More on a bar only for “cool” notaries!!!

My short blog about a bar only for cool Notaries took off. The comments were great, and people really liked it. It really needed to be longer, but I didn’t realize it would be so popular. I’m just wondering what would people talk about at a Notary bar?

NOTARY: I’ll have a Manhattan… put “New York” County in the venue though. Manhattan is not a legal name for a county.

JEREMY: Just for my records, do you do other counties too?

NOTARY: Call me back during business hours. Can’t you see I’m having a drink, or trying to?

BARTENDER: Can I see some ID?

NOTARY: I ID you, you don’t ID me…. I’m the Notary. Besides, look at this gray hair and arthritis… Okay, he’s giving me the look. Here is my ID.

JEFF: Hey baby, is that a stamp in your pocket or are you just happy to see me?

MAY: I’m supposed to say that dummy. You’re so dumb I bet you work exclusively for signing companies who low-ball you.

JEFF: Hey hey hey, that was a low blow. We all have needs. Would you like to sign my journal where all the other hot ladies have?

MAY: I thought I was the only one! Hey, I ordered a Reverse Mortgage on the rocks, and I need it yesterday — so backdate it!

BOUNCER: Sorry, maam, but I need to hook you up to the coolometer to see if you are cool enough to hang out here.

MAY: I’m too intoxicated to drive, so I’m in big trouble if I don’t pass.

JEFF: Better hook me up to the laughometer, this chick is funny!

JEREMY: Hey bartender, if Jim Beam wants to be notarized as Jim W Beam, but his ID says Jim Beam, can you notarize him under the circumstances?

BARTENDER: If he’s over 21, I’ll notarize him. I had John Hancock come in here, and guess what he did.

JEREMY: I don’t know… did he sign something?

MAY: John Hancock ate something that didn’t agree with him, but said not to worry, because — he said — he had a good CONSTITUTION!

BOUNCER: I would like to declare my independence. All of you are cool tonight. I’ll see who is coming at the door.

BARTENDER: How come “Margarita” doesn’t have a last name? How do you notarize someone with just one name.

JEFF: Hmmm, I had a guy named Fink once in a bad neighborhood. Real story. That was his first and only name. No surname. Bizarre. Not a wealthy person just for the record.

JEREMY: I’ll have a Black Russian

MAY: Don’t you mean an “African American Russian?”

JEREMY: Comrade please, you think I’m trying to hear that? Oh hell Nyet…. helllll nyet!!!

JEFF: Okay, dos-vidanya… actually it is late so tres or cuatro-vidanya baby!

BARTENDER: How did Mary get bloody? Was it one of those dangerous notarizations?

MAY: Maybe it was that time of the month.

JEREMY: Yeah, the notary business really picks up at that time of the month.

JEFF: Not that time of the month. It’s a different — that time of the month.

JEREMY: Yes, but if you call notaries about their listing at that busy time of the month they get cranky.

MAY: Oh, so now we can get cranky at two times of the month. Being a woman just isn’t what it used to be.

BARTENDER: Since this is a Notary bar, did you know there is a wine called Notary Public from California’s mid coast region.

JEREMY: I knew that — I’ve had it many times. Great wine, a little pricy though.

MAY: I hope they didn’t charge more than the state maximum per signature.

JEREMY: They charged $20 per signature — I mean per glass. Ouch. But, when I had it, I started going into that zone — like a haze, like after you have some French wine, life is like a dream.

MAY: And you started dreaming about notarizing sexy girls on the banks of the Rhone?

JEREMY: Actually, after a glass of Bordeaux at a local spot I started fantasizing about being in the rolling hills of Bordeaux. That thought came to my head as I gazed into the distance in a relaxed state. Ah, the joys of wine. And it all happened at my favorite place in Los Angeles — Farmer’s market.

JEFF: Before I go, does the Farmer’s daughter hang out there?

JEREMY: Yes, but she is not old enough to get notarized…

BARTENDER: And not old enough to do a whole lot of other things too I bet.

MAY: You have to be 18 before your signature is legally binding, and 21 before your drink at a bar is legally binding. That’s one thing you won’t want to backdate!

BARTENDER: I once went out with a chick on a backdate. It was fun, we did everything in reverse.

JEFF: Oh, so you like it in reverse.

BOUNCER: You have a good sense of humor, I’d like to hook you up to the “coolometer” just to get a reading….. oh…. 7, not bad. Better than Jeremy. He only got a 6 which is still passable.

MAY: So, who got a 10 for coolness.

BOUNCER: A guy in New York. But, he never shows up. He’s studying four different languages and has a million different interests. I wish he would come her. I wish for that matter I could bounce people in as well as bounce them out.

JEREMY: Now there’s a thought. What about taking a course on how to raise our coolness level so we’ll be prepared when you hook us up to the coolometer.

BOUNCER: Didn’t you write an article on Bad Boy Notaries? Just read that article again and again — I think that will raise you at least a point right there.

JEFF: Okay, this time I’m really going…. and as always — stay cool and… don’t drink and sign!!!

Notary Motivational Speaker

There are a few people in particular Notary agencies who do a certain degree of motivational speaking for Notaries. Normally they do this for the purpose of sales, or in my case to get you to study harder and write more in your notes sections. But, what if there were someone who specialized in Notarial motivational speaking? What would his name be? How about Chad Robbins, and we can pretend he is a distant cousin of my favorite motivational speaker Tony Robbins.

Chad never did well in school, or anything else he tried. He was failing in life. The only thing he had in his favor was that he was motivated, and could get other people motivated. He was at a job interview, and there were twelve others in the waiting room. He got them all pumped up for the interview, so that one of them got the job, but he did not. He couldn’t figure out what to do with his life. Years went by doing dead end jobs. He languished in despair, contemplated suicide, and moped around. Finally, out of the blue, someone came to him and said, “Why don’t you become a motivational speaker for Notaries?” He said, “Great, but what’s a Notary?” So, he took the 123notary certification course after becoming a Notary and signed up on 123notary.com — at least in the story he did. He learned from Jeremy how to motivate Notaries to greatness and decided to work with that and expand upon it. He became the greatest Notary motivational speaker ever.

CHAD: Working on that notes section will reward you for the rest of your career.

NOTARY: I know, I know, I know.

CHAD: What are you doing that is more important than creating that benefit for yourself which will probably translate into tens of thousands in extra revenue over the next ten years.

NOTARY: I have to clean the house and I have an assignment tomorrow.

CHAD: Will the assignment pay you $10,000?

NOTARY: No, of course not. They don’t pay enough. I’m only getting $60 if they pay me.

CHAD: If I had $1000 in my right hand that you could have if you wrote a good notes section and $20 in my left hand that I would just give you now, which would you take.

NOTARY: That’s easy, the $20 in the left hand so I would have time to do my crummy $60 signing tomorrow.

CHAD: You are a difficult case. It only takes a few hours of reading and modifying your notes to have a listing that stands out. If you don’t, you might get ignored and not even be able to survive in the Notary business.

NOTARY: Motivating with fear. Okay, you win. I’ll postpone the laundry, but if I get another $60 signing, I’ll take it before I complete my notes so that I have something to whine about.

CHAD: Good. Read the “Your notes section” category in the 123notary blog for tips and take notes. With your experience of 500 loans signed you will have something to talk about for sure.

CHAD: Linda, you are a new Notary, but you have no certifications. How will you stand out with potential clients?

LINDA: Oh, I’m certified by the State of New Hampshire.

CHAD: That’s not a certification, that is a commission. Getting a loan signing certification from one or more of the three best programs will help attract serious clients. It takes some work, but that work is what is going to jump start your career.

LINDA: I don’t have time. I have a $40 signing tomorrow. They are ripping me off.

CHAD: With no certifications and no experience you are lucky that people are even giving you a chance. The time you invest in Notary education will come back to you for the rest of your career. It only takes an hour per day for a month or two and you can be solid in your knowledge. That normally translates into an average increase of revenue per signing and also a lot more signings.

LINDA: I’ll wait until I’m really bored and then I’ll think about it.

CHAD: Older Notaries who don’t have credentials get used because of name recognition. They have been in the game for years. But, newer Notaries have no credibility at all. Let’s look at the search results on 123notary. Look, see Susie, she has four certifications as a signing agent, is a member of five Notary organizations, wrote a very comprehensive and well organized notes section and has a registered company name. Look at her, and then look at your notes section with your one liner that says, “Hi, my name is Linda. I am a Notary. I will travel. Call me first.” Why would anyone call you, when Suzie looks ten times as good as you.

LINDA: Oh my God, I never saw it that way. You win. I’ll buy the LLS, Notary2Pro and 123notary certifications and start studying. I will not be outdone by another woman!

CHAD: And remember — you need to be PASSIONATE about whatever you are doing. Live with ENTHUSIASM (raises fist in the air.)

LINDA: With me it’s not about passion. It’s about one-up-man-ship. I can’t stand the idea that someone else looks better than me. I’ll outdress her too. You’ll see. What does she wear?

CHAD: It says business casual.

LINDA: Well then I’ll wear fancier business casual or business formal. She will have something to worry about now.

CHAD: I’m not sure what I did. But, I hit the right button by mistake. Motivational speaking is all about pressing people’s emotional buttons. Greed, fear, revenge, passion, one-up-woman-ship, desire, vision, etc. Some people are more noble in their aspirations while others are more jealous, but I’ll get results any way I can.

BOTTOM LINE
If you write a thorough notes section on your listing, ask for help from Jeremy proofreading it, and get a few certifications, you will look really good to the clients. Get a few reviews as well from clients even if they found you somewhere else. The time you invest in bettering your listing could be worth more than $1000 per hour in long term benefits because you might keep your listing for ten years and reap the benefits every day for those ten years which can add up.

It is worth it to sacrifice less critical short term things you want to do for long term goals of studying, and refining your marketing presence. It doesn’t take that much time. If you compare it to the time you invested in high school or college, this is nothing, but the payback is often huge.

A step by step guide to RON

I am watching more videos on RON to try to learn more.

There are different types of portals. Some portals farm out work to you and pay you once a day or so. One lady made $5 per notarization, but got a lot of quantity providing she was quick on the draw when jobs were dispatched or made available.

Other portals allow you to bring your own clients from wherever you found them, or clients your boss gave you. There are also portals where you can bring your own clients or notarize theirs for a cut of the total money. Here are some of the specifications and steps involved.

(1) You need an online commission (not all states allow this)

(2) You need an online seal

(3) IDENTIFICATION. The portals will verify the signer’s identity by seeing a photo of the front and back of their ID and also by asking them questions based on their credit information that supposedly only they (or a really good identity thief) would know.

(4) PAYMENT. The Portal will have a system to input the signer’s credit card information.

(5) THE DOCUMENT. The Notary can start the session after the ID and credit card have been inputted. The notary will see a video of themselves and the signer. The notary can enlarge or turn the ID using tools and compare it to the signer. The signer can also see the Notary’s information. Both parties can see the document on your computer.

(6) SIGNING. The signer can fill in the blanks and sign and date the document from here on. The signature can be drawn, typed or a scan can be used. The Notary can then fill in the venue, certificate wording, and then sign and seal the document.

(7) Last, you can click the complete the session button.

Some portals charge to get set up, while others like OneNotary do not charge up front for Notaries to get started with them.

Los Angeles Traffic was at 25% of normal back in May 2020.

Due to the unconstitutional shut-downs, Los Angeles traffic became sparse for the first time in decades. I could walk around and drive around without seeing so many cars. In May, traffic was around 25% of usual in the city, and in the Valley perhaps about 60%.

My mechanic moved from Hollywood to San Bernardino which is 65 miles from my house. But, since there is a lot less traffic, I was willing to go out to see him. They gave me excellent fast service and low prices as well.

Now, things are picking up. I would not say they are going back to normal. Our state is suffering a 20% decrease in its gross revenue and Los Angeles is probably down by a lot more. Restaurants have been denied indoor seating since mid-March with a small window of being open in June. I wonder if any of them who don’t have patios will survive this oppression.

I don’t know how bad NYC is, but it seems that when God punishes a country for turning from God, he targets their main city. He did this in Israel 2600 years ago. There was a strike on Jerusalem by the Babylonians and then 19 years later a complete demolition of the city. NYC was hit by some people from what used to be Babylon (Iraq and other nearby countries) in 2001, and then 19 years later, NYC was decimated, but this time by internal forces. Jonathan Cahn wrote about this phenomenon in Harbinger 2 I believe. You can Google him. It is interesting reading and on youtube.

In any case. I am wondering if LA will ever recover. I wonder if America will return to God. And what will it take for America to return to God and Godliness? My guru said it would take financial devastation for years to bring people to God. So, I am not looking forward to this.

On a brighter note the other states are not as badly affected by the negative spiritual consciousness that is pervasive in Los Angeles and perhaps NYC if I am guessing correctly.

What to look for

We hear the sound of incoming email and hope it’s an assignment that will produce some revenue. Before you click a link – take a look. There are some very obvious signs that the click might result in real trouble. Ransomware asks for payment to unlock your newly encrypted hard drive. Many other virus types take your personal information and sell to eager identity thieves. And there are the ones that just delete everything – perhaps sent by a competitor?

I have strong defenses, but why test them? So, I look for some of the tell tale signs that the email is one that should not be clicked on. Some bad signs are: Lack of any phone number to ask a question in the email. Any use of a shortened link, typically a bit.ly/dh345 – there are several others. You do not know where that will go – shortened links are translated to ultimate web addresses after you click them. There is no valid reason for an edoc package to be accessed via a shortened link. One other sign is the total lack of any information about what, when or where (so the same shell can be sent to many). Often a high dollar fee is mentioned, but nothing else. Also, rather than a link, sometimes just a PDF is attached.

What not to do, and what to do
Don’t click any link in a suspect email, no matter what the text says. The destination of the link is often not what you see. I usually respond (not being sure if it’s real) with two words. Call me. Nothing more. If there is someone who really wants you they will call. Today I had 2 of this type of email and neither responded. I waited half an hour then deleted them. As the shortened links are formulated as URL addresses; you can carefully copy the address – and enter it into the URL area on virustotal.com – they can virus scan the file. You can also submit the PDF to virus total and it will be checked, by many anti-virus engines for contamination.

Sometimes the PDF or link will yield yet another display with yet another click bait. Playing with suspect emails at this level is very dangerous. But if you are truly determined to follow the path to see what it goes to – don’t use your own PC, Access your email from a rented PC. When you rent a PC you have a very low security clearance – and that machine is probably protected in many other ways.

You can unscramble the link
There are many services that reverse the scramble to show you where the compressed link will go. Google – shortened URL decoder – there are many. But are they safe? Perhaps, but I choose to simply reply “call me” and wait half an hour to simply delete the suspicious ones.

Shields UP
Keep your anti-virus up to date. Check it. Does it update frequently? I use F-protect as my antivirus program (among many other barriers). It often updates several times a day. Sure, I know it’s up to date – but I would be a fool to process a ringer as if it came from a known source.

Notary IQ Test: 123notary is to Snapdocs what…

Here is yet another Notary IQ test to test your Notary knowledge and thinking skills.

1. A Jurat is a Notary act that:
a. Has to be sworn to.
b. Has to be signed in front of the notary and sworn/affirmed to as opposed to an Acknowledgment which doesn’t have to be signed in front of the notary.
c. Has to be affirmed to. It is bad to ask people to swear as that might offend certain people.
d. Requires a Jurat certificate and an Oath or Affirmation.

2. Acknowledgment is to Jurat what:
a. A pre-fab home is — to a home that is built on site.
b. A chicken that has an egg inside it and then lays it — to a stork that brings your baby.
c. An Oath — to an Affirmation
d. A venue — to a certificate.

3. An Oath is to an Affirmation what:

BTW, I just had a glass of 14 hands Merlot at a restaurant. The waiter asked me how I liked it and I said, “14 thumbs up, but not necessarily from the same seven hands.”

b. Conferences are to blog articles and phone sessions with Carmen
c. A good source for ammunition is to a good source of higher paying Notary leads. (or am I confusing them with the NRA? — sorry, old joke.)
d. A big company where you don’t get to know the staff personally vs. a small company where everybody knows Jeremy & Carmen, but not Raymond.

7. The additional / optional information section on an Acknowledgment is critical because
a. It is good to show you are thorough
b. Jeremy says so
c. You can identify the document in multiple facets on the certificate so that it would be obvious if the certificate were swapped out to a different document.
4. To prevent someone from using the certificate on another document.

8. The most effective use of an embosser would be
a. To create a raised impression on all pages of every document you notarized to detect page swapping after the fact. Also, to prevent page swapping onto other documents that were not notarized by you.
b. To create a really large Oreo cookie.
c. To look hype when you arrive at a notary appointment — check out my embosser yo! Stainless!
d. You could use it as a weapon in case the signer tries to attack you — hey, it happens.

Notary Verbiage & Notary Wording

Notary verbiage is a fancy way of saying Notary wording. Notary verbiage is legally required on all notarizations that are in writing. Oaths and Affirmations might not contain any written proof of the transaction other than in the Notary journal. The Notary form where the Notary wording is documented or written is called a Notary Certificate. A Notary Certificate would be a separate piece of paper where official state Notary wording is written or it could be the official notary wording embedded at the end of a legal document after the signature section.

Notary verbiage varies from state to state
You need to make sure that the Notary wording you are using is prescribed for your state. Each state has different wording, and you can look up that wording on Google by using terms such as, “New Jersey Acknowledgment Verbiage.” You need to specify which type of Notary act you want to know the wording for. Acknowledgments and Jurats are the two most common forms of Notary acts, although some states allow for certified copies of powers of attorney and other specialized notary acts.

Out of State Notary wording causes confusion
If you are a California Notary Public notarizing a deed with Florida Notary wording, you are allowed to Notarize the document. Notary wording on out of state documents might be a little different than what your state’s official Notary verbiage is. But, so long as it is not substantially different it is allowed. That means that so long as there are no differences in meaning behind the words in the Notary verbiage then it is okay. Most Acknowledgment sections claim that the signer appeared before the Notary on a particular date and acknowledged that they in fact signed the instrument (document).

International Wording
Out of state notary wording has never caused a problem in my personal Notary career of eight years. However, international requirements can cause a huge nightmare. It is common for overseas document custodians (the entity who will record or hold on to the document after it is notarized) to have requirements which are not only “not done” in the United States, but could be illegal. It is common for Chinese organizations to want an American Notary to put a stamp on a blank piece of paper with no Notarial wording which is completely illegal. In such a case, you have to explain to the signer that you are required by law to staple a notary certificate to the document being Notarized, fill it out completely, and then stamp it to complete the Notarization. Most states also require the signer to be identified and sign a journal.

ACKNOWLEDGMENT CERTIFICATE WORDING FROM TOP TO BOTTOM

(1) The Venue

Q. What is a Venue?
A. The venue comes at the top of a Notary certificate and documents the state and states the county.

Certificate verbiage will contain a venue which is a section at the top of the notary certificate which includes the state and county where the notarization took place, and a signature section at the bottom which is where you put your signature and Notary seal impression. It is possible that a preprinted venue will have the wrong state which is a problem. If there is wrong information in the venue, you either have to do a cross out, or start with a brand new form. Most venues pre-print the state, but leave a blank where the county is to be inscribed. A prudent Notary will make sure all forms get filled out correctly with no cross outs as that is very unprofessional, especially on documents such as Deeds or Power of Attorney which are likely to be recorded by the county or some other organization.

(2) The body of an Acknowledgment.
Below the venue, the acknowledgment certificate will state that on such a date, a particular person or several named people personally appeared before a Notary Public and acknowledge that they signed the corresponding document. The wording will also include the fact that the signer was positively identified or perhaps known to the notary (some states allow for personal knowledge of a signer at a notarization.)

(3) The bottom of an Acknowledgment
Locus Sigilli is a lovely Latin term means the location of the stamp. At the bottom of the Notary certificate form is where the signature of the Notary goes and also where the stamp goes. Most Notaries use an inked Notary Seal while others use a non-inked Notary embosser in addition to prove authenticity of the notarization as it is possible to emboss all of the pages of the document to prove that pages were not swapped after the fact.

Crossing out verbiage is required
On an Acknowledgment form, the boiler plate wording in the middle of the form requires cross-outs. Normally on legal forms you don’t want to cross out anything, but these cross-outs establish whether you are dealing with an individual signer, a male, female, group, etc.
If you look at the California Acknowledgment wording above, you will notice the term “Person(s)”. If it is a single person, then cross out the (s). The term name(s) — if there is only one name then cross out the (s). If you are doing a name affidavit, you might have a single person and six or seven names in which case do not cross out the (s). Then there is the he/she/they wording which can be complicated if you are notarizing someone of ambiguous gender or for Siamese twins.

Jurat Wording
Jurat wording is substantially different from Acknowledgment wording in that the Jurat requires the signer to sign in the presence of a Notary and swear under Oath as to the truthfulness of the document. Many states have a simplistic wording that just says,

“Subscribed and sworn to before me this __________ date of ______, (enter year) _______. ”

Other states have more elaborate wording, but the basic facts documented are the same.

Certified Copy by Document Custodian
This is a type of Jurat that is used only from time to time. Many individuals want to make a copy of a document and then have a Notary “certify” that the copy is correct. Most states don’t allow a Notary to certify this information. However, a Notary could make the photocopy him/her-self and write a note claiming that they attest to the fact that the photocopy is a true and complete copy of the original. However, the offficial Notary act that takes place is a Jurat where the signer swears under Oath that the copy is genuine. I completed many such Notary acts for college transcripts especially for foreign clients.

Does the signer sign the notary certificate?

Many of you will notice that on a Notary certificate such as an acknowledgment certificate or jurat certificate there is no place for the signer to sign. The certificate forms are for the notary to fill out — for the notary ONLY. The notary indicates the venue, date, who the signer(s) are, and entering the name of the notary. The notary signs and seals (stamps) but the signer should not inscribe any information on that form.

BTW, this is a beginner question. If you are advanced and don’t know this — good God!

How Much Can I charge for a mobile notary assignment and be sure that I will get the job?

There is no easy or definite answer but based on my experience over many years, I have the following suggestions.

First and foremost, don’t immediately say YES when you are asked if you are available to do a notary signing.

The first question should never be, “how much are you paying”? Instead ask informative questions.

When (day and time) do they need it, what type of signing is it (Loan, refinance, POA etc), where is it and how many signatures are being notarized?

If you are comfortable with the answers you get on the above questions even if you don’t get all of the answers, then proceed with getting further details.

Who has the documents? If they are going to email them to you, when is the latest you can get it? Do you need to print one or 2 sets? Do they want you to fax or scan & email them back or drop it at a FeDex or UPS office? I always tell them to email the borrower a copy of the loan documents so they can review them ahead of time and not waste your time reading all of it and ask you questions when you get there for the signing.

After going through your questions, now is a good time to ask them how much they pay for the notary signing and for you to negotiate. You know the distance, date, time and hopefully number of signatures to be notarized. You need to know how much your time is worth and is it worth driving 1 hour for $75 or $150. Be prepared to let them know your reasons for your fee. In Los Angeles, the traffic can set you back 2 to 3 hours depending on where and what time you are traveling. What revenue are you giving up during the travel time otherwise known as Opportunity Cost?

I was recently blindsided when I accepted a notary signing for $250/-. On the surface it seems like more money than the average signing. The two critical mistakes that I made are not finding out definitively if the loan signing is for California or out of state and total number of signatures to be notarized. Out of state loan documents especially New York require more notarizations which require that you prepare California Acknowledgments or Jurats. Never assume that the number of signatures notarized are generally the same at around 4 or 5 for loan signings. The number of signatures I notarized was 30, not including numerous signatures and initials. Without the traveling fee alone, I could have charged up to $450/-. The signers wanted me at their house on the west side of Los Angeles at exactly 6 p.m. because it was convenient for them. That is rush hour and I spent an hour and one half on the freeway and only got there at 6:30 p.m. and offered my apologies to the signers.

As I drove back at 8:30 p.m., I reflected on how I can avoid repeating my mistakes. Although I asked for the number of signatures to be notarized, they told me that they did not know. Going forward, if I was told that they did not know the number of notarizations, then I would confirm via email that the mobile fee is good for up to 6 signatures and anything more they will be charged an additional $15/signature notarized. Next, I will not accept any assignment that will force me to drive during rush hour. If they insist, I will charge an additional fee depending on how long I expect to be stuck in traffic. If they don’t want to pay, that is fine. They can find another notary but at least I am valuing my time and they will know it.
