Welcome to the Notary Hotel.

Borrower: “Hello, I’d like to file a formal complaint. The notary didn’t come with a complimentary continental breakfast!”
Clerk: “Sorry about that, but breakfast is only from 6am to 9am weekdays and from 7am to 10am on weekends.”
Borrower: “Also, the notary didn’t sanitize my thumb after thumb printing me!”
Clerk: “Oh, really, I’ll have to write that notary up!”
Borrower: “Aren’t I supposed to get a mint on the top of my loan document stack?”
Clerk: “Hmm, that is part of the Notary Hotel’s branding. I’m really sorry about that.”
Borrower: “Also, the Notary didn’t observe the don’t disturb sign while I was reading the Settlement Statement!”
Clerk: “Oh brother, it’s time we fire that Notary!”
Borrower: “I asked the Notary to give my wife a wake up call when the signing was finished. She fell asleep halfway through the Affidavit of Occupancy.”
Clerk: “It is safe to assume that the Notary failed to give you your complimentary wake up call. Tell me, was there anything good about your signing?”
Borrower: “Well, the Notary gave me some lemongrass moisturizer and a shower cap! I enjoyed those.”
Clerk: “So, there is a silver lining on the cloud next to every shower-head!”
Borrower: “The Notary wanted to kick us out three minutes before check out time while I was reading the automatic payment transfer authorization.”
Clerk: “I’ll add that comment to your file.”
Borrower: “At least I was given two hours of free wi-fi during my stay!”

Clerk: “Did you try out our unique cable T.V. system? You can get 328 complimentary channels including — the signing channel!”
Borrower: “You make me feel like I really missed out!”
Clerk: “Next week we’re having a special. Sign a line of credit while you’re in line for Belgian waffles.”
Borrower: “Oh, you’re going to make waffles for us?”
Clerk: “Not exactly, you stand in line so you can make them yourself. When you think about it, we should be paying you to stay here and stand in line so many times. You stand in line to check in, check out, use the shower for the “equity pool,” and also to make waffles! We’re going to have to do something about those lines!”
Borrower: “You’ve got a point there!”
Clerk: “I’m sorry you had a negative experience. To make it up to you, next time you stay with us, we’ll let you upgrade at no cost to one of our signature rooms, if one is available at the time of your stay!”
Borrower: “If a signature room is not available, I’ll assume that you’ll give me an upgrade to an ‘initial’ room, a condensed version of the same thing?”
Clerk: “Actually, I never thought of that, but we do have digital signature rooms that are also often available. Instead of having a key to the room, you get a password. The welcome mat is a huge signature scanning pad — you’ll love it. Digital Signature rooms come with virtual windows with views of anyplace in the world. The cable T.V. is also very different. Instead of paper-view, it comes with paperless-view because it’s digital.

Borrower: “The other thing that I didn’t understand is that my room key was in the shape of a stamp. Instead of swiping it in a reader like other hotels, I had to affix a digital stamp of my seal on what looked like a scanner. Very perplexing. My notary seal digital key also had commission room number 314 an expiration date of 11am the next morning. I guess that is check out time.”
Clerk: “Well, we like to maintain a notary theme at all times. After all, this is the Notary Hotel. Just thank god we don’t have eight digit commission room numbers on the digital seal!”

Guy asks girl for her phone number
Girl gives it
Guy asks if the phone number can be notarized or authenticated
(he has been given many wrong numbers before…)

Girl: “Oh yeah… no problem, there’s a notary at the next table over, I know him…”
Guy: “Finally I’m getting a number that is real… I’m in the running. I have a real chance.”
Notary: “Let me call the number to verify it…. ring ring… yup it works.”

The Notary notarizes the statement with the number in it.
After all is finished…

Guy: “How did you know that guy is a notary?”
Girl: “Because he’s my boyfriend”

Who really needs who?

I received a call the other day from a disgruntled signing service. (they will remain nameless). The owner/operator was quite angry. It appeared that a notary he had hired from 123 had called one of his title companies and had some not so nice things to say about him and his company. And now he wanted retribution, demanded it. He wanted this particular notary to be removed immediately from the 123notary website. I told him that we just don’t remove notaries based on one-sided stories. I asked him to provide me with details as to what happened and all I was able to get out of him was that the notary had taken it upon herself to call his title company and was ‘bad mouthing him’. The next question I asked him, was why would she do this? I expressed to him that notaries just don’t exhibit this type of drastic behavior unless something had happened that would cause her to feel that this was her last resort. I never did get an answer. I had my suspicions but kept quiet. 🙂

I told him that I really couldn’t do anything and suggested that he email Jeremy and/or leave a review for this notary on her profile. He didn’t like any of these solutions. He just wanted her taken off. I found the whole thing odd and as our conversation escalated, he says to me, that because of our reluctance to just take her off, it would not be good if other signing services found out we were letting notaries slam them. It would not be good for business. I’m thinking, is this guy serious? He then went on to ask me if I was a notary? Yes, sir. I am a notary. Been a notary now for a total of 14 plus years. He says, “Oh now I understand, all of you notaries think alike”….”Yeah we do, I tell him”. I go on to tell him that none of this sounds right to me and since he refused to tell me what his part in it was, I couldn’t be of much help. It was clear that we would never see things in the same light…..and it was also clear he had something to hide.

Then he says to me something that I will never forget. “If it wasn’t for us (meaning signing services) you guys wouldn’t have any work”. I was like “WHAT”?!?!?!? Are your serious?. I could not believe my ears! I was stunned and shocked. I had to keep what I was really thinking to myself. But I did say; “Do you really believe this? I mean the only reason that title/escrow use signing services is because it is convenient for them”. It was clear he did not like that answer. 🙂 The truth of the matter is that although they may be convenient for title/escrow, no-one really needs signing services but they do need commissioned notary publics who travel. And if every signing company fell off the the face of the earth, the folks in the mortgage industry would still use and need us…and this is a fact. What were they doing before the signing services got on the scene and took over? Calling notaries direct, thats what. And some of them still do call direct. They want that one on one experience.

On that note we ended the conversation as it was going nowhere. And after I hung up I just couldn’t believe that this signing company had the nerve to say this to me and he actually believed this. I think he has got this whole ‘who needs who twisted’ Or he thinks I am pretty stupid…….but even worse, I wonder how many other signing companies believe this nonsense as well?

Like the title says….who really needs who?

The Signing and the Mistress

This story was given to us by a female Wisconsin Notary Public Signing Agent. We embellished a little to make the story a little bit more interesting than this Notary in Wisconsin dictated.

I had called the borrowers the previous day to confirm the signing. The wife picked up and said that our appointed time of 7:30pm would be fine. It seemed like a very normal phone call. I was very unaware of the fact that there would be some serious “gender issues” with this signing. I received a call at 2am from the crazy wife. She was screaming and yelling at me at the top of her lungs. She asked me why her husband was cheating on her with me. She must have thought I was the mistress.

The next day I arrived for the signing. The wife had postponed the signing from 7:30pm to 9:30pm so she would at least know where her husband was during that nightly hour. Needless to say it was the most awkward Wisconsin notary signing in the world. There was a cold silence the entire signing. No questions were asked. The husband and wife hardly looked at each other, and never looked directly at me. We didn’t finish the signing until 11pm.

After we were done with “The signing of silence”, I walked back to my car which was in the driveway. I saw another car driving very slowly outside with its lights off. Hmmm. I couldn’t make out who was in it, but whomever it was, they had “big hair.” The only thought that ran through my head was, “Gee, I wonder who that person is…”

Many companies use 123notary to find notaries to add to their list. But, these picky companies won’t hire you right off. They browse through the profiles to see if there is someone good who they didn’t see before. If you look promising, they might talk to you, and ask you a few test questions. After that, they might consider going to the next step in their process. But, high class picky companies will not just call random notaries and start trying to qualify them. They are too smart for that. They only pick the best of the best. They don’t need thousands of notaries. They only need a few hundred top notch ones.

Honey, I notarized the kids (don’t try this at home)


We were expecting a notary
It was about nine o’clock. We were expecting a notary at the house to do a refinance. My wife Molly had been away all week. It was an investment property and Molly did not need to be here to sign. The kids would just not go to sleep…

“Why can’t we watch TV anymore?” Joey whined.

“Because someone is coming. Someone from the bank is coming to see us…”

“Who? Do I have to be good? Do I have to stay in my room?”

Joey started chasing Milly around the house… “Joey! Milly! STOP THAT– stop running or the notary monster will notarize you!”

“What’s ‘notarize’? Who does that? What is it?” Milly squeaked.

“The notary has this big clamp. He puts it on the paper we are signing… and if you are not good, he will clamp you with it, too. And it will hurt!”

Joey jumped up and tried to touch the lamp hanging from the ceiling. At that moment, the bulb popped…

“That’s IT!!! You’re done!!!” I yelled. Just then the doorbell rang.

The Notary arrives
I opened the door. It was Mr. Eugene the notary. He was about 5′ tall, with black hair streaked with gray…and he had dark inky circles around his eyes. He carried a notary bag and walked with a limp toward the table. “I’m Mr. Eugene,” he pointed out.

“Eugene– great to meet you. We are going to whip through these documents…but we might also want to notarize these kids,” I winked. But let’s do the signing first.”

We did whip through the documents. He was a thorough notary, and seemed very intent on every detail. When we were done, I asked, “May I see you in my office here?” I led the way…

Would you wear this mask?
I shut the door so we would have a moment away from the kids. “I sort of threatened the kids; they’re really being bad this week… Would you help me ? I made this stamp out of this cardboard…and this costume…I’m going to–would you wear this mask? It will look really scary…”

“I really shouldn’t do this… ” he looked blank.

I decided then and there to be the notary monster myself.
I had cut up an inkpad (I had one from my clerical days) and made a cardboard stamp that read “notarized.” The stamp was 6″ across and looked scary…especially when I inked it up with black ink. I put on the two-headed black monster mask, adjusted it, put on the cloak, grabbed the seal… Mr. Eugene followed me out of the room. He looked worried.

“Where are you kids?” I bellowed in a strange, foreign, angry voice. The stamp said notarized backwards turned like a mirror image…

“No! NO!” yelled the kids, running away from me…” I caught them just as they were headed into the garage… and stamped each of them on their foreheads…then all over their arms and legs…

Just then the phone rang…
Just then the phone rang. It was my wife, Molly. “Honey, I notarized the kids.”

“What do you mean?” she asked. I heard the door slam. It was Mr. Eugene.

“I’ll explain later… I can explain… Don’t call the police.”

What’s the worst thing that could happen?
Being reported to the Secretary of State?
Being blacklisted by ALL signing companies forever?
Being sued for libel and lose your house? — and then need a notary to refinance your new and smaller house?

Sorry, we interrupt this program.
The Palestinians & Israelis will have to wait.
The peace talks will have to be postponed
Sherry was accused of misusing her notary commission!
All television shows in the United States, Canada, and Great Britain will be put on hold while Sherry’s misdoings are discussed. Sherry backdated a Deed of Trust in a loan signing, so that the couple signing the loan wouldn’t lose their house. Now Sherry is losing her notary commission. The notary division is revoking her commission forever. For more details, look in the sky as the Notary Blimp will have the details about Sherry.

But, there is more!
Another notary wrote that Irvine Signing Company didn’t pay her on time! Gulp?
Irvine Signing Company reads the forums and blogs and found out that Suzanne wrote something about them.
Now, Suzanne is blacklisted and will never work for Irvine Signing Company again, or any of their affiliates.

We are not encouraging notaries to take this lightly. But, many Title and Signing companies do read the forums.
They might not retaliate against you like you so fear, but they might stop using you if you make an unprofessional show of yourself on any forum. So, if you plan on being unprofessional, don’t use your real name, or any evidence that could lead to your identity being unveiled. Title Companies really are watching. Fear of retaliation does have some sort of a basis.

As for the Secretary of State — sometimes they retaliate too, although it is very unpredictable. If you commit a serious crime or fraud where there are real victims who have suffered large losses, then you will get in big trouble for sure. If you do smaller acts of fraud like backdating, then it is less clear if they will catch up to you. But, why take a chance? Play by the rules. Don’t get retaliated against!

Now, back to the peace talks
Ahmed: “I feel very strongly that the security of Israel must be respected, but our claims to our ancestral lands MUST be respected as well.”
Shimon: “Your land, it is always YOUR land, according to the Torah, it says 3427 times that the land of Israel is OUR land.”
Ahmed: “Do you have a deed to the land? And was it notarized?”
Shimon: “I don’t know, why don’t you ask Sherry or Suzanne?”
Ahmed: “Can’t we all just get along?”
Shimon: “Yes, but first I want to see what this blimp is saying about Sherry”

Does Real Estate experience help as a notary?

We asked on Facebook which type of professional background helps if you are a signing agent. Mortgage and Title experience helps to a point, but not that much. I keep telling people, it is a lot different when you are on the “other” side of the table with a notary stamp in your hand. The type of knowledge you need and the type of experience is very different.

I give a little quiz to people where I ask them a few questions over the phone. People complain that I catch them off guard. I tell them that they should know loan signing terminology so well that they should be able to talk about it if they are drunk, stoned, or in a deep sleep. So, I ask people what the technical term for the date of the signing is — and even a loan processor with 30 years of experience couldn’t tell me. Mortgage brokers are notorious for failing our certification test. Additionally, NNA certified signing agents who think they know it all score an average of 30% on our phone test.

In defense of notary2pro’s course, the notary2pro graduates get more like 65% on our over the phone quiz which is excellent and comparable to those who pass the 123notary certification test.

But, the worst luck I have had is with people who tell me all about their Real Estate experience. They tell me for 10 minutes how they know all about loan documents because they were a Real Estate Agent. Then I ask them what the APR is, and they say, “Huh?”. The APR, don’t you know the APR? How would you define the APR? Then if they are somewhat with it, they define the APR as being the Annual Percentage Rate which is not a definition, but another spelled out name for the APR.

In any case, from talking to enough Real Estate Brokers, being in that profession is nothing to brag about when trying to advertise yourself as a notary. In fact, I think it is negative advertising. It is sort of like saying that you know nothing about being a notary, so instead — you will try to pass yourself off as someone who knows the documents — when in fact you don’t know the first thing about being a loan signer and don’t even know what the APR is in most cases.

OMG. Are all Realtors this bad?

The bottom line is that if you want to be a signing agent, study to be a signing agent. Study from 123notary if you want our certification icon on your listing. Otherwise, study from notary2pro for some good one on one mentoring from their staff.

10 quick changes to your notes that double your calls!

I have been poking around and seeing how the newer listings are performing. Basically, it is bizarre. Some are getting clicks up the yazoo, while others get one click per week. So, I decided to take a closer look and see what is going on.

Obviously, notaries with reviews get tons more work simply because they have credibility from 3rd parties. But, brand new listings don’t have any reviews, so the only thing that makes them different is their NOTES section. So, what did I notice? Many notaries refuse to write a notes section, so I have to make something up for them. I write stuff like: I am reliable, motivated, and personable. These wishy-washy adjectives mean nothing to me, but I wonder what they mean to the browsers on our site. The answer is that they mean something alright! Worse! The ones with nonsense claims using a string of adjectives and commas are getting next to no clicks! So, what works and what doesn’t. The good, the bad and the ugly.

(1) Adjectives: BAD
Example: Reliable, personable, friendly, accurate, detail oriented

Result: Will get you far below average clicks just because you are saying nothing about yourself that sounds REAL to the reader.

(2) Years of experience: So-So
The number doesn’t reflect what you have actually done. Having many years of experience doesn’t count against you, but it also doesn’t count for you.

(3) NNA certification: So-So
Result: Generally, those who claim to be NNA certified do no better than the average notary. If you average it out, those who claim to be NNA certified do oh so slightly better than the average notes section of other newbies. BTW, 90% of notaries on 123notary are NNA certified, so by claiming it on your profile you might as well say, “I am no different than 90% of the other notaries on this site”

(4) Real Estate Agent: So-So
To me this is a waste of space. Those with Real Estate backgrounds fail to realize that despite their self-promoting claims, they really don’t understand the loan documents at all unless they have really studied for at least five hours from a loan signing course. It is not a selling feature because people want to hire you as a notary, and not to sell their house!

(5) Languages: Good
I encourage people to list their language first, before stating anything else. Fluent Spanish; Conversational Cambodian; Some Portuguese. In your notes section you can say how well you speak the language, but NOT in the language field which only accepts the name of the language. Those who put their language skills up front got more clicks, but nothing earthshaking.

(6) Radiuses: Very good
Example: 100 mile radius; or; Travel above 20 miles is charged an extra fee.
The notaries who listed how far they went in a clear and non-verbose way did better on clicks. EVEN if you have restrictions about how far you will go for a charge, the fact that you will go far away means a lot to the readers.

(7) Terms and Conditions: Good
Even if you have extra fees, or large charges, people like getting the facts. They are reading your profile for facts, not fluff.

(8) # of loans: Good
The number of years you have been in business says very little. But, the number of loans says a lot more. If you have done 1000 loans, you might still be ignorant of a lot of what you need to know, but at least you can measure your experience.

(9) Last minute signings: Good
Notaries who do last minute signings got more clicks. Nothing amazing, but they got a lot more jobs as well. Clicks and jobs are not proportional. When it comes down to getting a job assigned, you need someone who will jump when you say jump.

(10) Minimums: Good
Minimums are constrictive, but show that you are professional and mean serious business. We found only three examples of people with minimums. One did a lot better than average while the other two did average. It doesn’t seem to hurt to have a minimum.

Tweets:

(2) Make your notes sound real and believable and you’ll get more clicks. That’s a fact. P.S. – They’re reading your profile for facts, not fluff.

(3) Listing your language skills can help get more clicks.

(4) Clearly stating how far you’ll travel is very good for your business

(5) The number of years you’ve been in business isn’t as important as the number of loans.

CA Notary — maximum notary fees
Acknowledgments – $10
Oath or Affirmation for a Jurat – $10
Certified copy of a Power of Attorney – $10
Proof of Execution – $10
Administering an Oath for a Witness – $5
Taking a Deposition – $20
Protest – $10, plus $5 for recording it
Apostilles & Authentications – $20
