What do people like about being a mobile notary?

There are many reasons why someone would become a mobile notary. There are also other reasons why a person might continue to be a mobile notary. Here are a few.

1. Work your own hours
Are you tired of the 9-5 hussle and hassle? Working your own hours is great. You can also do other gigs between notary jobs, or take other gigs when there normally aren’t any notary jobs. You can also work a part time or full time job and keep doing signings.

2. Drive
Some people were born to be on the road (again). If you love to drive, being a mobile notary will keep you busy. You can work on the road, eat on the road, and just remember not to sleep on the road as that might be dangerous.

3. Meet new people and then notarize them
It is like being in the armed forces. Go to foreign countries, meet new people and then kill them. Instead of killing them, you notarize them — it’s the next best thing — trust me. You will meet people from all walks of life. You will know every end of the spectrum of middle class (boring) as well. Just like a snobby British upper class lady once said, “A marriage made in middle-class — how pedantic.” And then the sarcastic New Yorker said, “She could have done worse.” So take your pick. You can also meet criminals, kidnappers, arsonists, frauds, strippers, porn actresses and more. But, for the most part you will meet very “pedestrian” middle-class Americans who are so boring that you should have a cup of Joe before the signing to ensure you don’t fall asleep. On the other hand if boring is your thing — you will meet the right demographic. On a brighter note, if you live near a fun town like Santa Monica or Hollywood, you might meet more fun people.

4. Deter fraud
It brings meaning to my life to be part of reducing the amount of fraud in this world. Fraud creates uncertainty and suffering and the angels would prefer that we keep our world clean and orderly and that is why I believe they chose me to run this directory as I try to keep things ship shape. Notaries who are thorough make it very hard for frauds to get away with anything. Using that raised seal embosser on every page of every document you notarize, checking ID’s carefully and thumb printing makes it hard to do anything suspicious.

5. Reading our blog
Some Notaries like being a notary just so they have a legitimate excuse to read our zany blog. Yes, the comedy articles on the blog make the whole nightmare of being a mobile notary all worth it in the end. Laugh your way to success.

6. Money
Believe it or not, some people make good money in this profession, or at least used to. And others make a good supplement to their income too. If you are efficient allocating your time, you can make good money at least on an hourly basis. You should see what Carmen rakes in for very quick jobs taking less than an hour from door to door.

7. Retirement
Being a mobile notary is a great way to spend your retirement. It is hard to work full-time as an elderly person, but as a notary you can work as much as you feel up to it.

8. A good job after you have been in Mortgage
If you were in Mortgage for years, being a mobile notary is a natural continuation as your knowledge will carry over to a particular extent as a notary.

9. Stamping
Some people find it theraputic to stamp things, and as a notary, that is what you do every day. It might make you feel official.

10. Reading up on legal aspects
Being a Notary means you have to read up on the legal aspect of being a Notary Public. You need to know all of the identification procedures and all of the various notary acts. There is a lot to know and many people enjoy learning the legal distinctions. And then there are others who are so afraid to commit UPL that they fail to learn Notary law themselves and end up committing crimes out of ignorance on a daily basis. You might like giving Oaths too — I swear! Hmmm.

So that concludes my little article on why you might like being a mobile notary. I hope that you all now see the positives in your career and don’t regret being in this profession.

Studying to be Elite Certified is worth $533 per minute

Most Notaries don’t want to bother studying. They are lazy, not well educated, and have a bad attitude in general. Additionally, most of them do not care about their work, don’t care about safety precautions, and most of all don’t care how they treat me. The purpose of being Elite Certified is to prove that you are one of the good Notaries who does care and who represents the top 2% of Notaries in terms of knowledge.

It is unclear how long it takes to study for the elite test. That depends on how much you already know. Let’s say it takes 10 hours to study — what are the benefits if you will be in business for another ten years?

$14 more per signing.
Elite Certified Notaries get paid $14 more per signing based on a poll than uncertified Notaries.

Double your work
I cannot say how much extra work Elite Certified signers get, but their clicks are far higher than the rest, so I will estimate realistically that it is about double.

Before vs. After
If you were getting five signings per week at $100, and you get ten signings per week in the long run at $114. that means you go from an income of $500 per week to $1140, but your expenses don’t go up. Over the course of ten years that is $570,000 in income compared to $250,000 which is $320,000 extra income. So, your ten hours of study netted you $320,000 extra income. Ten hours of study is 600 minutes which means that each minute of study is worth $533 in the long run.

Most Notaries typically make very bad financial decisions. Most of them chose not to get educated. Most of them chose not to try hard at their job or career. Most of them chose and choose not to study hard for my tests. They would prefer to spend time at a birthday party or working for $20 per hour rather than to study for the elite which is worth $533 per minute! If you are having trouble making up your mind, just ask yourself —

Do you prefer 30 cents per minute or $533 per minute?
Most Notaries actions suggest they prefer 30 cents which is exactly what they get if they get paid at all.

10 reasons to get 123notary certified

Back in 2004 to 2012, many people wanted to get 123notary certified and studied hard to get this designation. In the last few years, we retested our certified members and found that the overall skill level of people on our site had declined a lot and that most people were not willing to study. This is a huge mistake. Title and signing companies care about experience above any other qualification. However, they still reward people for knowledge and the clicks and jobs dispatched prove my point. If you want to have an edge over the other Notaries, 123notary certification is one of the most effective investments of your time — the other two being reviews, a stellar notes section and accumulating mass amounts of experience the old fashioned way. Below are some significant benefits for 123notary.com certification.

1. Get more clicks (but, not on route 66)
123notary certification currently gets Notaries an average of about 30% more clicks to their listing. It is one major factor of several that determines whether or not your listing will even get looked at. More clicks typically translates into more jobs, however, this relationship is not directly proportional. 30% more clicks in real life would translate into 40-50% more jobs. Many people will click once on your listing during a query. But, if they give you extra clicks, that means they are strongly considering hiring you which is why the click to job ration is disproportional and in your favor.

2. Get more jobs from Title
One Notary wrote to me after he failed his certification retest audit. He said that calls from title dropped altogether the minute I took his certification icon away from him. Many Notaries who master our materials like the fact that they know what they are doing. At the risk of sounding more like a deodorent commercial — many signing agents have told me that the feel happier and more confident talking to title and going to signings. Yes, they spend many grueling hours studying for our test, but they feel it was worth it and I respect their diligence.

4. Be one step closer to elite certification
You cannot just become elite certified at 123notary. You need to have a solid understanding of Notary procedure and vocabulary as well as a 123notary basic certification. Certification brings you one step closer to being ready to study for the elite test which is very different material and much more obscure.

5. 123notary certification is sought after by particular companies
I have gotten correspondence from Notaries who claim that 123notary certification is informally recognized by 1st American Title among others.

6. You will be a safer Notary
Many Notaries put themselves at legal risk because they do not know the legal significance of how they handle situations. Not keeping your journal correctly could end you up in trouble with the FBI or a Judge in court. Not keeping thumbprints could get you named as a suspect in an investigation as it looks like a cover up. Doing cross-outs when it is not necessary can get you in trouble with certain county recorders or Lenders. Knowing what you can do, and knowing what you can do that is prudent are two different questions. Learn how to please your client without creating liability for yourself by mastering our Notary materials. We have written blog articles where Notaries have gotten into legal trouble and had to pay up to $20,000 to defend themselves when they were innocent. Imagine how much easier it would be if you kept proper records and acted prudently at all steps along the way.

7. Multiple certifications make you look serious
As someone who deals with Notaries all day long, I can attest to the fact that I have a higher level of respect for Notaries who have three or more certifications. Those who just get the NNA certification and say, “That is all I need.” seem like underachievers to me. I have a higher opinion of those who took notary2pro, NNA, and 123notary certification, or Loan Signing System. When I was a Notary I got certified by five organizations to give you an example of someone who takes this business seriously.

8. Make $8 more per signing.
We did a poll many years ago and learned that our 123notary certified members average income made per signing (according to their claims after a mass email was sent asking them how much their average signing netted) was $8 higher than people not certified by 123notary. Elite members made $14 more per signing. Making more income per signing means that after expenses, you will be making a lot more per year. The extra income could add up to $5000 to $10000 extra per year for a busy Notary which might be $200,000 in their lifetime. It only takes ten hours to do a good job studying for our test. Is your ten hours worth $200,000? That’s $20,000 per hour. What else can you do that is worth that much even if you do brain surgery (or are a hitman) on the side?

9. Get perks from 123notary!
If we notice you are 123notary certified, you would be more likely to get opportunities for free or paid upgrades that the others might be overlooked for. Stop being overlooked and get certified today! If you are late paying your bill, we might give you a little longer grace period. And in general we will value you more because you represent knowledge, quality, and come across as being a serious Notary. Over all you will get better treatment from 123notary if you pass our test.

10. Be more fluent explaining things to borrowers
In real life there are certain things you can and should explain to the borrowers while there are others that you should refer them to a professional about. If you pass our test you will know where to find the prepayment penalty, how to explain the APR, what is on the HUD or CD, and when their first payment is due. You will have this information memorized. You will know that a signer can legally presign an Acknowledgment (in most states) whether the Lender “prefers” that or not and how to administer an Oath without falling on your face. You will be more professional and smooth in all of your transactions.

SUMMARY
Certification will help you get more clicks, get more work, make more per signing, be smarter, feel better, be a smoother Notary, and get on the good side of 123notary. It only costs a few hours of study and a small fee, so the only thing holding you back is lethargy. Get off your assets and get 123notary certified today!

Notary IQ Test: 123notary is to Snapdocs what…

Here is yet another Notary IQ test to test your Notary knowledge and thinking skills.

1. A Jurat is a Notary act that:
a. Has to be sworn to.
b. Has to be signed in front of the notary and sworn/affirmed to as opposed to an Acknowledgment which doesn’t have to be signed in front of the notary.
c. Has to be affirmed to. It is bad to ask people to swear as that might offend certain people.
d. Requires a Jurat certificate and an Oath or Affirmation.

2. Acknowledgment is to Jurat what:

c. You can identify the document in multiple facets on the certificate so that it would be obvious if the certificate were swapped out to a different document.
4. To prevent someone from using the certificate on another document.

8. The most effective use of an embosser would be
a. To create a raised impression on all pages of every document you notarized to detect page swapping after the fact. Also, to prevent page swapping onto other documents that were not notarized by you.
b. To create a really large Oreo cookie.
c. To look hype when you arrive at a notary appointment — check out my embosser yo! Stainless!
d. You could use it as a weapon in case the signer tries to attack you — hey, it happens.

How long does it take to get through a signing?

Most Notaries allow around an hour for a signing. But, for a HELOC, Reverse Mortgage, or other longer packages, the timing can be unpredictable.

I did a huge construction loan for someone. I was in and out in 20 minutes with a 180 page package. He was a business professional and knew the drill. He didn’t read. He just signed. There are others who read all day at your expense.

One Notary claimed her average signing is 45 minutes. But, it depends on the lender and the type of package, type of borrower, number of pages, etc. Another Notary on Linked In claimed 45 minutes to an hour. A third Notary claimed 45 minutes as well. A forth Notary kept track of her signings over the course of a year and came up with the figure or 45-75 minutes unless there are multiple signers in which case it might take 15 or more minutes longer.

Older clients (the kind that leave their left blinker on for half an hour in Florida) might need 90 minutes for a signing. They can barely see their pen, so how can they possibly know what they are signing?

Summary
The considerations for how long a package will take to complete should be thought about in this order.

Age
Age determines how long a package will take to complete more than any other factor. Elderly people cannot see well, can’t hold a pen well sometimes, and get very tired. Allow a lot of extra time for Reverse Mortgages, Hospital signings, etc.

Experience
Professional businessmen can get in and out of a signing quickly, unless they make you wait for their busy partner to arrive which might take an additional ninety minutes without waiting time unless you negotiate well.

# of Signers
If you have five signers, you might be there for a while. They will have more bathroom breaks, more showing up late, and if even one doesn’t have proper ID, that throws the whole game off.

# of Pages
A fast signer can get through a long package quickly. But, a “reader” will take forever. The type of sign(er) is more important than the type of sign(ing) as a professional signer can whip through a 300 page loan faster than a nit-picky suspicious “reader” can get through an 80 page signing, especially if they have to call their lender.

Prepared Lender
If the Lender on the loan prepares his borrowers well, the signing will go fast. But, what if you get a Lender who waits until the last minute to fill in the blanks. You will be at the signing over an hour with a Lender like that. I had a best client who never prepared his borrowers well. The money was not bad, but they really took advantage of my time. Most Lenders have a few screws loose, and the Notary is the one who pays for that.

# of Notarizations
I was a fast Notary and could do 11 notarizations for two people = 22 notarizations in less than half an hour. But, it is a lot faster to do one notarization especially if the signer whips out their ID quickly (use a stopwatch for measuring that.)

What are dangerous places for a Notary to be?

Female Notaries think a lot more about safety than males do. But, even big strong guys can get into danger. If someone is crazy, they might attack anyone, even a big strong guy with a military background.

People’s houses at night.
Going to people’s houses sounds scary. But, in real life, if they have been screened for a Mortgage, they do not stand much of a chance of being dangerous, at least in my experience. However, their neighborhood might not be good at night.

On the other hand, going to a house for a single document might be dangerous. You don’t know who these people are, they have not been screened, and you might be going there at night.

Realistically, the danger is more than you will get into a car accident or bitten by a dog than have an incident with a crazy human being. In my twenty years in this industry I have heard of one Notary getting pushed down some stairs. That is out of 60,000 Notaries on hundreds of millions of assignments.

You might be okay at the house but run into gangs at the local gas station – it happened to me, and we covered it. I know a thing or two because I’ve seen a thing or two.

You might be at a tenement building and some rowdy intoxicated people might be outside. I have heard of this happening once in The Bronx. You could also get harassed by hoodlums on your way back to your car. It might be time to have the appointment at a Starbucks in a better neighborhood. But, it’s up to you.

Nursing homes
If you notarize at nursing homes, your chance of ending up in court is high. That is another type of danger.

Cafes
Some Notaries might notarize at a cafe late at night. Our local taco place is notorious for having crazy people, arguments, and police. The problem is that the police don’t seem to be there at the same time as the crazy people. Just because you are at a “safe” neutral location doesn’t mean a meth addict won’t walk in and start trouble. Being afraid of your clients is a legitimate fear, but the real danger is more likely from a drug addict, bad driver, or inclement weather.

Jails
Many Notaries are afraid to notarize at a jail. That is the safest place to notarize because the bad guys are on the OTHER side of the bars and there is tight security and check points.

The Street
If you notarize on your trunk on the street, you could get hit by a car. I had to park illegally and made the signer come out to sign on my trunk. They complained. I said that this is the only way I could do it otherwise I would have to leave as there was no place to park.

General Tips
It is generally a good idea to be aware of high risk individuals. Those who seem intoxicated or who are acting unusually. People might seem agitated, angry, or afraid for example. Additionally, people might get upset if you refuse to do an illegal notarization and that could trigger a situation. Other people might get upset that their rate is higher than expected. You need to know what to say and how to handle these types of situations. Personally, I have been to about 6000 total signings two thirds of which were loans. I have never been in a dangerous situation. The only disconcerting situations I have had involved animals and gang bangers who were “around” when I went to bad areas to do signings. But, these dogs and gangsters didn’t actually actively do anything to threaten me — I just felt threatened by their presence. Maybe I am worried about nothing. Maybe I overreact to certain things because I am not from that type of neighborhood and because I don’t like dogs.

As a rule, use your senses, and if you feel something is not right, step out. Also, make sure you know your escape route, because there is a small possibility you might need to use it.

What do successful Notaries do that you don’t?

We all want to be successful and we all think that we are experts at our job. But, are we really? Here are some things successful Notaries do that the others don’t do.

1. Keep your profile managed regularly.
What does this mean? You have to login, make sure your hours, counties, notes, and reviews are as current and thorough as they can be.

2. Keep your knowledge up and keep reading.
Serious Notaries read the various blogs and forums. They also take courses and get certified by more than one agency. Instead of claiming to be so great, they get a reputed third party such as the NNA, 123notary, Notary Rotary, etc., who has an impartial test, passes the test and then has credibility. Serious Notaries keep reading and have a never ending thirst for knowledge.

3. Knowing who to extend credit to
This is one of the hardest aspects of being a Notary. The tendency is to get as many jobs as possible. But, smart Notaries say no to bad jobs, jobs from companies that have payment issues, or jobs that pay too little. As a Notary it behooves you to have standards, but try to keep the standards reasonable as well, especially if you are new or if business is slow.. Don’t let companies rack up a huge bill. If they owe you more than $300, then ask them to pay up before you do more jobs, or Paypal you for future jobs.

4. Setting terms and having contracts
This is for the very advanced Notaries but some people do have a contract for others to sign. This is taking the upper hand and others might not be willing to sign your contract unless you are a top notch Notary — after all, why should they if you are a slouch?

5. Scheduling
Successful Notaries know how to schedule their day and get rid of packages fast so that they are not late.

6. Equipment
Good Notaries have top notch equipment and fix it fast if it breaks. They know how to download anything, anytime and anywhere and don’t make excuses. A good dual tray laser printer is a good place to start although you need good scanning and faxing equipment as well

7. Watching your email
Jobs can be dispatched through apps, email and by phone. So, a good Notary keeps a constant watch of all of these mediums.

8. Other sources of income.
Relying on Notary work when times are slow doesn’t make sense. Smart Notaries realize they need to diversify. We have a handful of full-timers who make a full living at this job. But, the majority cannot, so try to be realistic and have multiple streams of income.

Notary fined $385 for botching a Notarization

Many of the Notaries on our site are so incompetent about communication and Notary practices that I shutter to list them. The fact is that I am not always informed when Notaries get in trouble. I would like to hear more stories of Notaries who goof and get in trouble because I want to learn how to prevent the problems from happening in the future.

The fact is that a Notary in Louisiana (I don’t remember clearly the name of the state but think it is Louisiana) did a Notary job for a loan signing. The Notary was new and had no idea what she was doing. There were numerous mistakes on dates, signatures, notarizations, etc. In fact there were so many mistakes that the Lender make the Notary pay for the redraw of documents. The bill came out to $385. Ouch. What a nasty surprise for this enthusiastic but clueless Notary.

The moral of the story is that you cannot just get a Notary seal and start working without knowing what you are doing. The states don’t prepare you at all for Notary work. Even California gives very little hands on training. NNA certified notaries have been trained in some basic aspects of loan signing, but that course does not teach basic Notary knowledge. So, if you think you “know what you are doing” because you are NNA certified, try taking NNA’s Notary Essentials course first. It is better to know how to be a Notary than a loan signer, because most of the mistakes notaries make are either rudeness, leaving people high and dry, not following directions, or you guessed it — Notary mistakes. Notaries very rarely get in trouble for not knowing their loan documents and rarely get in trouble for dating an RTC wrong although it could happen.

So, become an expert at being a Notary. You can get into trouble with me if you don’t and trouble with the law, lenders and customers as well. Knowledge is power and ignorance comes at a high expense.

123notary recommends
When starting out, a less expensive, but reliable printer might do the trick. But, if you get good business you should consider having two printers. A fast one for home and a small one with a good power source for your vehicle so you can print on the road which saves tons of time going home to print. Here is what we think you should look for:

1. A reliable brand.
Notaries in the business seem to like Brother best with HP as a second choice. Model numbers that experienced Notaries like are above.

2. Dual tray
means that the printer has two trays. You can use one tray for legal and the other for letter sized paper. Title companies prefer dual tray. It is more professional and means that you don’t need to use special software to sort out the different sizes of paper using a single tray.

3. Speed of printing.
You will be printing a lot if you do loan signing. If you do four packages a day that are 100 pages per package, and all need borrowers copies, that is 800 pages. If you have a printer that prints 45 pages per minute, your job will be done fast. Otherwise you will be sitting and watching for a very long time while your assignments print.

4. Replacement ink or toner
I do not use dual tray printers myself and have been out of the signing game for a long time. If you have a printer that uses ink, make sure you have a few good sources to get replacement ink, order in bulk, and have it in your pantry ready to go. Make sure it is affordable too, otherwise your yearly ink bill will be a tax deduction that is a little too good. If your printer has a toner cartridge, research replacement parts and their costs and how many pages it covers to estimate your costs over the life of the printer.

5. Repair
If you buy from a well-known brand, it will be easier to find places to repair your product. Hopefully, you will never need a repair. You might have a back up printer too just in case you have to leave your printer in the shop for a few days.

Elite Certification will benefit you for the rest of your life

It sounds ominous, but could be good too. Like if it were a goose that laid golden eggs. How can one possibly get such a goose? Easy — from 123notary!

Many Notaries say, “I studied already, why do I have to study again?” The answer is that in any profession, to keep you up to the highest standards you have to keep studying. And we have raised our standards and want to raise you with our standards. In the old days, we only asked a few questions to elite certify people because we were not organized about that particular test simply because so few people would take it. Now, we are giving it for free to many, and asking several dozen well organized questions falling into several categories. But, let’s do a cost and benefit analysis.

Cost – Free, but you need to invest 5 hours
It might take a few hours to study for the elite quiz. However, it does not cost money now. We used to charge $179, but now it is free, and lazy Notaries are not jumping at the opportunity because they want to get paid for services when they don’t understand what they are doing (despite their claims of being an expert.) I quiz people all day long and only 3% of you guys know what you are doing regardless of how many decades you have been doing Notary work incorrectly or illegally.

Just review basic notary acts and procedures. Review which documents cover what topics. Review the advanced elite topics in our study guide. It is not that hard and you can learn it.

We might want to do brush up quizzes from time to time, and you might have to review, but it is given with the intention of being a life designation. Whatever studying you do will benefit you with this icon for the rest of your career — day after day, month after month, year after year.
