The Uber principle at Snapdocs. New blood!

Snapdocs has grown in popularity in the last half year. Many of our clients have gotten a lot of business from them. One guy got 350 signings from them while another got 150 last year. Most Notaries are fed up with the low-balling and hand-holding. But, the ones who can tolerate the low-ball practices are getting volume. At low prices after you deduct your toner, paper, gas, and phone-time, you might not end up with much, but at least you get something.

My question is, can these guys stay in business with this business model of low-balling the Notaries? So many Notaries are so sick of it and drop out as a result of these practices. The answer lies with Uber. Uber burns out their drivers very quickly. I forget how long the average driver lasts, but it is not more than a few weeks. They just can’t stand the low pay and difficult situations they are put in. Snapdocs seems to pray on new blood too. Although most Notaries we know have dropped Snapdocs (we should call them SnapDrops) there seems to be an infinite supply of new Notaries with no knowledge, no experience, and most important, no self-respect who work for pennies.

On the other hand, perhaps the signing and title companies will get sick of bad quality Notaries and come back to 123notary where we deliver the highest quality search results in the business. I manicure my directory daily for accuracy of data and quality of Notaries. People value quality, but do they value it enough to pay for it?

I estimate that 123notary is losting 7% of our search volume due to Snapdocs. On the other hand, we are not losing revenue simply because we make our money from Notaries who get paid for high paying Title work for the most part. The Notaries who do low-ball work don’t have much money, don’t spend much money, and won’t lose us much money if they wandered into other pastures. So, we’ll keep our business model of quality search results and quality Notaries over here and hope for the best.

To sum it up. As long as SnapDocs has new blood and the Title companies will stoop to the level of accepting untrained, inexperienced and unqualified Notaries, SnapDocs will stay in business. Scary to think — but true! On a brighter note, they did an excellent job of harnessing modern technology in a way that nobody else did or wants to!

Is Snapdocs a serious threat to 123notary?

Carmen is always worried about something. “The sky is falling, the sky is falling.” She always thinks the industry is going to turn down and that 123notary will have a problem. So far, the industry has come crashing down many times. But, 123notary is so stable that we have survived these ups and downs unscathed.

But, 123notary has never had a serious competitor. Sure, Notary Rotary has been around since long before 123notary’s inception. Sure, SigningAgent.com is a huge competitor. But, our market share has never been negatively affected by other companies. Snapdocs has become so popular, that Carmen rightfully became concerned that they would cut into our market share. Although I see no definitive indication of that, it is true that 123notary normally has a steady growth in clicks from February to August. This year, our growth has been less dramatic. Our growth over last year is only a fraction of a percent which is not bad. At least we didn’t lose any ground.

The bigger question is, will Snapdocs become a serious threat to 123notary as they work out the kinks in their system and gain refinement, or will Notaries get tired of working under their platform and quit? My prediction is that seasoned Notaries are already beyond fed up and quit. New Notaries are also fed up, but don’t have any better offers. I believe that the new Notaries will continue to work for Snapdocs. If the current supply of Notaries is dried up by their disdain for lowballing, a new batch will come.

If you look at the Notaries on Snapdocs, they are almost all brand new and with hardly any experience or capability to write anything about themselves. In the past, no Notary directory was able to compete with 123notary in the long run. Snapdocs is the first serious threat to our market share that has happened in the history of 123notary.com.

The bottom line is, will Snapdocs figure out how to keep their Notaries happier, or will their Notaries all defect?

2016 Companies That Will Hire New Signing Agents

Here are some companies that typically hire new notaries. We published a similar list a few years ago and removed companies that have slowed down and added SnapDocs as they are a source of revenue to newer Notaries. As a new notary, your primary responsibility to yourself is to get some experience under your belt. Don’t be too picky about how much you pay or how pleasant it is to work for some of these companies. The outfits that typically will hire newbies low-ball, require fax-backs, and micromanage you to the point of exasperation. But, tolerate this, because that is how you pay your dues and get your experience. Once you have 1000 signings under your belt, the higher paying Title companies will start to take you more seriously.

Compensation

Fees range depending on the type of assignment you are completing and the general location of the service. Metro areas often have lower fee ranges vs. a rural area.

Field Visits will typically pay anywhere from $10-$25.

Exterior Property Inspections will typically pay $6-$12. Inspections that are more in depth will pay higher fees and are negotiable.

Compensation for Valuation Service assignments varies by the type of assignment. Our most common assignments are residential Broker Price Opinions (BPOs) and typically pay $30-$50 exterior and $60-$75 interior.

Property Preservation fees are based on current investor guidelines.

The 90 days no payment list of signing companies

We’ve created all types of lists of signing companies over the years. But, here is a brand new idea. There are fast pays, 30 day pays, slow pays which might be 45-75 days, and then really slow pays. This list includes signing companies that were reported by Notaries on our forum to be at least 90 days late on paying at least one particular invoice. I wonder if they will pay at all. If you don’t like being paid late, read the reviews before you work for any signing company. Slow payers or no payers need to pay you up front with Paypal otherwise you are on your own, buddy!

The “Met My Fee” list of signing companies

We have never published a list of companies like this before! These signing companies were reported to have met Notary’s fees. I cannot say if they offer big bucks, but at least they are not low-balling (for now.) Notaries keep saying, “They met my fee!” However, read the reviews, because some of these companies have mixed reviews!

Global Notary

“Just got a call from Global Notary-print 2 sets (150 each), drive 50 miles round trip, fax back 150 docks, for a whopping $30.00-I was about to tell them (are you insane), but just said I was very booked up.”

“I completed some 15 closings up here in northern Minnesota for Global because they had no choice but to pay my travel fees. Only 2 or 3 travel where we go. In town I refused their starting fee $40. I would burst out laughing. My problem was they would call and ask if I was going to be on time, every closing. The last two they actually called the borrowers to see if I was there. Some snot nose brat called me from global and said don’t take it personal, they do that to all notaries. I asked for the home phone number to the Owner of Global so I could call him or her every morning at 4am and ask them if they were going to be on time for work that day. Now I have received 3 different 1099’s from them. They need professional help. I got along ok with one scheduler but I told him to see to it that they take me out of their system and don’t ever call again. Plenty of good companies still out there. MN7”

“I made an error in the date of the borrower certification. I then scanned 201 docs back without catching my error. Global Notary sent me an email giving approval to drop the docs. I called the next day to confirm that I had approval. I dropped the docs. Four days later, Global Notary contacts me to notify me that there was an error in the borrower certification and that Old Republic (the title company) had rejected it. I completed an acknowledgement, scanned it back to Global Notary, cc’d Old Republic. Two days later, Old Republic approved the acknowledgment and Global Notary told me to overnight the acknowledgment at my own expense or for a $20 reduction in my fee. I didn’t have my notary stamp or the document at home–this was six days after the signing. I printed another copy of the acknowledgment, filled it out by hand, and faxed it to Global Notary. I paid for the label online through USPS’ website. It cost $18.11 to Express mail it flat rate. 10-24 minutes later, Global Notary called me to tell me that Old Republic likely wouldn’t approve the handwritten copy. I griped to corrections about their not catching the mistake in either of the two approvals and expecting me to take the expense hit.

Their response was that they do what they can. I couldn’t get them to budge on any kind of action to prevent it from happening again, or even that they had made a mistake in not catching my mistake. The day after, Global Notary contacted me to tell me I’d have to ship the acknowledgment that was approved on day four because Old Republic had rejected it. I went over Global Notary’s heads and called Old Republic; I told Old Republic Title the same thing I’d told Global Notary, that Kentucky doesn’t require notary stamps, our signature and serial numbers are considered our seal; Old Republic said that the lender had rejected it. I had the approved acknowledgment with me this time; I paid for the shipping and put it in a box (a non-USPS flat-rate regular cardboard box). It cost $16.99. Now I’ve got to wait and see if there’s any more noise with this signing. I took it for $85, printed out 422 pages of docs, drove 26 miles total, have put at least 11 hours into this signing, and took a $35.10 hit in expenses. This is probably my sixth signing with Global Notary, but this one has been a poor experience. The other signings I got for $60-70.”

“Never leave your fax machine unattended before it is finished. Just because a borrower “thinks” he knows what he is doing you ALWAYS check for errors. Always ask about fax backs before you agree on a price taking that into consideration before you agree to do the signing. Sounds like you should have been more proactive in checking for mistakes and making sure the fax went through and if the fax didn’t go through wait till you come back after the holiday (since it was only one day) and tried again to fax. Global pays on a timely basis. If I were you I would rethink working for them again if they were willing to pay your price. I think all the calls are because one hand doesn’t know what the other is doing. None the less it is very annoying. ”

Yesterday I was called for a Mortgage signing, i verified it was a normal signing on the phone, then verified there was about a twenty page fax back, ok I said for $75. Yes thats low but it was close to where I live and a quick return.

HOWEVER…on documents arrival I find that the fax back is nearly fifty pages and this is a refinance where the total pages of documents are 187! So that would be X2 prints 374pgs and a fax back!!

Unfortunately I had to cancel this appointment because of a family crisis, sudden and unexpected”

I sent an email to Harley Owens, the scheduler on February 22nd, she replied that she was forwarding to accounting, I called accounting on March 4th and left a voicemail, still no reply, I called today and spoke to scheduling department and the woman I spoke with, (I did not get a name) said my name was on the list to be paid and they were waiting no accounting or owner to come in to find out when this could be resolved. Very unprofessional, I will not be accepting any other jobs from you and I live in an area where I network with the other signing agents in the area, I have already sent an email to them warning them. I happen to know you recently got a new account for Vanderbilt Closings, I used to get their jobs from DocPros, I was in the local Clayton office today to do a cash closing for them and informed the manager that I have not been able to get paid from you for a December closing, she was going to notify corporate. This is not the way to do business. My next action will be to contact my attorney.”

“Update: I ended up sending them an email letting them know that I would contact Escrow regarding payment if I didn’t hear back from them. Well, I contacted Escrow and they sent and email asking whether or not I had been paid (Escrow showed they deposited the check October 31). They replied that payment had been sent. Escrow asked when and where the payment had been sent and they never responded to her! NEVER AGAIN!”

“I did a closing for them on 10/15/15. I asked about their payment policy. Their policy states that closings performed between the 1-15th of the month are paid on the 30th. Signings between the 16-30th are paid on the 15th of the subsequent month. Well, it’s now December 5th and still no check. I have sent emails with no response. I finally called and Harley said that a whole bunch of checks went out in the past week but she would have to research to see if mine was in there. Then they call me to do another loan this weekend! Sunday Morning! I said that I haven’t even been paid for my October closing. As I am friends with the borrowers I actually took this closing, but oh boy I hope I’m not playing the fool!”

If I do not receive it by then I will be contacting other forums for notaries to be aware of accepting your signing appointments, I already have the BBB on favorites for your part of the state of California, and I have your Certified Notary Signing company name pulled up from the SOS to lodge additional complaints.

I have also pulled the information for Primary Title Services LLC Attn Vicky J Santamaria off the Skokie IL office to make them aware that that they are dealing with an exceptionally unprofessional company – to say the least. And recommend using a different signing service as to make sure their name, once they are made fully aware of the ongoings – does not become an accessory.

Upon Monday, November 17,2014, if I didn’t receive the check (or it’s short) I will also be contacting my attorney with added penalties and interest added to the amount due – gotta love Legal Shield!”

They only allow you to submit your invoices at the beginning of the following month. Example. All jobs done in Feb can be submitted on Mar 1st and so on. No troubles here so far.”

They pay $50 for the signing as no printing nor faxbacks are necessary. Plus, they don’t send you further than about 10 miles for this fee. You bill them monthly now. I emailed them my Nov. invoice on Dec. 1st and was sent a Deluxe e-check the very next day! I don’t know what changed, but it seems to be working for now.”

“On 02/12/2016 we posted comments about Xome Signing. We also said that if they remitted we would let you know. Well, today they remitted! We received the balance of the agreed fee.
By-the-way, we used the letter that is available to us via 123–worked like a charm.
Will I work for them again, yes I think I would, if they offer?”

“Xome just shut me off from receiving business not because of problems with files but because I raised a potential security issue with them. Xome solicited me to sign up for direct deposit. I did so by Faxing them my personal account information as I did not want it to be sent across the internet via email. Sending unsecured information across the internet is the very reason we go to various internet sites to pick up documents – SECURITY of personal data!

Once they connect your direct deposit they send you an email (in my case 2) in which there is a link to a PDF attachment of the document I filled out, which includes my account information!

They did not seem to understand that this is an issue to me. I tried several times to explain why this was a problem but the lady on the other end kept insisting all the big companies have audited them and they are in compliance for security. While I appreciate the notice that the connection has been made, there is NO reason to INCLUDE THE ORIGINAL FAX I SENT SO AS TO AVOID THIS VERY ISSUE!”

“First, even though 123Notary’s own blog has aptly informed it that Trusted Signing is now XOME, the newest signing company lists this as “Trusted Signing” instead of XOME.

Second, when they switched to the XOME App, my app did not work on my iPhone initially since it was a iPhone 4S. Now that I upgraded phones and reinstalled it the app does work but it has no ringtone or chime I can associate with a new signing. But that did not even matter because one day while I was looking at my iPhone I saw an order came in and immediately replied. But I did not get the assignment. Obviously, there may be time delays die to cell phone transmission delays.

I used to do a brisk business with them. Since they switched to the XOME app, my business has declined to ZERO. I have easily lost over $1000 in signings since they did this. ”

Xome has been sending me offers regularly via their mobile app.
Having said that, there is a fee offered which you can readily accept (and get the signing, btw) or you can reject it by saying that the fee is too low, or you’re busy or whatever.

Their fees are low, IMHO, although they claim that they pay us 72% of the fee but they’re trying to keep their fees low to their customers.
I have accepted some, but rejected others for low fees. I never hear from them in that event, apparently someone is willing to work for less.

It’s clear to me that they do not value the service we provide, nor do they truly realize what it costs for us to maintain our services. I just repaired the water pump on my car to the tune of $672 so I feel the pain right now.
I will say this, they pay quickly, I did two signings for them in December and got paid already for both. ”

“I got a request from them last week for a signing today in a neighboring town for noon today. The day before the signing I didn’t have the documents, I also got another call on an assignment from National loan Closers. I said I was busy at noon so I said It would do it t 2:00 PM, the agreed. I thought it would be a good afternoon with two signings in the same town each paying $150.00. I got an e-mail from National Loan saying the documents were ready, still nothing from Trusted Signing on their appointment. As I printed the documents I noticed they had the same Title 365 number on it as the one from Trusted. I called trusted and they called me backing saying the mistake was the borrowers fault , they applied for two refinances. I know the borrower for some time, they said they only applied with one company, title 365, and couldn’t figure out why they got a call from Trusted, and National Loan wanting to move my signing time to 2:00PM.

I finished the assignment for National and still had no paperwork from Trusted, just lame excuses. From now on if Trusted Signing had a refinance at my next-door neighbors house and offered to pay three times my normal rate I still wouldn’t work for them. Trusted Signing, can not be trusted!”
