?

Notary Wording

Notary Wording Varies from State to State
There is no official American Notary wording. Notary verbiage differs from state to state, and varies based on what type of Notary act you are having done. There are various common types of notarizations such as Acknowledged signatures, Jurats, Oaths and Affirmations. The vast majority of notarizations are Acknowledgments whose wording states that the signer appeared before the Notary, was positively identified, and signed the document.

Notary Certificates — what type of wording is included.
Your typical Acknowledgment or Jurat Certificate will include several sections with wording.

1. Venue
The venue states the state and county where the notarization is taking place. Please note that the Notary is not always commissioned in the county where the notarization is taking place. So, if you are in Orange county, but the Notary is from San Diego, please make sure they put the venue county based on where the notarization is taking place, and not where they live.

2. Boiler Plate Wording
The main body of the text could be worded in an infinite variety of ways, but normally state the date of the signing, name of the signer, the name of the Notary, the fact that the signer appeared before the Notary, the fact that the signer signed the document, and if an Oath was included (Jurats by definition have Oaths) then the fact that the signer swore before the Notary. The verbiage “subscribed and sworn to before me this (date)” is commonly used in many states especially in New York where the cabbies enjoy the swearing part more than any other part of the Notarization.

3. The Signature Section
The bottom of the notary wording or notary verbiage has room for the Notary’s seal which might mean their signature or their official notary stamp. In most states the Notary signs and stamps, or might even emboss with a non-inked embosser as a secondary form of stamp.

Types of Acknowledgments
Normally, when people want to be Notarized, they ask the Notary if they can notarize a Jurat for them. In actuality, most Notarizations are for Acknowlegments. Normally people can use an All Purpose Acknowledgment, but in Ohio, there is such thing as a Corporate Acknowledgment and Attorney in Fact Acknowledgment.

Loose Certificates
Many documents have preprinted notary wording on them. However, it is legal to attach a loose certificate form using a staple. NNA is a great source for Notary certificate pads such as Acknowledgment Certificates, Jurat Certificates, and even Copy Certification by Document Custodian if you want to get fancy.

Filling out the Forms
It is common on Notary certificate forms to have sections where there is he/she/they or signature(s). You have to cross out the non-applicable word(s). If you are Notarizing a woman, cross out the he and the they and the (s). If you are notarizing a man and a woman in the same notary act, cross out the he and the she, but keep the (s). If you are notarizing a man who used to be a women — your guess is as good as mine — good luck, you’ll need it.
