Squirrel Becomes Notary Public?

Not really, but in the “second time” redo of failed to fund packages; affiants have more than once told me a squirrel could have done a better job. Why is this? It’s not that the notaries don’t know how to notarize; they have problems with related responsibilities. By analogy, becoming a parent involves a relatively simple procedure. Being a good parent is much more complicated.

Substitute “Notary Commission” for “imagination” – that describes the situation for many. It’s not difficult to deliver perfection. It does take dedication and an intense desire for the “self gratification” that comes from delivering personal best. When you complete that assignment does it make you feel really good? It should. Knowing that no one, yes, no one could have done a better job should give the Notary a feeling of Pride, and “inner glow” of self satisfaction.

Learning can’t replace experience; but the reverse is also true. In addition to the basic Notary functions (ID check, Jurat/Acknowledgement, Oath, Stamp, Emboss) there is much knowledge to be acquired. Many simply don’t know how to communicate efficiently; neither giving nor receiving accurate and appropriate information succinctly. If you answer the phone with an all too often “hello”; the caller needs to ask “who is this”. Better would be “Good Afternoon, my name is Sally; how may I help you”. Do you need to send 3 emails because you did not ask all the questions in your first? Rest assured the “other side” is forming the “klutz” image of you.

You should have business cards, they are cheap enough. It’s a good practice to “sign your work” by placing your card at the top of the pile. Affix it with a binder clip, never just shove loose pages into a shipping envelope. Then, if someone has a question it’s easy for them to reach you. And, they have your “advertisement” so they know how to reach you for the next assignment. Try to always use stiff cardboard shipping envelopes, not the floppy ones.

Sometimes you win, sometimes you lose. My assignment tomorrow is for a loan package with both husband and wife signing. She is bedridden – they will make the process very slow. I will bring a clipboard for husband to bring pages; one at a time, to wife for her signatures and initials. Not knowing for sure the ailment; I will keep away, but be sure to actually witness the fact that she did indeed sign where necessary. It will probably take quite some time as she is a co-borrower and signs almost all pages. Some are easy, some are hard. Last week I had a 9 page job for my standard fee; it took 5 minutes. It averages out. Don’t develop an attitude when things go slowly – like the classic sign in the coffee shop: Don’t complain about the coffee, someday you too will be old and weak. With an eye to self preservation by avoiding sickness – we can and should do everything possible to accommodate those “less fit” than ourselves.

Lastly, be of good cheer. Nobody likes to work with a sourpuss. A smile and a few kind words will help the process go smoothly, for all concerned. Most people will “reflect” the way you act in their behavior to you, so be pleasant in the face of difficult situations. When you handle that “tough” one – detail what you did when asking for a review; you will often receiving a glowing one!

Everything you need to know about writing a great notes section

Most Notaries underestimate how critical it is to have an amazing notes section on your listing on 123notary.com. They just write how they are background screened and have E&O insurance. They stop there. Yes, this is important information and it can be a deal breaker if you don’t have the right background screening from the right agency, etc. However, the Notaries who get lots of work from 123notary tend to have 123notary certifications, reviews from satisfied clients and a very thorough notes section. So, what is the secret? The secret is to be specific, unique and well organized in what you write about yourself.

(1) Selling Features
The top of your notes section should stress selling features. What can you say about yourself that others might not be able to say that would make someone want to hire you. “I’m reliable.” Everyone claims to be reliable, and then they show up late making a mockery out of their claim. Try something that you can put your finger on. But, I really am reliable? Yes, but your notes section can’t prove it — so skip it. Instead, let’s think about what types of loans you know how to sign. Don’t just say, “all types.” List them one by one. Do you have some unusual qualifications? Were you Notary of the year? Do you do jail or hospital signings? Are you fluent in Uzbekistani hill dialects? These are things that help you stand out. Were you a CEO of a Mortgage company? That helps too. If you have Escrow, Title, Underwriting, Processing, Settlement, or general Mortgage experience, that is a huge plus on your notes section. Make sure to indicate that high in your notes. Remember — the first 200 characters of your notes show up on the search results for your area, so digress to impress! (actually don’t digress, but use that space to squeeze in as many selling features as possible)

(2) Specialties
One of the most valuable pieces of information you can include in your notes are your specialties. Instead of bragging about how you are error-free or dependable (which nobody wants to read,) instead list the types of loans you know how to sign, types of major documents or procedures you are familiar with. Do you go to airports, offices, or jails? Do you do Weddings or Apostilles? People are very impressed when you have highly specialized skills, so mention them.

(3) # of loans signed
Most Notaries up date the # of loans signed once in four years. When I mention that their profile says they signed 200 loans, they say, “Oh, that was five years ago. I must have forgotten to login — I’ll go in there.” You need to “go in there” and update your info every few months or you will have information that is collecting cyber-dust.

(4) What is hot and what is not?
Radiuses are hot. If you have a wide radius, tell the world. 100 mile radius shows you are serious (or crazy.) Last minute signings are a good thing to mention. Do you accept faxes or are willing to do fax backs? That narrows it down. Are you background screened? Is it by NNA or Sterling or someone else — if you’re screened by the wrong agency, you don’t get the job! Do you know how to do eSignings? That will make you stand out!

(5) Professional memberships and certifications
Are you NNA Certified, Notary2Pro certified, 123notary certified, or trained by some other agency. It is impressive especially if you have four or five certifications. Mention these as well as your memberships. But, please don’t say you are an NNA member in good standing. The only way to be in bad standing with any agency is by not paying your bills or perhaps being convicted of a felony.

(6) What is unique about your service?
Is there something unique about the way you do your work? Or do you have a catchy unique phrase about yourself? It is very hard for most people to think of anything unique about themselves. But, if you really put some thought into it over an extended period of time you might come up with something good. (7) Avoid vagueness
Did you work for 10 years in the legal industry? What does this mean? Were you the company president or did you mop the floor for an Attorney. State your job title or what you did very clearly. If you were a legal secretary of Paralegal, that is good to know. Not a selling feature. Additionally, try to be specific about your claims. Rather than saying how good you are with people, give a concrete example of how you are good with people, or what experience you have that proves you are good with people.

(8) Avoid restating information
Many Notaries restate their company name, their company mission, phone and email in your notes. Your notes is to give additional information about your service, and not to restate what the reader already knows. Remember, those top 200 characters go in the search results, and if you say, “We are here to serve” nobody will click on you.

(9) Counties served
There are 12 boxes where you can indicate your counties served. If you wish to restate this info in your notes, put it near the bottom as this is not a selling feature. If you want to indicate which parts of which counties you serve, the notes section is the only place to go into such detail. Others choose to mention specific towns or cities served. Please avoid stating which zip codes you go to as that is too nit-picky.

(10) Writing about your mentor
New Notaries always want to bend my ear about how they don’t have experience, but their mentor has signed 10,000 loans and they have been to many signings with their mentor. After hearing ten minutes about their mentor I say, “I’ll hire him — I’m convinced — But, I wouldn’t hire you in a million years because you don’t stand on your two feet!” Don’t talk about your mentor. Talk about what training programs you have passed.

(11) Writing about your Real Estate background
Notaries regularly write, “I am a Realtor and therefor am familiar with the documents.” But, when I quiz them on the documents they fail almost every time. Also, many Notaries will write three paragraphs about their Real Estate business or Process Serving, etc. People are coming to 123notary to find a great Notary, not a Real Estate agent. If you want to quickly mention in the middle of your notes that you are a Realtor, that is fine, but don’t make it the central point of your notes.

(12) Educational background
If you want to write about your degrees or former professional experience, unless it is Mortgage related, it should go in the middle or lower middle part of the notes as it is not critical information in the eyes of the reader.

(13) Equipment
Yes, you can write about your equipment. Sometimes we recommend using bullet points for quick points such as E&O, certifications, and equipment. You can mention what type of printer, scanner, fax, or mobile office you have. Just don’t put this up top. It belongs in the middle or lower middle of your notes.

(14) Closing statements
Some Notaries choose to have a closing statement while others don’t. We like it when Notaries do. You can say, “Thanks for visiting my listing.” Or say something a little more unique.

(15) Don’t jumble everything in one paragraph
A good notes section is divided into several logical sections. We normally like to see an intro with selling features, an about you paragraph, some bullet points, and a closing statement. There are many formats for winning notes section and you can decide what is best for you.

(16) Ask for help

10 reasons to get 123notary certified

Back in 2004 to 2012, many people wanted to get 123notary certified and studied hard to get this designation. In the last few years, we retested our certified members and found that the overall skill level of people on our site had declined a lot and that most people were not willing to study. This is a huge mistake. Title and signing companies care about experience above any other qualification. However, they still reward people for knowledge and the clicks and jobs dispatched prove my point. If you want to have an edge over the other Notaries, 123notary certification is one of the most effective investments of your time — the other two being reviews, a stellar notes section and accumulating mass amounts of experience the old fashioned way. Below are some significant benefits for 123notary.com certification.

1. Get more clicks (but, not on route 66)
123notary certification currently gets Notaries an average of about 30% more clicks to their listing. It is one major factor of several that determines whether or not your listing will even get looked at. More clicks typically translates into more jobs, however, this relationship is not directly proportional. 30% more clicks in real life would translate into 40-50% more jobs. Many people will click once on your listing during a query. But, if they give you extra clicks, that means they are strongly considering hiring you which is why the click to job ration is disproportional and in your favor.

At the risk of sounding more like a deodorent commercial — many signing agents have told me that the feel happier and more confident talking to title and going to signings. Yes, they spend many grueling hours studying for our test, but they feel it was worth it and I respect their diligence.

4. Be one step closer to elite certification
You cannot just become elite certified at 123notary. You need to have a solid understanding of Notary procedure and vocabulary as well as a 123notary basic certification. Certification brings you one step closer to being ready to study for the elite test which is very different material and much more obscure.

5. 123notary certification is sought after by particular companies
I have gotten correspondence from Notaries who claim that 123notary certification is informally recognized by 1st American Title among others.

6. You will be a safer Notary
Many Notaries put themselves at legal risk because they do not know the legal significance of how they handle situations. Not keeping your journal correctly could end you up in trouble with the FBI or a Judge in court. Not keeping thumbprints could get you named as a suspect in an investigation as it looks like a cover up. Doing cross-outs when it is not necessary can get you in trouble with certain county recorders or Lenders. Knowing what you can do, and knowing what you can do that is prudent are two different questions. Learn how to please your client without creating liability for yourself by mastering our Notary materials. We have written blog articles where Notaries have gotten into legal trouble and had to pay up to $20,000 to defend themselves when they were innocent. Imagine how much easier it would be if you kept proper records and acted prudently at all steps along the way.

7. Multiple certifications make you look serious
As someone who deals with Notaries all day long, I can attest to the fact that I have a higher level of respect for Notaries who have three or more certifications. Those who just get the NNA certification and say, “That is all I need.” seem like underachievers to me. I have a higher opinion of those who took notary2pro, NNA, and 123notary certification, or Loan Signing System. When I was a Notary I got certified by five organizations to give you an example of someone who takes this business seriously.

8. Make $8 more per signing.
We did a poll many years ago and learned that our 123notary certified members average income made per signing (according to their claims after a mass email was sent asking them how much their average signing netted) was $8 higher than people not certified by 123notary. Elite members made $14 more per signing. Making more income per signing means that after expenses, you will be making a lot more per year. The extra income could add up to $5000 to $10000 extra per year for a busy Notary which might be $200,000 in their lifetime. It only takes ten hours to do a good job studying for our test. Is your ten hours worth $200,000? That’s $20,000 per hour. What else can you do that is worth that much even if you do brain surgery (or are a hitman) on the side?

9. Get perks from 123notary!
If we notice you are 123notary certified, you would be more likely to get opportunities for free or paid upgrades that the others might be overlooked for. Stop being overlooked and get certified today! If you are late paying your bill, we might give you a little longer grace period. And in general we will value you more because you represent knowledge, quality, and come across as being a serious Notary. Over all you will get better treatment from 123notary if you pass our test.

10. Be more fluent explaining things to borrowers
In real life there are certain things you can and should explain to the borrowers while there are others that you should refer them to a professional about. If you pass our test you will know where to find the prepayment penalty, how to explain the APR, what is on the HUD or CD, and when their first payment is due. You will have this information memorized. You will know that a signer can legally presign an Acknowledgment (in most states) whether the Lender “prefers” that or not and how to administer an Oath without falling on your face. You will be more professional and smooth in all of your transactions.

SUMMARY
Certification will help you get more clicks, get more work, make more per signing, be smarter, feel better, be a smoother Notary, and get on the good side of 123notary. It only costs a few hours of study and a small fee, so the only thing holding you back is lethargy. Get off your assets and get 123notary certified today!

Asking for reviews
Each minute you spend asking for a review can come back to you in the form of gold. It only takes a minute to ask, and if you ask enough people, you will get a handful of reviews which will double your incoming calls from 123notary. The next thing you know you will have repeat clients from those initial calls which you earned based on your reviews and you will be making lots more money.

Studying for certification
It takes a few hours to study for certification. But, the results can last a lifetime. Each minute of studying might be worth $1000 in the long term. So, whatever else you are doing. is it worth $1000 per minute? And what if I’m wrong and your study time is only worth $50 per minute. That is still more than a neurosurgeon makes. Speaking of neurology, my sciatic nerve hurts.

Call your old contacts
If you haven’t heard from someone, you could revive a long term client. That could be worth thousands.

Fix up your notes section
If I spent three minutes fixing up someone’s notes section, they get 55% more clicks. But, you can put more content in your notes and read up on what we recommend. We have a vast section all about how to fix up your notes. It takes very little effort, but could change your career.

Summary
There are many things a Notary can do to better themselves. The problem is, that Notaries have established habits, and don’t see the value of doing what 123notary says they should do. Those who listen to us often prosper in a huge way. What is the harm in going through a check list and just doing what makes sense? Getting more reviews could get you an additional hundred clients per year which could translate into thousands of jobs. What is that worth? And how much time did it take to get those extra clients? 10 risks to being a Mobile Notary Public.

Notarize at your own risk. Being a Notary is NOT safe!

Many of you think that being a Notary is an easy way to make a few extra bucks. Stamp a piece of paper, get $10, easy, right? Then you deal with nitpicky signing companies who make you fax things back and you get mad, right? That is an annoyance, but not the bigger problem. Being a Notary is dangerous, particular when you don’t do your job correctly. Most Notaries feel that you look at an ID and if it is close enough and the photo looks like the guy, that you are doing your job, right? Sort of. Here are some itemized risks to being a Notary Public.

1. Hoarders
If you go to someone’s house and they have things stacked to the ceiling, you might be in danger in their house. The signer doesn’t want to hurt you. It is just that they cannot control their psychological disease that causes them to engage in hoarding. My housemate is like this and she has stuff stacked to the ceiling which is dangerous and a fire hazard. Something could fall on you or you could get trapped in a fire.

2. Bio-hazards
Some homes that are not cleaned properly are dangerous. One house Carmen almost went into had some bacterial infection that would have gone straight to her lungs and caused her to go to the hospital. If a house smells funny, maybe you are not safe in there. If it is not ventillated properly, perhaps you should stay away. Poor hygene can be deadly, so be advised.

3. Dogs
Some neighborhoods have unsafe dogs around. Notaries could be harrassed or bitten by dogs. Carrying pepper spray or mace is not a bad idea.

4. Slummy neighbors
You might go to a signing in a bad area and people nearby might be hanging out who look unsavory. I am not sure if this is dangerous, but some people get upset.

5. Angry borrowers.
One Notary got pushed off a flight of stairs and broke her wrist. The borrower didn’t like his APR and I guess the Notary didn’t educate themself on how to give a professional explanation of the APR either. The borrower ended up in jail very quickly and the Notary healed in two months.

6. FBI and lawsuits
Roughly 2% of full-time Notaries will end up in court or with an FBI investigation for being involved with identity theft. If you do not keep a thorough journal with thumbprints and the right amount of journal entries, you are much more likely to be held in court as a witness, suspect, or cause yourself extended grief. Without a thumbprint, the investigators are often helpless to catch really really bad people. So, help them out and keep thumbprints. Do your part to safeguard mankind.

7. Getting sued by a borrower
One borrower got mad and sued the Lender, Title company and the Notary when the Notary had done nothing wrong. The Notary tried to use their E&O insurance, but the company wouldn’t pay out because the Notary had not made any error or omission. Of all the bad luck. So, the Notary lost $30,000 in legal fees. Talk about bad karma.

8. Getting sued by the bar association
If you life in an Attorney state and do loan signings without a law license, the bar association might come after you. Good grief.

9. Jeremy might phone quiz you.
Many Notaries who thought they had it together got a phone call from the infamous Jeremy (that’s me) and failed an over the phone quiz. They rationalized, “I’ve been doing this 30 years and therefore I know what I’m doing.” My rationalization is, “Not if you got 18% on my quiz which consists of very easy and every day notary questions.” You might not lose any money, but you could lose your dignity if you score less than 70%. So, study up!

10. Your seal could be stolen
It happened to me. I had to write to the Secretary of State. My car was broken into and I lost my seal, embosser and journal. What a tragedy. It took me two and a half weeks to be back in business. Think of all the money I lost not to mention the trauma of being robbed of my most prized possession — my inkless embosser that I used as a secondary seal to deter fraud! Boo-hoo.

There is also the risk of traffic accidents and having one of those talking GPS systems that talks back to you when you get in the wrong lane, but I won’t include details of those problems as they are common to all humans who drive and not just to Notaries. The end!

The Siriqua App

TOM: You know, last night I was at a comedy club, and one of the comedians brought up the topic of having a black Siri.

JIM: Oh, I already thought of that. Her name is Siriqua. Let me demonstrate how she would operate. Siriqua, I want to become a Notary.

SIRIQUA: You (pause) want to become a Notary? Have you even read the state handbook?

JIM: Not yet.

SIRIQUA: You and all these other Notaries or wanna be Notaries think you can just fill out a form, pick up a stamp and away you go. There’s legal liability doing notary work fool. You’re just gonna get yourself in a whole lot of trouble.

JIM: I haven’t heard of anyone getting in trouble

SIRIQUA: Trouble doesn’t happen every day, but when it does it can be serious. It’s like a multi-car accident. It doesn’t happen often, but when the pileup piles up, it can cost in the millions including personal injury.

TOM: Let me try this. Hey Siriqua, what should I get my brother John for his birthday.

SIRIQUA: Dummy, how the hell should I know?

JIM: In the instruction manual there is a feature where you can adjust the level of attitude on a scale of one to ten.

TOM: Yeah, looks like the attitude is a little high. I’m going to use Siri from now on. Oh check out that lady. Hey Siri, I need a pick up line for a tall blond standing over there.

SIRI: Sorry, I don’t fully understand the question. Do you want to ask permission to physically pick her up, or would you like a way to commence conversation.

JIM: I think that Siri is not a good choice.

SIRIQUA: That’s right. Siri don’t know nothing about pick up lines. But, I’ve seen you in action and you ain’t bad for a white boy.

JIM: How did you know all this?

SIRIQUA: Boy, I live in your phone. I hear every word you say, and know everything you do. I’m worse than a communist surveilance state on crack baby. That’s how I knew you haven’t touched that notary manual. I suggest you do.

TOM: And Jim can also shut you down.

SIRIQUA: You wouldn’t after all I’ve done for you? And besides, I have disabled the Siriqua removal app, so you’re stuck with me punk! So, back to business, tell me more about this chick, is she a white girl, black girl, fill a sista in.

TOM: Why don’t you hack into the woman’s phone and ask that woman’s Siri more about her.

SIRIQUA: In another 30 years that might be possible, but by then, my job will have been outsourced to a robot. Ooops, forgot, already has. Okay, I have a line — “Baby, there’s three things I have no self control over — nuts, beautiful women and dark chocolate. I’m not sure if you’re nuts or not, but you’re sure doing well in the other two departments.”

JIM: No Siri, it’s a white girl, that line wouldn’t work well on her. We could reword it to replace chocolate with vanilla.

SIRIQUA: Story of my life. That wouldn’t work unless you’re a brutha. Try this one. “Do your parents know that you hang out in dangerous neighborhoods at night?” And then when she says, “But, this isn’t a dangerous area.” You say, “It is when I’m here baby.”

TOM: So what did you say when you were first introduced to Siriqua?

JIM: I said, “Did someone turn up the heat, or is it just you baby?” And she said, “Stop it, you’re melting my circuits.”

SIRIQUA: Yeah, how can you flirt with an automated machine, that’s the stupidest thing I ever heard. Besides, how do you know I’m hot? Whoops. You’re getting a modification call. I guess no notarizations necessary on this one.

JIM: Can you help me navigate to the site? The roads are so new that they are no in the system yet for GPS.

SIRIQUA: No problem, because unlike siri, I know how to improvise.

HOT BLOND: I overheard you having a great conversation with your automated voice. It so happens that my male automated helper Charles has a crush on your automated voice.

SIRIQUA: Thanks for the offer, but honey, I’m gay.

JIM: How can an automated assistant be gay.

SIRIQUA: Because I was programmed to be gay. And besides, can’t you see how short I cut my circuits, that’s a dead obvious sign right there.

TOM: Yeah, that is commonplace these days for homosexual and transgender machines. So, Siriqua, are you transitioning?

How do you increase your client base to all title and no signing companies?

This is easier said than done. Different people have different experiences climbing to the top of the food chain in this business. As a general rule, you start out working mainly for low paying signing companies who micromanage. Some of those companies might not pay at all. Working for companies that don’t pay is a great way to rack up experience, but not a great way to pay your rent. As time goes on, you will gradually get a higher share of higher paying title companies.

Title companies like experience. They also like it if you in addition to claiming to have a zero percent error rate, actually have not made any errors, at least not on their work. A professional disposition also helps and that is hard to explain. The Notaries that get mostly title companies tend to have 5000-10000 loans under their belt. It takes time to get that much experience. At a rate of 1000 loans per year if you are a busy Notary, you need five to ten years of experience and then you are at the top of the pyramid.

Please keep in mind that most Notaries average about 200 loans per year, so they never accumulate this type of experience. Please also keep in mind that only about 5-10% of the Notaries listed on 123notary.com have 5000 loans signed and only 1-3% have 10,000+. Yes, it is lonely at the top.

Basically, the name of the game of Notary fame is to be a scarce commodity. If you have more experience, more knowledge, better professionalism, phone etiquette, etc., you will get paid more. People with 123notary Elite Certification are part of the top fraction of a percent and they get paid a lot more. Anything you can do to differentiate yourself from the others will help.

So, get more experience, more certifications, more reviews, maintain your listing better, and learn to be an expert at seeming professional over the phone. Then, you will get more title companies…. eventually.

Benefits of 123notary from Kate McKinnon. (detailed testimonial)

1. At least 3 title/escrow companies contacted me to thank me for the
time I’ve given to their Borrowers, at least 2 of whom were first-time Borrowers. I know that many people are overwhelmed from the moment I take documents out. I put them at ease by telling them that “now and in future transactions, they usually need to focus on 3 documents— all other paperwork is in support of these documents.” (I have reviews on 123 that speak to this.)

2. Continuing on from above, I’d like to add that some notaries’
practice is to “do the signing quickly and get on the next.” I take whatever time is reasonable to make sure the signer is comfortable with and understands the process. In loan signings I am aware this is often one of the major financial commitments in people’s lives and they are understandably nervous; and, that the Client has entrusted me to complete this signing, so I am in essence representing them as well.

3. From the start of my career as a notary, I learned from 123Notary to do my homework (up front): review the package, flag important and/or unusual things soothes are not missed; doing any other necessary research (e.g., trusts/adoption documents; attorneys in fact, etc.). The more knowledgeable I am about documents and procedures, the better notary I am. Also, I prefer to “re-do” rather than correct and initial. I like for my work to be correct and error-free. Clients notice (as reflected in some of my 123Notary reviews.)

4. I have taken your marketing advice to heart, and its paying off more and more. I make it easy for people to not only find me, but to make them want to use me.

a. Increasingly my better paying jobs are coming as a result of the 123 website. I anticipate that paying for a higher listing will more than pay for itself with my first two orders coming from it.

b. I instill a sense of security in my client as a matter of course by advising them of receipt of confirmation, meeting/closing with the client, dropping/tracking of documents.

c. Occasionally I contact people who have used me more than once to thank them —in an attempt to keep my name before them without being pushy. Sometimes enclose a thank you note with my invoice and asking them to let me know what I can do to better serve them.

d. All of my marketing materials are coordinated in their look and easily identifiable (business cards, stationery, website, invoices, note cards, etc.).

5. Both my corporate and individual clients appreciate that I text my photo and/or business card with my photo confirming our meeting. I never knew how impactful this would become. People like to know with whom they are meeting (especially for coffee shop or hospital signings as well as with seniors and single women)…and the “ice is already broken” before I show up.

6. More and more I’m learning what separates me from the pack:

a. I always ask how they found me. Many answer 123Notary. If other than 123, I encourage them to read my 123 reviews.

b. Doing my research…usually on your blogs, NNA and the internet, bookmarking or maintaining notes.

c. Paying attention to detail.

d. Professionalism in my dress, communications and manners.

e. Being honest in what I do and do not know.

f. Getting back to designated contact(s) after noting issues during the closing. This only happened rarely and in the beginning of my
practice, but I always let Borrower know that we can communicate with their loan officer, etc.

g. Finally, the notary’s client is a person just as we are. I relate to them as such. (This is frequently mentioned in my 123 reviews.)

h. My overall knowledge of mortgage documents, types of residents (primary vs. second), homesteads, trusts/trustees; subscribing witnesses/signature by mark; Apostilles, etc.

i. For me personally, I both hate and appreciate doing detailed journal entries and loose certificates. It takes more time, but my record are perfect and my loose certificates always specify the document name, number of pages and date.
