A new app for breaking up with your girlfriend – braekupp

Yes — it is a new app for breaking up with your girlfriend, boyfriend, or even a signing company that didn’t pay you. Why break up in person, or by text when you can use this app.

It is called – braekupp and you can get a free download online.

braekupp has an algorithm that helps you analyze how worthless your relationship is based on 29 factors (hmm, sounds like eHarmony in reverse.) It also explains the factors to you. Then, it will contact your ex by phone, text, email and on social media and diss her properly — ouch!

With braekupp you get to choose the exact wording of how you are going to diss your ex. You can use polite language and say, “It just isn’t working out.” Or you can insult them and call them some choice words such as, “I’m so done with you you dumb-ass so and so.” Ouch! There are hundreds of choices of verbiage variations so you can diss your miss with style.

For signing company break ups you can use lines such as — “You didn’t pay me, so I’m done working for you. Find some other loser to fax back all night long, jerk!”

If you are wondering how to get a new girlfriend or signing company or girlfriend who works at a signing company (not recommended) we will be coming up with a new app for that soon, but it might take a while.

Inappropriate things you could do at a signing

Here is a list of inappropriate things you could do at a signing.

1. Visit the other rooms of the signer’s house and make comments.

2. Park in their driveway without permission.

3. Flirt with the borrower’s wife.

4. Ask the signers to hurry up and sign a little faster.

5. Watch youtube on your iphone during the signing and laugh loudly.

6. Call your girlfriend / boyfriend during the signing multiple times.

7. Dress as you would dress going to the beach or going to a nightclub.

8. Comment loudly on the borrower’s rate — “Oh my god you’re paying 5.3%?”

9. Fall asleep at the signing table.

10. Refuse to leave once the signing is finished!

New Notary app helps you find an eNotary in Virginia or participating state

Yes folks, usually articles like this are written in jest, but I had to get this new information off my chest about a new Notary company that is the best in the West (actually East, but that didn’t rhyme). I just found out that there is an actual company in Boston called “Notarize” (“A” for being an industry specific name and “F” for uniqueness) that can help you find a Notary in Texas, Virginia, or Nevada, that specialize in remote eNotarizations.

This startup’s new COO is Elizabeth Graham, and she has worked for Wayfair and HubSpot as an executive (and is probably not to be messed with, but I speculate, and I digress.)

Notarize is signing up large institutions one by one, and trying to get them change the way they think so as to indoctrinate them into hopefully enjoying the convenience of their new online offering.

Notarize, founded in 2015, is a platform just like SnapDocs, but specializes only in the online aspect of the profession. They have 100 employees and look like they are making it big already and growing rapidly. So, you will be hearing more about them as time goes on for better or for worse. All I can say is let’s pray to God they don’t low-ball.

I heard that someone lost their Fidelity approved because

I heard that someone lost their Fidelity approval because they forgot to bill a Lender? I guess if you forget a critical step in a transaction, that could be grounds for dismissal. I do not know exactly what happened. I heard some hearsay and decided to write about it to see what the feed back would be like.

Which Notary act does not require personal appearance of the signer?

Most Notaries do not know their Notary acts. They cannot even name them. There is one particular notary act which is allowed in most states which does not require personal appearance of the signer.

This is a proof of execution. The proof of execution allows the signer (the principal) to sign when a subscribing witness is watching them sign. Then the subscribing witness appears before a Notary, and swears upon Oath that the principal signed the document in their presence.

This act is used when a signer is busy or not able to appear before a Notary Public. Additionally, this act is used on less than one notarization in a thousand in my estimate and most Notaries don’t even know that it exists let alone how to perform it.

Not for use on deeds. Just wanted you guys to know what this is just for your knowledge base.

Notarize App turns your iPhone into a medium to get notarized!

On the road? Need to get notarized in a hurry? Well now you can! If you have an iPhone and the notarize app, you can just get notarized over the phone. Eliminate the hassle of trying to find a Notary at the last minute. This procedure has been legal in Virginia since 2011. Just go to your App store and get the notarize app today! You can be notarized using your phone in any of the 50 states plus Washington DC.

Virginia is trying to be modern which is probably why they allow this. However, the lack of personal appearance ruins the whole point of requiring a notary!

Just upload your document using email, cloud or dropbox, or other app with similar capabilities and then prove your identity by taking a photo of your ID. Never mind that 100 signing companies also have a photo of your ID and can claim to be you! Then, you can be connected on video “face to face” (or non-face to non-face) and then the notarization will take place. There is a $25 fee per notarization and the app is FREE.

Next year they will probably come out with the Marriage App, where you can marry a nice Russian girl (no questions asked). The app will process immigration paperwork and even find a flight for your new honey to board to come to the United States. If you don’t like her, just use the new app called SwapWyfe and get a new Russian beauty (who looks good without make up).

A Notary told us our Certification was approved by 1st American

I was calling Notaries up to inform them of the merits of our certification program when one tole me that our certification has finally been approved in the real world. He told me that 1st American Title is now accepting NNA or 123notary.com certification. Personally, I feel that our test is harder than NNA’s, so why accept anything else?

Let us know if you come across companies that like our certification. The people who use our site give double the business to those who passed our test and have our icon which is proof of the pudding so to speak although proof is off my diet — but, pudding isn’t!

The Universal Residential Loan Application — AKA, the 1003

The Universal Residential Loan Application is a common loan document. Also known as the 1003, this document is very disturbing to the borrowers as it contains routine errors in its personal information about the borrower. This document goes over where the borrower is from, their age, where they went to school, what their income is, and social security number. It is very common for the clerks who create this document to make a plethora of mistakes.

There is often a blank page on the 1003 that says, this page intentionally left blank. That bothers borrowers as well. Some like to put a diagonal line through that page.

Backdating. Sometimes the 1003 is backdated or the lender will leave instructions not to date it at all. Why? Because the borrower, most likely, has submitted a more user-friendly form to the borrower, of which contains the same information that the 1003 does. At a closing you are often pretending that you are signing the 1003 when the borrower filled out an earlier version of the application several weeks prior to the signing. As a Notary, just don’t backdate Notary documents. But don’t worry, this one is not a Notary document, and you aren’t backdating, the borrower is.

Signing and initialing. There are different formats for the 1003. Many of the pages have one-centimeter initial lines in the bottom right corner. Keep your eyes peeled, as the different formats of this document have different arrangements. On some variations of this document, one of the pages is blank for the most part. Sometimes, you will need to have the borrower initial and sign the same page (which seems strange). Sometimes the initial lines aren’t easy to see. Sometimes you initial on top. Just make sure to check the document through and through. If you are not sure if a particular document needs an initial, it is generally a good idea to have the borrowers initial it. When in doubt, initial.

The good news is that the information in the Universal Residential Loan Application is not binding. Just make sure that the information in your Closing Disclosure or HUD is correct because that is final and binding information.

FASS has a brand new app

FASS has a new Faxing App you can download. This app is so important since so much faxing is required. I don’t know how the app is used since I don’t do faxing anymore. But, the following banks below require fax backs on many of their documents. See the list.

Ditech Financial, LLC Investment, Second-Home, and Non-Rescindable properties or when notated in special Instructions, 100% of the entire package MUST BE scanned/faxed back immediately and you would need to plan your schedule accordingly.

Freedom Mortgage- certain critical documents on all Freedom signings must be scanned/faxed back immediately.

Bank of America- certain documents on all Bank of America signings must be scanned/faxed back immediately and you would need to plan your schedule accordingly.

Wells Fargo- CRITICAL DOCS on all Wells Fargo signings MUST be scanned/faxed back immediately and you would need to plan your schedule accordingly.

All other lenders: Some lenders might require critical or all documents to be faxed back on case by case bases.
***Please be sure to review the Signing Agent Checklist for faxback requirements. Documents should be scanned/faxed back within 4hrs of completion of signing.
*** You must upload all documents to the order prior to closing/completing out order. If you complete the order prior to uploading the documents, the upload feature will not be available and a traditional faxback would be required at that time. (Quality issues will not be voided.

Startup Apps that could ruin the Notary business

If you think that technology is changing faster than you can deal with. You are right. But, the worst part is that new technology is putting a lot of Notaries out of business. Snapdocs makes it easy for companies to find low cost competition. 123notary is getting more clicks than it did when Snapdocs came around, but Notaries are complaining about the low cost competition. So, here are some new startups to watch out for.

Notaryz
This company makes it possible to get notarized via web-cam (not legal in many states) or get a Notary to come to you for $30 plus parking. Notaryz doesn’t encourage tipping, but they don’t forbid it either. If you want a Notary who specializes in loan signing, Notaryz will tell you how those Notaries performed on the standardized test they have. Notaryz will also connect you with 3rd rate Attorneys who can’t get a real job who will give you discounted help drafting Powers of Attorney, permission to travel or other documents without you having to leave your desk. Notaryz is doing some brisk business, however is dealing with some tough competition from “PersynallyAppear” — an app that finds you a Notary who will personally appear before you without any digital signatures or web cams.

Roomyz
Are you upset with your roommate and want to pull a prank on them? Well, this new app called Roomyz is for you. They will play a joke on your roommate, send flowers from a nonexistent admirer, or throw water on them while they are leaving the house. Just download a photo of your roommate, use the dropdown menu to select the prank of your choice, or use the text box to indicate a customized prank, and let Roomyz do the rest. You can select from pranksters with reviews and pay them using our “pay once completed” app. Roomyz will take 15% of the proceeds, the rest if for the agent.

PayMyNotary
This app might be a little more popular with Notaries. If Notary can submit proof that a job was assigned to them and the journal entries to prove that the job was done (or somewhat done) then PayMyNotary will go after the signing company who hired you. They will fax, text, call, send threatening demand letters, contact Title, and even go to the Better Business Bureau. PayMyNotary will even contact collection agencies using the new app “Kullect” to get companies to pay.

Kullect
Kullect will let a Notary choose from hundreds of collection agencies to find the best price and best terms to get signing companies to pay them. Just download the information about the Notary jobs done for a particular company, journal entries, and then Kullect will do the rest (unless the server is down in which case you’re on your own.)

NotaryStandUp
This app sends daily jokes to Notaries that they can tell their borrowers. Every day, you get fresh new jokes, so there is no danger of telling the same joke twice. You might get fired by a few signing companies using NotaryStandUp, but you will laugh all the way through the process and your customers will swear that you are a “Stand Up Guy.”
