How do you increase your client base to all title and no signing companies?

This is easier said than done. Different people have different experiences climbing to the top of the food chain in this business. As a general rule, you start out working mainly for low paying signing companies who micromanage. Some of those companies might not pay at all. Working for companies that don’t pay is a great way to rack up experience, but not a great way to pay your rent. As time goes on, you will gradually get a higher share of higher paying title companies.

Title companies like experience. They also like it if you in addition to claiming to have a zero percent error rate, actually have not made any errors, at least not on their work. A professional disposition also helps and that is hard to explain. The Notaries that get mostly title companies tend to have 5000-10000 loans under their belt. It takes time to get that much experience. At a rate of 1000 loans per year if you are a busy Notary, you need five to ten years of experience and then you are at the top of the pyramid.

Please keep in mind that most Notaries average about 200 loans per year, so they never accumulate this type of experience. Please also keep in mind that only about 5-10% of the Notaries listed on 123notary.com have 5000 loans signed and only 1-3% have 10,000+. Yes, it is lonely at the top.

Basically, the name of the game of Notary fame is to be a scarce commodity. If you have more experience, more knowledge, better professionalism, phone etiquette, etc., you will get paid more. People with 123notary Elite Certification are part of the top fraction of a percent and they get paid a lot more. Anything you can do to differentiate yourself from the others will help.

So, get more experience, more certifications, more reviews, maintain your listing better, and learn to be an expert at seeming professional over the phone. Then, you will get more title companies…. eventually.

Low-Ball Signing Co’s? How to get biz directly from Title

Do you get business from low-ball signing companies? Are you sick of it? Aren’t we all.
Notaries do a lot of reactive posts about bad offers, but look at it from a different point of view. Let’s be proactive instead of reactive here.

First of all, it doesn’t matter how many bad offers you get as long as you get a few good offers.

Second of all, if you have little experience or training as a signing agent, you are not entitled to anything better than a low-ball offer.

Third, consider this. Some notaries are saying that low-ball signing companies need notaries more than notaries need them. I think that if this were true, that no notary would work for them. Yet, notaries do work for them. However, if you have had it up to here with these bad offers, here is a not too sophisticated strategy that can get these guys to stop bothering you.

Take an offer from a low-ball signing company. Do a nice job with a smile. Do all the fax-backs, etc. Then, find out who the Title company is who offered this job to the signing company. Contact the Title company directly and offer them your services directly at a reasonable price.

Keep in mind that signing companies are in business for a reason. If they charge $150 and pay the notaries $60, why do Title companies use them in the first place? Signing companies can take huge quantities of work off the shoulders of Title companies with a 100% reliability rate. They not only supervise the work, but they guarantee that all of thework will get done correctly and on time, otherwise they get fired. But, what if you are a responsible notary who is a better quality notary than what those signign companies use and charge $85 to work direct with Title. Okay, that’s not enough. What about $95? Think about it. Make your offer attractive to Title and you can “steal” some Title companies away from these nitwits who keep texting you! Teach them a lesson.

On the other hand, I do not recommend contacting Title companies directly unless you have signed at least 700 loans, are certified by at least three agencies, and have a very stellar track record. Title companies don’t play around with beginner’s luck — they want professionals!

When a Title company lies to you

In real life, people lie. It is unethical, and should be avoided. After all, your actions determine the type of world you live in. Every time you perform an action, you should ask yourself, if everybody did what I am going to do, would that be the type of world I want to live in?

But, what types of lies do Title companies tell you? You would be surprised.

One Notary had an incident where she was told she forgot to put a stamp on a particular acknowledgment for a document. After checking her records for that particular loan, it turned out there was no document by that name in the package — she had been lied to! (gasp)

Another Notary was told that they did not need to have the borrowers sign the 1003 Universal Loan Application. There are multiple places to sign. After the fact that Notary got in trouble for not having it signed. If you get unusual instructions that don’t seem right, better get them in writing, or perhaps just rely on your instincts (if you have instincts — what am I a cat?)

One Notary keeps a copy of all the documents in a package on a flash drive to prove if a document wasn’t really in a particular package.

Once an Escrow officer with bubbly handwriting forged my signature and made a photocopy of my seal. I explained to the investigating officer that I don’t make bubbles to dot my i’s, and that it must have been done by a 19 year old girl in his office who goofed on something and had to get something notarized fast!

I heard that once a Title company claimed that a copy of the ID was not included in the package. Keep in mind that multiple hands touch loan documents at title companies, and it is possible for one of those hands to misplace a document in the shuffle.

Lost cashier’s checks? I always attach these to a piece of paper and put it in the front of the package so they won’t get lost. But, title companies still lose $10,000 checks. You just can’t just Mortgage professionals. Half of them are a bunch of dummies! And they normally fail my test too after they convince me how smart they are!

The truth is that you might be asked to go out free of charge to redo the document that you “missed.” What a corrupt way to con a Notary. I missed two seals in 4000 signings in my signing career. So, I might not believe them if they claimed I missed something. I triple checked my work. Only when there was a confusion on a day I was tired and running around like a chicken with its head cut off — that is the only time I might have made a mistake of some sort.

And by the way — it is illegal to send a loose Acknowledgment in the mail if it is stamped. It needs to be stapled to the document it is associated with.

Which signing companies are good to work for?

If you are a new signing agent and want to learn who to work for, or more important who NOT to work for, there are various forums out there with information.

Notary Rotary has the most information about signing companies and ratings for signing companies with one to five stars as the rating system.

123notary has a list of signing companies with reviews that are positive, negative and neutral and then links to forum posts with commentary about those particular companies.

If you work for new companies, it is imperative that you check them out one by one BEFORE committing to a job otherwise you will get ripped off. Extending credit to people who don’t pay is a losing proposition.

Title companies are a little harder to check up on as there are so many of them and their volume of work tends to be low enough that there is little published material on more than a few dozen of them. The other problem is they are branches of bigger companies and some branches are more reputable than others.

So, basically do your homework and good luck!

Jeremy’s tips helped a Notary with title

I just talked to a Notary in San Diego about an upgrade. She was the star of the show and I gave her a huge discount as a result. She said that she used to think I am mean, but now realizes that all of the tips I gave her personally and gave via my courses really helped her with title companies and helped her to be a better Notary (and a better person.)

1. Using clean acknowledgements instead of doing cross-outs helped her be a lot more popular with her title clients. Not all companies appreciate clean work, but her clients did. Cross-outs are messy and can lead to complications when financial companies sell loans, and can also cause confusion if a loan ever goes to court which is rare, but happens.

2. I reminded her many times to get reviews, and she followed that piece of advice and all of my other advice and has the highest points in my points algorithm of almost any notary on the site. The reviews got her a lot of business and she keeps getting new ones too which is key.

3. My tips in general made her a better Notary because she is never sloppy about anything, understands the intricacies of all Notary and signing procedures, and always asks for clarification when necessary. Being meticulous as a result of her education with me made her more popular with her title clients.

He lost his 123notary certification and calls from Title dropped to nothing overnight

I just talked to a Notary who is on our directory. He was certified, but failed his re-certification test. I had to ask him to study some more before I could recertify him. He said that the minute I took his certification away that calls from Title companies dropped to nothing right away. He was receiving four calls per week from title and then …. nothing…

When I talk to title companies the standard line is that they don’t care about certification. Their mouth says no, but their clicks say yes. The fact is that who they hire is based on a lot of things, and those criteria depend on the individual title agent. But, many people do value our certification especially now that we cleaned it up.
