Notary Marketing 102 — Getting Paid

Many Notaries complain that they don’t get paid on time. The problem is complicated. Many signing companies are also not getting paid because they are also not careful of what clients they do business with and their contracts are often not air-tight. The problem of getting paid is several fold. You have to do good work, otherwise you will be the last to get paid. You have to background screen companies, otherwise you will work for the worst. You also have to be aggressive in billing. Below are my formal suggestions:

1. Be the best at what you do
If signing companies value you because you are the nicest and most dependable notary in the business, they still might not pay fast, but they will feel motivated to pay you – otherwise they will lose you. And nobody wants to lose their best Notary.

2. Ask for References
If a company doesn’t want to give you references they are probably not worth working for.

3. Screen companies first — Read about them on the forums
Notary Rotary and 123notary keep information on what Notaries say about companies on our forums. You can look up hundreds of companies. We also have a list of signing companies with reviews on our site you can reference from a mobile phone!

4. Keep good records.
If you keep stats on how long it takes companies to pay you, and do the math to create averages for how many days it takes, you can avoid the companies that pay slowly.

5. Have a credit limit for each company.
If a company has proven to pay quickly and on time, you can offer more credit. But, for newer companies or slow pays, I would not offer them more than $200 in credit.

6. Bill weekly
If you keep after companies that owe you money by emailing them bills and calling about the late ones, they are not going to enjoy being harrassed. They will be more likely to pay you.

7. The letter from hell

8. Protect yourself with a contract
If you have a contract that goes over how much you get paid for last minute cancellations, printing, and if the loan doesn’t get signed, you will have legal grounds to get paid. There are many situations you can protect yourself from with a contract. Getting others to sign your contract will only happen if you are one of the best Notaries, so don’t get your hopes too far up.

9. Physically show up at the signing company
If you are within driving distance, you can have a personal appearance at a signing company and camp out until you get paid.

10. Sent a letter from an Attorney
Many Attorneys send letters for a low price if you shop around. Nobody wants to get sued, so have a letter written and get paid fast.

What types of questions should we be asking Notaries?

I know I know — since you are paying me, therefore you can commit bloody murder and I should not even utter one word about it. But, that is not true. If you do bad service for our users, then you are causing damages to my business – so your knowledge level and performance is my business! But, once again, we ask Notaries questions routinely, but what should we be asking?

Questions about following directions
Questions regarding tricky scenarios
Notary technical questions including certificates, oaths, journals, rules, identification
Document related questions
Higher level complicated questions that we only ask for the elite.

Do you guys have suggestions for what matters to you if you work in title? What do you think I should ask? What do you ask Notaries when you hire them? I strongly recommend asking a few questions to see if the Notary is a dimwit or is capable of thinking and communicating clearly (a rarity.)

Following directions is more important than you think

We quiz people on all types of topics ranging from Notary questions, loan signing questions, to situational questions and following directions. The problem is that only 50% of our seasoned Notaries follow directions and the newer ones only about 25%. These are not good odds if you have something to lose.

People who use 123notary are often title companies or brokers who could lose thousands in commissions or fees if you goof on their loan. Knowing what you are doing (not claiming to know what you are doing but actually knowing) is part of the equation. But, following directions is the other part. Many Notaries just ignore what you say and do what they normally do rather than following directions.

I have two recent stories of brokers who lost large amounts of money because the Notary did not follow directions. One lost $5000 because the Notary did not show the pages in the order he was instructed to. The result was that by the time the signer got to the document that the broker needed signed to get a commission, he no longer wanted to sign. In another case, a broker lost $3500 because the Notary did not follow directions about something else.

Then there are the Notaries who don’t bother to learn how to fill out a certificate form. If you forget to initial a change, the entire loan might be ruined or put on hold. I get so many complaints of Notary mistakes that it isn’t funny. Then there are the Notaries who do not fill out the additional information on a loose acknowledgment, and then the acknowledgment gets attached to a different document. Next thing you know you could end up in court.

So, sloppy work, incorrect work, and not following directions can get you in big trouble fast. Not keeping a good journal could also get you in trouble, but the trouble might not come for years. But, errors on certificates will get you in trouble fast!

Winging it as a Notary

Many Notaries get into the signing agent profession as a way to make some quick cash or at least make a supplemental income. What they don’t get is that being a signing agent is mostly about being a Notary Public. If you don’t know how to be a good Notary you might run into situations as a signing agent you might not know how to handle or even situations that can get you into legal trouble.

Carmen always tells me that most Notaries are just “winging it” and don’t bother to study to be experts in their field because they don’t think they need to. Being a signing agent requires no specific skill. Just sign as the names are typed in the document and initial where it says to initial, get the docs fedexed back on time and you are done. There might be some faxing or scannning too, but it is not a high skill profession unless…

Unless you want to really know what you are doing. But, what is there to know?

1. Basic Notary Procedure.
Most Notaries think that being a Notary involves stamping forms, but there is a lot more.

(a) There is correct journal filling outing procedure (your only evidenece in course and 15% of full-time signers end up in court at least once,) as well as…
(b) Knowing when to say yes or no to a request which requires knowing something about Notary law and prudency.
(c) Administering Oaths
(d) Knowing the difference between the various Notary acts
(e) Identifying people in prudent ways. Perhaps that should be #1 as it is the most important.
(f) Taking thumbprints as a backup just in case the ID was fake.

2. Introducing the Documents
Knowing how to introduce the loan documents is very different from knowing how to answer FAQ’s about the documents. You can memorize two sentences about each document to introduce the documents to borrowers.

3. Answering FAQ’s
If borrowers want to know which information is where, you had better know, otherwise you are not a signing agent, but only a point and sign Notary. There are many FAQ’s that people might ask. Do you write them down so you can master answering these questions or do you just wing it and hope for the best. What makes a professional is being prepared which is something few Notaries comprehend.

4. Dealing with snags in signings.
There are various things that can go wrong in a signing.
(a) The borrower has a question and the Lender doesn’t answer.
(b) The eDocuments don’t come on time.
(c) There is a cancellation while you are en route.
(d) The borrower doesn’t want to sign either because they don’t understand something or don’t like one of the terms.
(e) You have a package with an unsigned document and don’t know whether or not to drop it because nobody is answering your calls at Title or at the signing company.
(f) The borrower is upset because they are asked to sign John Emanual Smith when they never sign that way.
(g) The borrower hits the roof (and builds a sleeping area attached to the roof) because they find out they are in a flood zone.
(h) At the last minute the borrower finds out they need a cashier’s check.
(i) The borrower won’t swear under Oath because they are an Athiest.
(j) You are notarizing for John and Sally, but Sally is not able to arrive, but the Acknowledgment has John and Sally pretyped in there.

There are many snags, situations, and times when you need knowledge and experience as a signing agent. And then there are the “soft skills” like knowing how to dress and deal with people which matter equally as much if not more. If you go through your career trying to know as little as possible and respond adversely when people ask you questions or have demands of you, you will not do well in this job. Try to be agreeable, responsible, communicate well, and know your stuff. They you are giving yourself a chance and will make our lives easier as well.

The way you treat Jeremy might be the same way you treat Title

Many Notaries think they can be stubborn and difficult with me during our interactions. The fact is that I assume that if you are rude to me, that you will also be rude to title companies. Then the Notaries say that because they are paying me, they have the right to be rude to me. What an attitude! These are the same people who think they have the right to claim to know what they are doing when they don’t.

Then I talked to Jen who confirmed my theory. She had many title clients and she said that if a Notary is rude to me, they will be rude to others too. I was thinking that since Notaries get paid by title they will start out polite. But, if anything goes wrong, that the rudeness will come out fast.

My spiritual master says that if someone is rude to one person, then they are just rude and will eventually be rude to everybody. I have no way of proving this true. But, I have seen behaviors of friends who were hostile to strangers. This hostility came to me too, but not right away. I had to wait six years to see that hostility come back to me, but it came loud and clear.

So, if you see red flags, don’t discount those flags. They are real, and the consequences of the behavior is real too.

123notary is a directory that caters to Escrow and Title. We need professional Notaries who take their job seriously. Otherwise, the end users will get a bad impress of me, and I can’t afford that. So, treat me professionally, otherwise I will assume you are unprofessional towards everyone sooner or later.

Letter to Donald Trump about the sad condition of American Notaries

Dear Donald Trump,
I run a nationwide Notary Public directory called 123notary.com and have some sad commentary about the general state of affiairs in the Notary industry. The most pressing is the dismal quality of the knowledge of general Notaries about their rights and responsibilities as well as the poor level of screening that the state notary divisions engage in.

Since you have entered office, my personality has changed. According to feng-shui principles the members of an organization tend to take after the leader of the organization in some subtle or not so subtle ways. Since April, I have been preverbially draining the swamp of “fake notaries.” Some people with absolutely no Notary knowledge whatsoever are commissioned by states run by idiots who will commission anyone — sad! What the states don’t realize is that bad Notaries are a danger to society by empowering and facilitating identity thieves. An improper notarization or improper bookkeeping at a notarization done by a shoddy Notary can make it easy for an identity thief to drain a person’s equity from their property, steal their property, or defraud people in other ways.

In a nutshell, the real problem is that the states do not screen their applicants, do not educate applicants in all aspects of Notary education and do not have sensible testing either. California’s screening is far better than any other state, but still falls short of the mark as our local California Notaries do not always know how to explain notary acts, keep proper records, or which acts are legal versus illegal to do.

My solution is to suggest some Federal guidelines with Federal enforcement. Since the states don’t enforce proper notary procedure with the exception of California who audits journals (but, not anything else), it is necessary for the Feds to step in and add another thin, but intelligent layer of regulation to the industry. Here are my ideas.

1. Standardized Notary Education and Enforcement.
Many states have differing Notary Acts, and that is not a bad thing. However, if there would be a core of universal Notary Acts used in all states, territories, and military bases, that would make education and enforcement easier on a national level. The most critical elements to teach would include:

(a) Proper identification of signers
(b) Proper journal record keeping
(c) Oath giving (Notaries are required to do this but more often then not don’t know how or don’t bother)
(d) General understanding of Notary law, acts and procedures.

2. Reduction in the quantity of Notaries, with an increase in quality.
Judging the quality of Notaries might be hard for you to do, but I do it daily and have the art refined in certain ways. I will vouch for what I condsider the characteristics of a good Notary verses a bad one.

(a) An IQ of 100-120.
Being a Notary requires a certain amount of intelligence as a rudimentary knowledge of law, and applying the laws relating to Notary Public are required to perform the duties of Notary Public and faithfully discharge your duties lawfully while accepting lawful requests and declining illegal requests. Most Notaries do not correctly distinguish between what they are allowed to do and what is illegal and prefer to rely on what they feel comfortable with which is neither here nor there. Those unlawful Notaries need to be weeded out. Notaries that are too smart tend to leave the industry early and are not a detriment, but will not be likely to stick around.

(b) Attorney Notaries are not generally good Notaries.
Many states like the idea of having Attorneys do certain Notary functions such as loan signings. In my experience, Attorneys are over-priced, the least likely to be available, and also are the bottom of the bottom of the barrel in the legal world and are so incompetent that their average stupidity exceeds that of our average non-Attorney Notaries. I am not against Attorney Notaries providing they can pass a tough Notary test to prove their basic knowledge. Attorneys should also be declined any special privileges in the Notary world. In New York, I heard an Attorney can become a notary without a test at all which I feel is a mistake.

(c) A clerical background is desireable.
If someone has a background doing clerical work in a capacity which requires being picky and attentive to detail, that would be a good background for being a Notary Public. Notaries fill out certificates and journals and being nit-picky and anal precedes you as a good Notary. On the other hand a clerical background filled with clerical errors that have gone unnoticed for years would be a disaster.

(d) Being meticulous and having integrity.
Those who dot their i’s and cross their t’s are the types I would like to see as Notaries. Those who are ethical and care about safeguarding society are also idea. Having a generally good attitude matters too.

(e) Willingness to study and learn.
My biggest complaint about Notaires Public is that so few of them read their state’s Notary Handbook. If you aren’t willing to read your state’s laws and Notary rules, how on earth can you possibly enforce them?

3. Regular auditing of Notaries
Notaries need to know someone is watching them as few uphold the law. If Notaries are audited by a mystery person who appears to be a client, that client can ask them to do something seemingly illegal to trick them into incriminating themselves. This is the only reliable way to catch large quantities of bad Notaries. Having Notaries come to the county clerk for a pop quiz once a year is another highly recommended idea. The quiz should be hands on Notary work in addition to multiple choice questions. To audit all Notaries twice a year requires there to be less Notaries to audit.

4. Higher pay for Notaries
To attract good Notaries, there needs to be a good minimum wage for Notaries. I suggest $40 per appointment minimum on the East and West coasts and $30 in the interior states. Additionally, many Notaries travel and states should have minimum travel fees of $40 for appointments that are 30-60 minutes away plus waiting time. Travel fees should be paid in cash at the door or by paypal to eliminate what I call “Beneficial Interest” which is a term that depicts a person who is named in a document who stands to benefit from the document being signed in financial ways or by gaining privileges. By being a Notary whose travel fee is contingent on a document being signed, the Notary will be swayed to accept non-matching identification or comply with illegal requests so they will get their measely travel fee so they can pay their rent. Notaries who are poor are likely to bend the rules to ensure they get paid. Having travel fees paid up front as a matter of law will safeguard the public from Notaries having any semblence of beneficial or financial interest in a document or set of documents being signed.

5. Universal Notary Acts
Most states have Acknowledgments, Jurats, Oaths, Affirmations, and perhaps a few other acts such as Copy Certificaiton Safety Box Opening, Attestations, Witnessing, etc. The problem is that the rules for these acts are not always consistent across state lines which causes a lot of confusion especially to those of us who run nationwide Notary directories. I suggest these as universal acts.

WITNESSING
Some Notary acts require rigid identification rules. It would be nice for those who don’t have identification or don’t have identification with the correct name variation on it to be able to get notarized on informal documents in any case. Having a witness notarization with optional identification would be convenient without being a risk for identity fraud since the documents being witnesses would not concern large sums of money by definition.

A signer could:

(a) sign in the presence of the Notary in a witness notarization.
(b) Identification could be a choice of a thumbprint, an ID with a non-matching name, or an ID with a matching name.
(c) The description of the ID should ideally be documented on the Notary certificate for this act as well as the Official Journal of Notarial acts.

Some states already have an official notarial witnessing act. But, having universal and flexible standards would be wonderful.

ACKNOWLEDGMENTS
Formal documents such as Deeds, Powers of Attorney and contracts normally use an Acknowledgment. Acknowledgments in most states require:

(a) The signer to be identified by the Notary using state approved types of ID cards such as passports, drivers licenses, etc.
(b) The signer has to acknowledge having signed the document in the physical presence of the Notary in a non-verbal way by presenting the document to the Notary with the request for it to be notarized.
(c) California requires the signer to be named in the document
(d) There is an Acknowledgment certificate which must be embedded in the document in question or added as a loose piece of paper and then stapled to the subject document.

The first issue with Acknowledgements on a national level is that there are six states which specifically require an Acknowledged signature to be signed in the presence of the Notary Public while the act intrinsically does not require this. The second issue is that Notaries in states that do NOT require the Acknowledged signature to be signed in the presence of the Notary typically require the document to be signed in their presence because they feel uncomfortable with the alternative. Notaries let their petty comfort related concerns supercede the law which is a problem that needs to be dealt with and enforced. This constitutes the denial of a legal request which by definition is not legal as Notaries Public must provide the public with Notary work for all legal requests unless (in particular states) there is some legitimate reason why the Notary feels that it would not be safe to notarize the person. Standardizing the rules of Acknowledgments makes a lot of senses as that single act constitutes 80% of Notary work nationwide. For those signatures that must be signed in the presence of a Notary, there are other acts such as Jurats and Witness notarizations that require that.

JURATS
Jurats are notarial acts where the signers must sign in the presence of the Notary Public and swear under Oath to the document in some way shape or form. Whether they swear to the truthfulness of the document, or whether or not they signed the document using their own free will, or whether they agree to the terms of the document could all reasonably be sworn to. Most Notaries omit the Oath or give an Oath which makes no sense under the circumstances which is unacceptable.

OATHS & AFFIRMATIONS
Most if not all states have these acts. However, some states (such as Florida) require a certificate for an Oath. If a certificate is to be required, it should indicate the nature of the Oath. Florida’s documentation of Oaths does not require any indication of what the Oath was about. There is no point in keeping paperwork if the paperwork has no pertinent information on it. As a former Notary, I will vouch for the importance of issuing certificates as it is a record for the customer to keep of what happend. The more critical information the merrier (without going overboard.) Notaries need to be taught how to administer good and relevant Oaths and Affirmations as 90% do not know the difference. Oaths use the word swear and normally mention God while Affirmations use the word Affirm or state and leave God out of it which is something that ultra-religious and athiests both agree upon.

6. Thumbprinting
Journal thumbprints are a matter of contention. California is the only state to require it for Deeds affecting real property and Powers of Attorney. Several of the Notaries listed with us were able to provide critical pieces of information to the FBI which helped nail identity thieves, ponzi schemers and other fraudulent menaces to society. Many companies and individuals object to being thumbprinted which creates pressure for the Notary to not thumbprint unless required to by law. Therefor, the only way to safeguard the equity in your real property from being syphened by identity thieves is to require journal thumbprints nationwide.

Since journals are NOT required in all states, it would be necessary to require journals in order to require journal thumbprinting. I recommend a thumbprint requirement for all notarizations of Deeds, Living Trusts, Powers of Attorney, Subordination Agreements, or notarizations where the identification did not completely match the signature on the document.

7. Proper Journal Entries
Most Notaries who I deal with keep a journal, but do not keep it correctly according to what I consider best practices to be. It is common for Notaries to enter multiple documents on a single journal entry which is signed once by the customer / signer. This is a bad practice because it would be possible for the Notary or someone else to add extra document names to the journal entry AFTER the signing was over which would constitute fraud. It would also be possible for someone to accuse the Notary of fraud when he/she did not engage in fraud with such shoddy bookkeeping practices. Therefor, it should be necessary by law to have one journal entry per signer per documents which would be six entries if you had two signers each signing three notarized documents at a particular appointment. The primary purpose of a journal is not to please the state where the notary is commissioned. The primary purpose is to please judges and investigators who use the journal as perhaps the primary or only piece of evidence in an identity fraud court case or investigation. The journal is the only evidence a Notary Public has of what Notary work they have done, so it behooves society to ensure that journals are filled out prudently, completely and correctly.

How to negotiate signing fees like a pro!

There are several ground rules when it comes to negotiations.

1. The first offer rule
The person who makes the first offer will never get an optimal price. If you start the bidding first with a high price, you might just get declined without being given a chance. If you ask too little, you will miss out on more pay. If you let the other person make the offer, you will end up with more on average.

2. Whining ruins your image
Notaries are notorious for whining. “You only pay $70….. OHHHHHHH, why can’t you pay more?” Who needs this behavior? If you are such a great notary, you would have plenty of people offering you $125 to $150, and you would just hang up on these low-balling fools. But, if you whine like a baby, nobody will want to work with you even if you accept their pathetic offer. Most notaries are so bad, they are probably not even worth what the low-ballers offer them. Most notaries refuse to study to become fastidious professionals.

3. Take it or leave it
Sure, nobody likes fax backs, but don’t complain. You either accept the job or you don’t. If the signing has 300 pages per set of documents, don’t complain. You either say yes or no. When I do my billing, people always ask me, “What did I pay last year?”. My comment is that it doesn’t matter because last year is over, and that doesn’t effect what this year’s price will be. They want to waste my time looking something up for their emotional gratification which affects nothing. What a time waster. Don’t behave like this. If someone makes you an offer, you take it, leave it, or negotiate. If someone wants to politely negotiate with me instead of whining, they will get a lot farther. First of all I will value them more as a long term client. Second, I will know that they will behave professionally with the people who use my site — and I value that much more than how they treat me. Third, it is not a headache to deal with them. If I ask for $200, and you want to offer a polite counter offer, then go ahead. $100 would be rude because it is out of the ballpark. But, what about $150? Try it. I will probably say no, since my prices were computer generated using six inter-connected formulas. But, it doesn’t hurt to ask.

4. Getting companies to up their fee by $35 is possible
But, I know some very fancy notaries who are at the top of their game who get $50 companies to pay $85. These smooth operators get close-by jobs for $85 that are only a few minutes away. They have fast printers that print 45 pages per minute, so the double set of documents takes less than 10 minutes. They buy their toner or ink wholesale. They don’t whine — they PLAN, and they negotiate! So, in a little more than one hour, these seasoned Ninja Notaries get the call, print the documents, go to the job, get it signed, and get back home, and send the invoice. After expenses they probably made almost $70 per hour. Not bad! So, how do they do it?

5. How to impress the client
A seasoned notary will explain calmly how they are famous for doing clean-up jobs after notaries who didn’t know what they were doing ruined a loan. Why not start with a pro and get it done right the first time? How much did you say you offered again? $60? I understand that you are on a tight budget, but my minimum is $100. I can help you out for $85 today though, since I have a little more extra time than I normally do. Wouldn’t it be worth it to you to hire someone who has signed 4000 loans, and who is meticulous? I have state of the art machinery such as an HP 250,000 printer with quadruple trays, and I can explain all of the documents. Would you like to drill me and ask me a sampling of your hardest loan signing questions to see if I am up to your highest standards?

6. Ask them to ask you their toughest question
Most signing companies don’t ask notaries questions. They should. If you ask notaries questions, 90% fall on their face because they don’t have a clue what they are doing. So, if you do know what you are doing, tell the signing company to shop around, but to ask each of the notaries they talk to how they would explain the APR to a non-borrowing spouse. If you don’t get a good answer after 45 minutes, then call me back! No notary with fewer than 5000 signings can do a graceful job of answering this question even though it is ridiculously simple. It requires study, and most notaries are opposed to that idea!

7. Don’t say anything that sounds phony
Please notice that all of the points I made sound real. None of this, “I’m professional and accurate and do error-free signings.” That sounds phony. Make real selling points because you are selling yourself to people who have been in this business for years and have dealt with thousands of notaries — most of them bad ones at that. Figure out what to say that proves that you are the logical choice to hire, even at an inflated rate. After all, the extra pay translates into less aggravation after the fact. How much aggravation and potential re-drawing fees is the $20 savings worth to you anyway, you tell me?

If you don’t like to negotiate, but like to use pricing formulas, that will make you look good. People who understand distances, time involved and other expenses are true professionals who know their business inside out. You might not always get the highest possible fee with formulas, but you will get respect and repeat business.

10 ways Female Notaries can protect themselves

Life as a signing agent is generally very safe. I was a signing agent for seven years without incident. The worst thing that happened to me was being barked at by a little dog whose owners were a bunch of jerks. But, in the history of 123notary.com, there have been some creepy and dangerous things that have happened.

A list of dangerous things that have happened to Notaries:

1. One Notary was pushed down a short flight of stairs by an angry borrower that didn’t like his rate.
2. Another Notary got locked in a house while a borrower was taking a shower.
3. One Notary did a signing for a guy who had a room full of mannequins.
4. On another occasion a signer said, “You will be all alone with me.”
5. One guy had was a hoarder and had no place to sit other than a disconnected toilet in the middle of the room.
6. One signer came out of the house with a gun — however, he was not after the Notary, he was after a pit bull running around the neighborhood.
7. There are borrowers with AK-47’s in their house and weapons of all sorts.
8. Additionally, there are homes that just aren’t safe to go into due to mice, hoarding, bacteria, etc.
9. One of our New York Notaries went to a tenement building in the South Bronx where low-lifes were hanging around and making inappropriate comments to the Notary.
10. Sometimes a signer will get to a signing in the middle of an ice-storm, hurricane, or other bad weather.
11. One signer was invited into a guy’s bedroom to see a picture.

So, as you can see, being a Notary can be hazardous to your health. One was physically injured, but, nobody has been killed. Only two Notaries we have heard of have been sued: one by the Massachusetts Bar Association for doing signings without being an Attorney. The other one got sued because the Lender screwed up and the borrower was suing everybody. The most common problem Notaries face is not getting paid by signing companies. So, research who you work for before you do anything!

So, how can lady Notaries protect themselves in this dangerous world we live in. Here are some ideas!

1. An escape route
When you enter someone’s house. Sit in a place where you have a view of the door and who is coming. Also sit in a place where you have an escape route where you cannot be cornered.

2. Text your address to your hubby
Let your significant other know where you are going to be. Text him/her the address and schedule so they can call the police if you don’t get out of there alive. Keeping in contact with the signing company can also be a way to protect yourself assuming you have a close relationship with their reps. If they are generally unresponsive, then they would not constitute a security feature!

3. No hood after dark
Know your territories and don’t go to bad areas at night. Taking precautions is the most effective form of self-defence!

4. Bad weather is a lot more likely to harm you than bad people. Think twice before going out in an ice storm, or in other really inclement weather as you could get stranded, or in a very dangerous crash. You need to know how to distinguish between unpleasant and dangerous weather.

5. Going to remote areas where you could get lost on long dirt roads or mile long dirt driveways at night is not a great idea. There are rarely street lights in these areas as well. Seasoned Notaries refuse to go to these types of places at night.

6. Learn self-defence.
Women need to know how to get out of choke holds, and how to defend themselves from people who grab them. Do you know how to stomp on someone’s foot who is holding you from behind? Do you know how to elbow someone hard? You probably will never need these skills, but what if you do?

7. Carry a taser.
If you want to temporarily disable a person without harming them too badly, a taser can be the way to go.

8. Carry mace.
You are much more in danger from dogs than from humans. But, in either case, if anyone messes with you, they get a face full of mace!

9. Distress button
Some people have a little button on their person that they can press for distress. This is more something that spies or military would use, but it might be possible to get one. The question is, who will hear the distress signal?

10. Carry a loaded gun.
You can keep it in your car or take it in with you to the signing. But, if you shoot someone, you’ll be in court for a very long time, face jail time, and be in huge trouble. So, think about whether it is worth it or not ahead of time. If you don’t know how to use a gun, you might get yourself in even more danger. Knowing how to shoot is half the battle. Knowing how to get your gun out of your bag or glove compartment before the bad guys get you is the bigger half.

When do you cut clients?

Most Notaries either want to get more clients, or don’t want to bother with marketing because they have “enough” clients. Some Notaries have too much work and don’t have time to sleep. All three scenarios are classic cases of mismanagement. Being a Mobile Notary is like having a hotel. Hotels have rooms, you have hours. Both are in limited supply and you never know what type of last minute requests will come in.

Discounts for early booking.
If you have a pricing formula (few Notaries have formulas, but all should) you might consider charging less for people who book in advance and don’t cancel. That way you can plan your day effectively. Waiting for last minute calls is hectic and unpredictable which means you would make less average money in a 24 hour period.

When to cut clients?
If you don’t have enough clients, you are stuck with whomever hires you. If you don’t have enough experience, reviews, or didn’t pass the critical certification exams that people want you to, you won’t get as much business. It is your fault if your business is slow due to your own deficiencies, so do something about it. Cutting clients comes when you are at 80-100% of capacity. A Notary or hotel cannot book at over 100% capacity. If you work 60 hours a week, then your 100% is having all 60 hours booked (and having your notary conference hour/room booked.)

Who to cut?
Instead of refusing service to particular companies, it usually makes more sense to raise their rate. That way you make it worth your while to put up with their nonsense. Companies that are:

1. Inconsiderate — jack their rate up 10%
2. Pay Late — make them pay in advance with paypal (weeds many out)
3. Cancel more than 20% — jack up their rate 20% or have them paypal a non-refundable deposit for part of the costs.
4. Have really long packages — jack up their rate 10%; Long won’t kill you as much as the other problems.
5. Didn’t explain the loan to the borrower enough — jack up 25% (results in long phone calls while you twiddle your thumbs.)
6. Don’t pay enough — jack up according to your formula
7. Fax Backs — charge based on time and resources spent.

Ideally, to have a happy mobile notary service, you need to develop a large enough clientele that you can pick and choose. That way you can get rid of the annoying clients and still have enough left over. Most business these days is low-ball. However, experienced Notaries have been telling me that they have more than enough business paying a reasonable amount.

To have your cake and eat it too, having high paying, easy to work with companies, you need to be the best. So, I encourage you to pay your dues, get more experience, get reviews, certifications, have an amazing notes section, and you will do better. The most important bottom line is that advertising is the seed of business. Once you have developed loyal clients over the years, you will rely less on advertising and more on connections. It takes time and quality work to develop connections who rely on you. So, be patient and keep giving this business your all.

Are those other things you’re doing worth $1000 per hour?

Passing the 123notary certification test can reasonably make you an additional $30,000 over the next 10 years. You might need a few hours to study and some wait time if you need to email me for a password to take the test when I’m busy. But, your total hours invested might be 30 hours maximum if you were the most thorough Notary in the history of Notary-Kind. So, you invest 30 hours and get $30,000 in delayed gratification. That is $1000 per hour.

$30,000 extra in a decade — it’s like winning the lottery!
If you get half a job extra per week because of that certification that is $50 extra per week, and $2500 extra per year which is $25,000 in ten years which is close to my figure. So, let’s assume that you get (.6) more jobs per week to round the number up to $30,000. I’m being reasonable, right?

But, I’m so busy?
I get this all the time. I can’t find time to do the certification test because I’m so busy. The problem is not that you are busy, but that you failed at mastering the art of organizing your time. If you have thirty tasks to do, but only have time for ten, you assign a priority to each task from one to thirty, and do the most time sensitive or critical task first, and then do the other critical tasks after, and neglect the tasks that are less critical.

Are those other tasks worth $1000 per hour?
Is doing your laundry worth $1000 per hour like studying for our certification test? Probably not. Is taking that Notary job for $75 with faxbacks going to get you ahead in the long run? That’s three hours out of your day right there. Is going to Kim’s birthday party all that? That all depends on what Kim is wearing! Is cleaning your house a priority? Be a slob until you pass that test. Your test should come first and everything else should come after. If it takes you a month to pass that test, put it on the front burner and make everything and everyone else wait until you pass that test.

Let the laundry stack up
My laundry stacks up when I’m working on a project. I do my laundry in a bucket to save myself the time of going downstairs to the public laundry machines which need to be watched. I focus on the priority at hand when I want to get something done. I find more efficient ways of doing all of the tasks that I do. You need to schedule some time and make sure that you get that certification test done. The minute you don’t make it a priority, you’ll forget about it until I call you months after the fact and you’ll say — oh yeah.

Get it done!
The fact is that many people get many extra jobs per week or per day as a result of passing that test, and many people pass the test with only three or four hours of study. The rewards might be up to $200,000 for a busy Notary in increased jobs over the next ten years. Many of you will be Notaries for twenty years. So, neglecting to pass my test is not only stupid, it’s insane. Buckle down and get it done!
